Just a reminder, skateboarding is not permitted in the complex.

Just a reminder, pet owners must pick-up after their pet. We have been experiencing problemswith pet feces in grass and ivy areas, and flower beds. The pet feces are killing thelandscape and causing a inconvenience for those who have to clean their shoes. Thesituation is not getting any better. Pet owners; please be responsible for the cleaning-up afteryour pets.

Annual tree trimming is still in process. This procedure should last for a few more weeks. Pleasecooperate with any requests during the process.

Just a reminder, maintenance issues should be called into Ramona at Lordon Management.Ramona's telephone number and extension may be found in the newsletter. Please do notwait until the monthly meetings to report problems. Some have sent requests to the HOA'semail, which also delays the required attention to the issue. The fastest way to have amaintenance issue resolved is to call Ramona.

If you are planning to sell or lease your home, please keep in mind the regulations regarding advertisingyour property within Shadow Ridge. For Sale, Open House, and For Lease/Rent signs are onlypermitted within the windows of the affected unit. No signage, at anytime, is allowed in the commonareas of the property per the CCR's. Signage found in the common areas will be confiscated andavailable for pick-up at the Clubhouse at Shadow Ridge management convenience.

Please remember, before any major changes may be done to your unit, you must gain architecturalapproval. Changes include, but are not limited to, change in flooring, remodeling/renovation, or anychange which might affect your neighbors. Ignorance is not an excuse. The Architectural Committeehas the right to demand a unit be returned to its original state, if the homeowner makes changes to theirunit and Architectural Approval is not received.

Another reminder, this is a common interest development. We all live close to each other. Ourliving situation is not like a single-family dwelling where we might have a barrier fencebetween residents. Please be kind and courteous toward each other. Please be mindful about howyou might be affecting your neighbor, for example, loud activities, dogs barking while placed onpatios/balconies, using laundry facilities early in the morning, smoking fumes, etc.

Life is full of many changes. Sometimes changes come to Shadow Ridge. Effective January 12th,

Melinda Tolbert has moved on in her career. Melinda has left Lordon Management and Shadow Ridgeto become an office manager in the Valley. JoAnne Young has replaced Melinda. JoAnne will keepMelinda's telephone extension at Lordon Management (extension 2004) and will also keep the samehurs at the Clubhouse (Tuesday and Thursdays, from Lordon Management or Shadow Ridge. Ramonawill continue to be the assistant for Shadow Ridge. From all at Shadow Ridge, I would like to welcomeJoAnne to the Shadow Ridge team and family.

Oak Park Municipal Advisory Meeting is January 22, 2008. All homeowners are welcomedto attend.

VI. OPEN FORUM

675 Oak Run Trail, #302 — Homeowner was pleased that the garage lights are now working.

653 Oak Run Trail, #109 — Homeowner concerned about smoking at the pool. Smoking is notprohibited in the rules and regulations.

VII. OWNER REQUESTS

697 Sutton Crest Trail, #309 — Architectural request for installation of Royal Spice hard scrapedengineered hard wood in the kitchen, dining, living and bedroom. The Board of Directors hasunanimously denied. Homeowner did not receive approval of neighbors.

Lordon to contact vendor for a bid to replace the windows and or tinting at recreational room.

Lordon to provide bids to replace the doors for the keyless entry doors. Check with Aid Alert to identifydoors.

Lordon to provide bids for lighting monthly maintenance contract.

Lordon to contact lighting vendor to provide a detail report on services that were performed.

Lordon to contact GPM on what can be used to remove oil from the carport asphalt. Lordon to set upappointment with GPM to remove oil stains in carports. Homeowners will be billed for removal of thestains.

XIII. BIDS

Bestway Electric — Bid for lighting contract has been unanimously denied.

Aid Alert — proposal for Clubhouse and Racquetball Building — The Board has tabled.

R B Fencing, Total Builders, The Fence Company and Vinyl Concepts has been tabled untilhomeowners meeting.

Oak Park Municipal Advisory Meeting Report —Paul Pastor provided an overview of the Januarymeeting. Update on the monthly meeting is available through the internet site oakparkupdate.com. Nextmeeting scheduled for February 26, 2008. All homeowners are welcomed to attend.

Oak Bend, #109 — There are dogs running around the community with no leashes. Homeowner wouldlike signage to be posted throughout community for dogs to be on leash at all times.

697 Sutton Crest, #212 — Homeowner would like to know the rules on shutting off the water forplumbing repairs. Homeowners are to contact Lordon for water notice to be filled out by homeownerand posted 72 hours prior to work commencing.

