MALIKFAKHAR.COM has become one of the largest names in real estate development in

Taxila and its neighbouring regions. Its introductory housing project, “Kohsar Extension”

incurred great success and led to the subsequent launch of the more ambi�ous “Wah

Residencia.” Drawing inspira�on from Elvis Mineral, a Private Limited Company created in

the 1950s by Malik Fazal Din, aims to create sustainable projects that MALIKFAKHAR.COM

provide both economic and social prosperity in the local region.

The Firm

Great ventures are powered by the ideas behind them, and educa�on as a means of

empowerment serves as the bedrock of Aurora's ambi�ons. The Knowledge Park will host

world-renowned interna�onal universi�es across academic disciplines. Opera�ng as an

educa�onal zone inside Aurora, the Knowledge Park, when fully func�onal, will boast

around 10,000 students and 2000 faculty members. As a community-based housing project,

Aurora will facilitate a merger between communal values and communal empowerment

through its educa�onal infrastructure. In doing so, Aurora hopes to play a pivotal role in

Pakistan's contemporary and future development. Aurora is located by the Karakoram

Highway near Hasan Abdal and Wah Can�. The project will cover an area of approximately

25000 Kanals in its first few phases. Currently, Aurora has already sold around 1200 recently

acquired plots in the area.

Pakistan, An Emerging Na�on; Aurora, A Driving Force

As with Aurora's recogni�on of the need to capitalise on Pakistan's upward economic trajectory, the youthfulness of Pakistan's popula�on likewise presents a substan�al opportunity for a path towards greater development. In addi�on to these geographic advantages, Pakistan's demographic trends indicate a similar posi�ve trajectory, as around 48% of the popula�on fall within the ages of 15 to 29. The educa�on of this young popula�on, par�cularly in science and technology, can directly assist Pakistan's modernisa�on. Aurora's austere dedica�on to use educa�on as a tool of empowerment is in recogni�on of the above demographic trends, and in service of Pakistan's long-term socio-economic benefits.

Pakistan is well poised to capitalise on the advantages of its youthful popula�on, and its geostrategic loca�on. In doing so, Pakistan can become a hub for economic ac�vity and entrepreneurship, as we enter the new decade. To achieve these goals, an environment needs to be constructed that taps into Pakistan's latent poten�al. Aurora sets out to offer a synergized triple helix model for industrial growth, innova�on, and entrepreneurship. As a scien�fic hub located along the CPEC route, close to a cluster of highly sophis�cated industry, and within the vicinity of the na�on's capital, Aurora will host campuses of well-accredited universi�es to supplement current trends of economic growth and development. By ac�ng as host, Aurora will bring together academia and industry. In this manner, a pathway to apply the knowledge and skills acquired through Aurora's patronage in the “real world” can be paved. By looking towards the future, Pakistan has the opportunity to set itself on the road towards sustainable growth and development. Aurora seeks to be a prominent vehicle in driving Pakistan towards this des�na�on.

Over the past ten years, Pakistan has experienced significant economic growth. As a result of current government policies, this economic growth rate is expected to increase further, se�ng the stage for a posi�ve start in the coming decade. Pakistan's strategic loca�on at the crossroads of South Asia and the Middle East is made clear through the inflow of investment into the country—by foreign and domes�c actors alike. China's ambi�ous Belt and Road Ini�a�ve, with its principal feature defined by the China-Pakistan Economic Corridor (CPEC), most notably spells out these geographic advantages. Aurora has iden�fied various growth factors to ensure that the project achieves an economically-viable and organically-sustained growth.

Growth Factor

The presence of nearby industrial estates will have a profound impact on Aurora and its development. These industrial estates will have a twofold rela�onship with Aurora: firstly, Aurora's Knowledge Park will help to provide the human and technical resources that these industries will need. With the advent of CPEC, the neighboring industrial parks will experience considerable growth. Industrial Estates: The educa�onal infrastructure of Aurora will provide for an immersive community experience. The Knowledge Park will have almost 12, 000 students and faculty. Aurora will also host a state-of-the-art IB school. Catering to the future trends in educa�on, Aurora aims to provide a comprehensive academic program, from kindergarten to the university level. With growing importance in quality educa�on around the country, Aurora will be an a�rac�ve des�na�on for families and individuals who have priori�ze learning.

Education:A�er careful evalua�on of the buying power, the residen�al prices per marla have been set at 350,000, with the majority of the plots are sized at 5 marlas. Aurora is conveniently located an hour and 15 minutes away from Islamabad and Rawalpindi. During the last ten years, there has been a large influx of people in this region. The economic, social and educa�onal prospects of the region have a�racted many households from different areas of the country, resul�ng in inflated housing prices. This infla�on in price has pushed the popula�on to se�le in the neighboring areas. However, these areas have failed to provide similar living standards as the twin ci�es of Islamabad and Rawalpindi. Aurora also aims to be an investment des�na�on for overseas Pakistanis primarily in the UAE and the UK. A large number of Pakistanis belonging to the “Hazara” region are currently employed overseas and wish for a trustworthy and sustainable investment in their homeland. With a growing number of people who are either re�ring or are coming to work in these industrial estates, a nearby housing solu�on has become a requirement. Aurora's

We have created a financial proposal to fuel Aurora’s ambi�on and rigorous expansion plan. Currently, Aurora has acquired more than 3000 Kanals with road access of 250 feet. Aurora intends to acquire around 25000 Kanals by the end of the next 7 years.
