why we love mews
A year on from Brexit, “there are known knowns, and known unknowns”*. While we cannot predict what’s to come in the
months and years ahead, we know that mews will continue to offer a welcome retreat to come home to away from the rush of
the city.
For me it is all about the quintessential elements of what makes a mews. They are unlike other streets in central London in that they are understated, charming and come across as typically
English.
With over 12 years of property experience, and 8 years specifically working in mews, I have seen the evolution of mews
properties to include the addition of basements and increasingly inventive architects and interior designers bringing more
interesting conversions than we could have previously imagined.

what’s happening in the market?
Over a year on from the Brexit vote, prime London house prices have continued to soften as small falls were recorded in both
central and outer prime locations over the past quarter. Average prime London values slipped 0.9% in the second quarter of 2017, leaving them 5.3% below where they were a year ago and 6.9%
below their previous peak in mid 2014.
prior to the UK’s vote to leave the EU, there were early indications of the market bottoming out, following the adjustment triggered by the December 2014 stamp duty reform. However, more recent
increased political and economic uncertainty has weakened buyer sentiment.
For vendors who have realistic price expectations which reflect these falls in value, sales are still taking place. There is, however, a lack of urgency in the market and those who need to sell may
have to adjust their expectations further.
mews, a hidden gem Mews houses are often thought of as smaller homes, but some
can surprise with their tardis-like proportions. Typically located in prestigious postcodes but often in short supply, these hidden gems are now being taken to extraordinary levels and a new generation of ‘super mews’ is beginning to establish itself. In some instances
these super mews are new builds, or have been completely rebuilt behind their charming original facade. As a result we are also seeing
exciting new features appearing such as living walls, mezzanine levels, lifts, retractable ceilings and spa facilities.”

who is buying? 69% of those purchasing a mews from us are aged over 40 but we are also seeing younger buyers in their 20’s buying a mews with the help of parents. The greatest proportion are British or
have been residing in London for some time, with just under 30% being from Overseas

why are they buying? The majority of mews are used as a main residence but this is closely followed by those using their mews as a pied-a-terre. We also find that many couples and families who have moved to the country full time, or overseas, will keep their mews as a
London base.
Many of these residents comment on how much quieter their mews property is when compared with their home in the country.
Mews are ever popular with landlords as they let well and rarely have any restrictive covenants (a diminishing number of mews houses are held on a leasehold basis), which makes it easier to manage and maintain, making for happy landlords and tenants.

challenging the perception of mews
Mews have generally remained slightly in the shadow of the traditional period homes and ‘trophy flats’ that surround them, often because
they are thought of as smaller homes. This is one of many mews misconceptions. Recently, however, opinion is changing and mews streets have never been so popular. Savills analysis of 20 selected
mews streets in central London found that the average sale price has increased by almost 200% over the last 10 years.
Almost all mews houses share common features that identify them as such. The characteristics include collinge hinges, hayloft-access doors on upper levels with Juliet balconies and side-hinged garage doors to
name a few. However, each individual mews is unique.
One element that has historically always been absent from mews homes, and tends to deter buyers, is some form of outside space.
country-dwellers and townsfolk will have different standards of what can be called a garden, but within the context of London gardens there are a handful of mews houses lucky enough to have generous outside
space. However, these properties are being inventively modernised and reconfigured to introduce a garden or terrace, whether that is a central
light well with a patio at the bottom, a roof terrace or balcony.

Then there is the perception that they are smaller homes, but they can often surprise with their tardis-like proportions. Mews tend to
be laterally configured and many have had the ‘sideways treatment’, combining at least two houses to create ‘super mews’, providing substantial living space over fewer floors than their older, taller
neighbours.
Additionally, although planning regulations have become more stringent, basement excavations are no less popular than they were
five or ten years ago. Those done well with good light and of a good depth contribute positively to a house. In the world of mews
one can rarely tell from the street that a house has a basement therefore perpetuating the perception of these houses being of
a conservative size and giving credence to the idiom, “never judge a book by its cover”.
where to buyWe are seeing an increase in enquiries for mews properties in W2 and
SW7 and it’s not hard to see why. Mews in this area offer excellent value for money, especially for being next to Hyde park and being
surrounded by Mayfair, Marylebone and Notting Hill. They have excellent transport links, with Underground lines serving Heathrow airport and numerous links to the city. The charming areas that are Gloucester Road and South Kensington are still incredibly popular
and have some of the best kept mews.