5792-104 Oak Bend Lane -Painting the complex. She has beam that needs to be repaired it's leaning.

Ramona Montano has left Lordon Management for new ventures, but will remain our minute taker. Shanelle Romo has replaced Ramona as JoAnne’s Assistant for Shadow Ridge. The Board would like to take this opportunity to introduce Shanelle to the community and welcome Shanelle to Shadow Ridge. Shanelle may be reached at Lordon Management at extension 2001.

We are in the last stages of replacing the perimeter fencing. Final installations are progressing. The Board would like to thank all residents for their cooperation during the project. If you have any questions regarding the fence installation, please contact Lordon Management. The keyless-entry fob project is continuing. We have pulled the necessary wiring in and around the Clubhouse, Racquetball buildings, and Pavilion and Tennis Court areas. We are in the process of replacing doors at the Clubhouse, Racquetball buildings and the Pavilion. We hope there will be minimal inconvenience to the residents. We ask residents to please use caution in the work areas. If you have any questions or concerns, please contact Lordon Management.

Today, our Fire Danger Alert Level has been elevated to Extreme. As of 9:00 am today, a Red Flag Warning is in effect from 11:00 pm this evening to 11:00 pm Friday evening for gusty northeast winds and low relative humidity. Please use caution around wooded areas around the community. If you should see smoke and suspect a fire, please call 9-1-1 immediately. Attentiveness to our surroundings could save lives and property.

Parking rules are being enforced. If you do not have a copy of the Parking Rules and Regulations, please contact Lordon Management, so you may get a copy. Ignorance is not an excuse. Just a reminder, parking is in designated areas ONLY – all others will be towed. Please also abide by the traffic signs within the complex.

We are currently concluding a project to paint all front entry doors. This project was awarded to Premier Commercial Painting in Thousand Oaks. We need your assistance to paint the front entry doors. If you have not done so yet, we need all homeowners to contact the vendor, Premier Commercial Painting, to make arrangements to paint the door in the open position. Though the door itself will not take long to paint, the door will have to be left partially open for approximately five (5) hours before closing, so the door will dry properly. If the homeowner does not make an appointment with the vendor, the door will be painted in the closed position. The vendor will paint up to (very near) the edge where the door closes against the door jam. Since the doors are being painted the exact same color, there should be little to no difference. Thank you for your cooperation with this endeavor. If you have any questions or concerns, please contact Lordon Management.

Just a reminder, skateboarding is not permitted in the complex.

Just a reminder, only patio furniture, plants, and barbeques are allowed on patios and balconies. Patios and balconies are not to be used as storage areas. Please do not use your patio or balcony as a storage area. If you are using your patio or balcony as a storage area, you will be receiving a correction letter from Lordon Management. And in a same note, the utility rooms are not to be used as storage rooms. Items found in the utility rooms will be removed promptly.

V. President’s Report – Paul Pastor – (continued) The upper pool and both spas are currently open and heated. Please abide by the HOA’s Pool Rules as outlined in the Rules and Regulations. Access to the pools may be restricted for rule infractions. If you do not have a copy of the Pool Rules in the Rules and Regulation, please either contact Lordon Management or see JoAnne this evening (JoAnne has a few copies with her). The Lower Pool is closed for the winter months. With the warmer weather continuing, we are still in Snake Season. Lordon Management is not equipped to handle snake-sighting calls. Please contact the Fire Department. Fire Department personnel has advised if someone sees a snake to assume it to be a rattlesnake and to call 9-1-1. We all must protect ourselves, our family members, and our pets from this threat during the warmer months. Snakes can show up anywhere, especially around the outsides and hallways of the buildings. Please use caution when walking around vegetation and while on hiking trails in the neighborhood. Please also restrain your animals from wandering into the brush around the complex. If you see a snake, use caution, and call 9-1-1. Remember, we all live in a wildlife area and need to stay alert.

Pets are also not to be tethered to patios and not allowed to roam and defecate in common areas. Pets must be leashed at all times when in common areas. If a resident sees this happening, please contact Lordon Management

Pet owners, please pick-up after your pets. We have been experiencing problems with pet feces in grass and ivy areas, and flower beds. The pet feces are killing the landscape and causing a inconvenience for those who have to clean their shoes. The situation is continuing to get a better. Pet owners, please be responsible for the cleaning-up after your pets. The Homeowner’s Association installed three (3) Pet Stations. If you find the Pet Station supplies empty, please contact Lordon Management.

We have copies of The Acorn newspaper at the Clubhouse office. The newspaper is published on Thursdays and available for pick-up during office hours of Tuesdays and Thursdays from 1:00 pm to 5:00 pm. Copies are also available in the Racquetball Building. The newspaper is available on a first-come, first-serve basis.

