1. What is a Co-Ownership Scheme?

A Co-Ownership scheme is established, when a group of investors are assembled, by a promoter, to invest in a property development. The promoter and his company will also invest in the scheme. The company will oversee the establishment of the scheme and will also operate it on a day-to-day basis.

2. What is SCK 7?

SCK Group, a company who specialises in the Buy-to-Let Residential Investment market in Dublin, has identified a development of Apartments and Town houses in Balbriggan, Co Dublin, The company have decided to operate this development as a co-ownership scheme.

3. Who is SCK Group?

SCK Group was established 25 years ago. An Accountancy Practice, the company has been involved in the Residential Investment Property market for over 18 years. Having established its own portfolio of Residential properties it has been purchasing properties for its clients for over 6 years. SCK Group is a one-stop shop for Residential Property Investors. The company Source, Finance, Fit out, Let and Manage, over 400 properties on behalf of their clients. The company has an excellent track record in the Letting and Managing of its Properties.

4. Why establish a Co-Ownership scheme?

There are a number of reasons for the establishment of this unique scheme.• To offer an investment opportunity in the Residential Investment Market as part

of our new Investment products• To assist people get on the property ladder who, are unable, at this time, to

purchase their own property.• To offer a lower cost of entry to property Investment • To offer an investment opportunity for parents for their children and grand

children• To create an investment opportunity for those who, for what ever reason, do

not want to become a direct property owner at this time• The ongoing positive performance of Property vs Pensions and Shares over

the last decade• The ongoing increased price and demand for Residential Investment property

in the greater Dublin area• The future demographics and projected demand for property in the greater

Dublin area.• SCK Group have over 18 years experience in the Letting and Management of

Residential Investment properties and their expertise is essential in the most important element of this scheme, the letting of these properties at all times.

5. What are the Investment Details of the scheme?

The elements which make up the fund are as follows:• The scheme is funded by investor equity and bank loans. This fund will be used

to purchase Residential Apartments and Townhouses in Balbriggan, County Dublin

• The number of shares in the scheme is limited with each share costing €50,000. There is no limit to the number of shares an individual can purchase. They are however offered on a first come first serve basis.

• Projected return on investment is over 100%.• Duration of fund is 10 years

• There will no further funding requirements from Investors for the duration of the scheme

• SCK Group will fund any operating shortfall and recoup this shortfall on disposal of the properties in year 10.

6. Why Balbriggan?

Balbriggan is one of the fastest growing satellite towns in the greater Dublin area. It is adjacent to the M1-M50 and within travelling and commuting distance of Dublin City Centre and serviced by the Arrow commuter train every 15-20 minutes. It has an excellent Infrastructure and a lot more facilities are being developed. The properties are still good value and are increasing rapidly. The local Rental market has always been good and will continue to do so. SCK is very familiar with this area.

7. The gearing arrangements.

The scheme will be geared initially to a level of less than 70%. The borrowings will be secured against the properties on an interest only basis.

8. What is the term of the scheme?

The SCK 7 scheme will run for 10 years. At the end of this period the assets will be disposed of and profits distributed equally.

9. What is the role of the management team?

SCK Group will manage the scheme. There will be 2 distinct roles for the company.• Firstly they are responsible for setting up the scheme. They will

organise all the Financials i.e. The Investors contributions, the borrowings from the Institutions, establish all the operational Banking facilities etc. securities etc. They will be responsible for all the Legal aspects of the scheme and organise all the contracts necessary. They will also purchase the development on behalf of the investors. All Legal and Tax advice issues will be handled by SCK Group and their advisors.

• Secondly. They will be responsible for the letting of the properties and the ongoing management and maintenance also.

10. Why this scheme?
