to be completed so the escrow/title company can begin drafting closing documents.

The first couple of weeks is where the heavy lifting takes place. We’ll refer you to the best home inspectors in the business and assist you with scheduling all other inspections. This is also when we’ll be reviewing all disclosures from the seller and escrow company. The process will vary slightly between single-family homes and condos/town-homes. We’ll be there to make sure all deadlines are met and that

everything is completed on time.

The loan process begins with the pre-approval before you start looking at homes, but the majority of the work will take place after your offer is accepted. After acceptance, you’ll complete the application with your loan officer and be in close communication

with them throughout the process. After your loan has been submitted for underwriting, you’ll receive conditional loan approval, which usually happens 10-14 days prior to the scheduled closing date. When these conditions are cleared

You’ve been approved for your loan, all documents are prepared, and it’s time to sign! During this time, we will schedule the final walk-through of the property to

make sure everything is in the same condition as when your offer was accepted. In Hawaii, recordation takes place at least three days after signing. If you are traveling or signing documents off island, we will help coordinate early

signing and mailing documents back to escrow.

After we receive confirmation that we have officially recorded, keys will be delivered and it’s time to move in!