Maintenance issues should be called into Shanelle at Lordon Management. The telephone number for Lordon Management may be found on the monthly assessment billing notice. Please do not wait until the monthly meetings to report problems. Some have sent requests to the HOA’s email, which also delays the required attention to the issue. The fastest way to have a maintenance issue resolved is to call Ramona.

V. President’s Report – Paul Pastor – (continued) This is a common interest development. We all live close to each other. Our living situation is not like a single-family dwelling where we might have a barrier fence between residents. Please be kind and courteous toward each other. Please be mindful about how you might be affecting your neighbor; for example, loud activities, dogs barking while placed on patios/balconies, using laundry facilities early in the morning, smoking fumes, etc.

XII. NEW BUSINESS Lordon to terminate service with Alpine Pool effective October 31, 2008.

Lordon to send a letter to 5805 Oak Bend, #101 the carport was damaged when they were moving out last month. Lordon to request and report back to the Board with recommendations made by vendors on balcony and breezeway coatings that will last longer than the current material. Vendors to provide a standard cost to repair the balconies and breezeways. Maintenance program for the deck repairs to be requested to Belfor, Trimark and TBC. Lordon to contact Craig Warren on status of an appointment with 5805 Oak Bend Lane, #411. Homeowner front door and laundry room door need replacement or repair.

XIII. BIDS Green Valley– Bid #758 – Remove 16 shrubs add ½ yard of soil to prep the soil. Install 25 flats of Pink Myporum 16-5 gallon. Dwarf Weller 38-5 gallon pink and white rose bush. Total $2,191.90. The Board has tabled bid.

Green Valley – Bid #759 – Remove existing ivy add ½ yard of soil amendment to prep to soil and install 345 square feet of tall Fescue sod. The total cost is $709.95. The Board has unanimously approved 5-0.

The total cost is $3,200.00. The Board has unanimously approved 5-0. Advanced Tree – Bid #836 – Remove and grind the stump one Canary Island Pine at 5798 Oak Bank, unit #105 at a cost of $550.00. Remove to ground level one Purple Hopseed at 697 Sutton Crest, unit #206 at a cost of $45.00. Crown, clean and thin two Brazilian Pepper at the entrance across from the entrance at a cost of $150.00. Benjamin Hyles motion to approve. Dana Massey seconded. Motion carried 5-0.

Advanced Tree – Bid #828 – The bid has been tabled for revision by vendor.

Belfor – 697 Sutton Crest, #311 – The deck is dry rot. Water proofing membrane over the frame work, it is cracked open the entire length. There is some indication that the under layment is damaged. If after the demolition of the water proofing is complete and damage exists it will be addressed under separate cover. Vendor to remove and install new deck. Total cost is $1,794.99. Dana Massey motion to approve and Benjamin Hyles seconded. Motion carried 5-0.

Belfor – 697 Sutton Crest, #308 - – The deck is dry rot. The loss was caused by water intrusion which has allowed moisture to separate water proofing from the plywood sub sheeting, this has caused buckling and cracking. The opinion is the water intrudes around the posts that hold up the balcony. The membrane loosens from the plywood deterioration begins. There may be additional damages beneath the plywood (dry rot). Vendor to remove, install new deck, and seal. Install one wood post, seal and paint wood beam. Total cost is $1,794.99. Dana Massey motion to approve and Benjamin Hyles seconded. Motion carried 5-0.

Fraker Fire Protection – Annual testing of the fire alarm system for 19 townhome buildings. The Board has unanimously denied. Lordon to contact Aid Alert for a bid.

Belfor – 675 Oak Run Trail, #310 – Bid to repair the failing deck off the living room. There is a hole with dry rotted wood sub straight. The cause is from water intrusion over time. Total cost is $5,121.95. The Board has unanimously approved 5-0.

Craig Warren – 631 Oak Run Trail, #111. Proposal for replacement of fireplace hearth. Homeowner had a slab leak in her unit. Benjamin Hyles to speak to homeowner on other options for the fireplace hearth. The bid has unanimously denied 5-0. .

The Board has unanimously approved DC Pool service at a cost of $1,200.00 monthly service. Summer service to be 3 times a week. Service to begin on November 1, 2008.

You will notice new doors at the Pavilion Restrooms. You will also notice fob readers at some doors. We hope there will be minimal inconvenience to the residents. We had a fire in the 5837 Oak Bend Ln. building on Wednesday evening, November 5th. The fire was extinguished by the fire sprinklers within the unit. The alarm monitoring company contacted the fire department. The fire department was dispatched and assisted with turning the sprinklers off and the mop up. We would like to thank the fire department for their assistance and the residents who also called 9-1-1 and came to the assistance of their neighbors.

The holiday season is a special time at Shadow Ridge. Residents enjoy decorating their homes - both inside and outside. There are a few things to remember after the holiday season. Residents are to take holiday decorations down by the end of the day, Wednesday, January 7th. Holiday decorations left displayed will cause a violation letter to be sent to the homeowner. Live holiday trees can be disposed of/recycled at Oak Park High School. For more information, please call Oak Park High School. If disposed IN the trash bins, please chop-up tree before placing IN the trash bin. Trees left outside the bins will cause an additional charge to Shadow Ridge by the trash company. Trash accumulation during the holiday season is a problem. If you find your usual trash bin full, please take your trash to another bin which is not full. Clean-up of trash and trees left outside the trash bins will be back-bill to the homeowner Just a reminder, only patio furniture, plants, and barbeques are allowed on patios and balconies. Pet owners, please pick-up after your pets. We have been experiencing problems with pet feces in grass and ivy areas, and flower beds. The pet feces are killing the landscape and causing a inconvenience for those who have to clean their shoes. The situation is continuing to get a better. Pet owners, please be responsible for the cleaning-up after your pets. The Homeowner’s Association installed three (3) Pet Stations. If you find the Pet Station supplies empty, please contact Lordon Management. Pets are also not to be tethered to patios and/or allowed to roam and deficate in common areas. If a resident sees this happening, please contact Lordon Management.

We have copies of The Acorn newspaper at the Clubhouse office. The newspaper is published on Thursdays and available for pick-up during office hours of Tuesdays and Thursdays from 1:00p to 5:00p. Copies are also available in the Racquetball Building. The newspaper is available on a first-come, first-serve basis.

Maintenance issues should be called into Shanelle at Lordon Management. The telephone number for Lordon Management may be found on the monthly assessment billing. Please do not wait until the monthly meetings to report problems. The fastest way to have a maintenance issue resolved is to call Shanelle.

This is a common interest development. We all live close to each other. Our living situation is not like a single-family dwelling where we might have a barrier fence between residents. Please be kind and courteous toward each other. Please be mindful about how you might be affecting your neighbor; for example, loud activities, dogs barking while placed on patios/balconies, using laundry facilities early in the morning, smoking fumes, etc.

I. CALL TO ORDER The meeting was held to order by President Paul Pastor at 7:18 p.m. Meeting was held in the Shadow Ridge Clubhouse Room. II. ROLL CALL

The General minutes of the General Session of the previous Board of Directors meeting were reviewed and tabled for the December meeting.

The keyless-entry fob project is continuing. We are in the process of replacing doors at the Clubhouse and Racquetball buildings. You will notice new doors at the Racquetball Building and Clubhouse. You will also notice fob readers at more doors. We hope there will be minimal inconvenience to the residents. We ask residents to please use caution in the work areas. If you have any questions or concerns, please contact Lordon Management.

The holiday season is a special time at Shadow Ridge. Residents enjoy decorating their homes - both inside and outside. There are a few things to remember after the holiday season. Residents are to take holiday decorations down by the end of the day, Wednesday, January 7th. Holiday decorations left displayed will cause a violation letter to be sent to the homeowner. Live holiday trees can be disposed of/recycled at Oak Park High School. For more information, please call Oak Park High School.

If disposed IN the trash bins, please chop-up tree before placing IN the trash bin. Trees left outside the bins will cause an additional charge to Shadow Ridge by the trash company. Trash accumulation during the holiday season is a problem. If you find your usual trash bin full, please take your trash to another bin which is not full. Clean-up of trash and trees left outside the trash bins will be back-bill to the homeowner

Just a reminder, only patio furniture, plants, and barbeques are allowed on patios and balconies. Patios and balconies are not to be used as storage areas. Please do not use your patio or balcony as a storage area. If you are using your patio or balcony as a storage area, you will be receiving a correction letter from Lordon Management. And in a same note, the lower utility rooms of the condo buildings are not to be used as storage rooms. Items found in the utility rooms will be removed promptly.

Just a reminder, the Lower Pool is closed for the winter months. The Upper Pool and Spa are open for the winter months.

Parking rules are being enforced. If you do not have a copy of the Parking Rules and Regulations, please contact Lordon Management, so you may get a copy. Ignorance is not an excuse. Just a reminder, parking is in designated areas ONLY – all others will be towed. Please also abide by the traffic signs within the complex.
