Energy-efficiency was already an

important characteristic of the new

Thornburg office building when it

was awarded a “Gold” certification in the

U.S. Green Building Council’s Leadership

in Energy & Environmental Design (LEED)

rating system in S eptember 2009. This

month, the earth-friendly factor shoots

up another notch or two as Thornburg

Investment Management, Inc., brings a

photovoltaic system online.

That’s according to David Ford, the

Thornburg campus facilities manager,

who has overseen the construction of the

Ridgetop Road campus and the new PV

array.

“Photovoltaics were considered during

construction, but it wasn’t very cost-feasible

at the time,” Ford said recently. “We did

install the infrastructure for it — 4-inch

conduit from the rooftops down to the

mechanical room. The panels on the roof 

are all tied together and wired in sequence

and the generated power goes down to

the mechanical room, where we have an

inverter that makes the switch from DC to

AC.”

Ford said the 200-kilowatt array will

produce 20 to 30 percent of campus

electricity usage, depending on how sunny 

it is.

The Thornburg facility was designed

by Mexican architect Ricardo Legorreta

and built by Dekker/Perich/Sabatini

of Albuquerque to be a leader in

environmental office design. Rainwater iscaptured for use on plantings, including on

landscaped rooftop gathering spaces. The

building— actually three buildings that are

interconnected—was particularly oriented

to get the most of the sun’s light and the

least of it’s heat. Roof overhangs at windows

and other architecturally interesting

features aided this imperative.

Daylighting of interior spaces was a

priority, and over 82 percent of occupied

spaces have some degree of sunlight gain.

LEED points were also achieved by the facts

that, compared to a typical office building,

Thornburg’s us es 43 percent less water,

and 47 percent less energy; and because

nearly 60 percent of the building’s carpeting

and furniture was made using recycled

materials.

One of the advantages of working at

Thornburg has nothing to do with LEED

points. David Miller, a managing director

and senior vice president of Thornburg

corporate communications, calls it“working and living in art.” Legorreta’s

design qualities are pleasing and sometimes

fascinating.

The photovoltaic installation is costing

Thornburg about $1 million, which the

company hopes to recap in a little over five

years.

“That involves tax credits, offset usage

from PNM, and the renewable energy 

credits that were made possible by a recent

PRC decision,” Ford explained. “Part of 

our decision to do this was based on those

renewable energy credit payments, which

had an impact on the total payback period,

so it was rather important.”

Unlike residential PV arrays, the

Thornburg system will not make the

electricity meter run backwards in the

summer. “We don’t have enough rooftop

for that,” Ford said. “The key element is

that during the peak hours, when PNM

rates are highest and demand is highest, we

will be actually using what we produce and

relieving the grid, which benefits people in

the area.”

Thornburg Investment Management,

established in 1982, employs 198 people. It

apparently was not adversely affected by the

collapse of Thornburg Mortgage last year.

That sister company filed for bankruptcy 

protection on May 1, 2009, after laying off 

over 130 employees. The jumbo-mortgage

specialist fell in the wake of the national

credit crisis precipitated by the failures

of Bear Stearns, Lehman Brothers, AIG,

Merrill Lynch, and other financial giants in

2008.

At the time of the bankruptcy petition,

Reuters reported that Thornburg Mortgage

listed total assets of $24.4 billion and total

debts of $24.7 billion.

Today, Thornburg Investment

Management manages nine fixed-

income and seven equity funds, and

separate accounts for high-net-worth and

institutional investors, which totaled about

$71 billion in assets under management in

the second week of November.

“We’re doing really well,” Miller said.

“The market has been on a good, strong

performance level.”

The company’s photovoltaic array 

is being installed by American Capital

Energy and Paradise Power of Taos. “We’re

hoping to be done by the second week of 

December,” Miller said. “We have parapets

up to three feet high so it’s not something

the community will see.”

Applications are now being taken for

the Jeff Harnar Award for Contemporary 

Architecture. The 2011 winner of the will

receive a $10,000 cash prize.

For the first time the Thornburg

Charitable Foundation, the sponsor

for the Jeff Harnar prize and program,

is collaborating with the School of 

Architecture and Planning at the University

of New Mexico in all aspects of the

competition process and selection of the

2011 award recipient.

The Feb. 25 awards ceremony will be

held in the Antoine Predock-deisnged

George Pearl Hall at the University of New

Mexico.

The tax break that many Americans

enjoy by being able to deduct their homemortgage interest from their tax bill has

been coming under scrutiny for some

time. In our current economic reality,

the need to shrink an enormous deficit

is bringing this topic to the forefront.

In 2005, President Bush appointed

a nine-member, bipartisan panel to

consider major tax reform. One question

that panel addressed was whether the

interest deduction and home ownership

were related. The panel decided that

they were not. It is the availability of 

mortgage financing that has d riven home

ownership. And this availability has been

part of the problem we now see in thereal-estate markets.

Throughout the 1980s and 1990s,

homeownership rates were at 64 percent

and seemed to have represented a natural

equilibrium between those Americans

who wanted to become homeowners and

those who chose to be lifelong tenants.

During the 2000s, government policy 

began to pursue a homeownership rate

of 70 percent, and mortgage ban kers

and Wall Street bankers were able topeddle easy financing to entice tenants

into homeownership. Fannie Mae was

given authority to inject $2 trillion into

the mortgage markets to assist with

this effort. In retrospect, this push did

more harm than good and overheated

the housing markets. Tenants with little

or no down payment, low financial

reserves, and initial low-rate loans were

prematurely placed into homeownership

and then punished when the pricing

bubble popped. One enticement that

accompanied this policy has been the

mortgage interest deduction.

This deduction has been promotedby populist politicians as part of the

“American Dream” without giving

thought that homeownership may not

be for everyone. The deduction does

nothing to help renters save money to buy 

a house. Moreover, the interest deduction

favors not the low- or middle-income

brackets, but those in the higher income

brackets. The bigger the mortgage, the

greater the deduction and homeowners

can deduct up to $1 million in interest onmortgages annually. So the argument that

the deduction promotes homeownership

is distorted because it helps those with

the least need. The IRS estimates that

only half of all homeowners itemize their

taxes and take the deduction with modest

benefits.

The interest deduction is bizarre as an

economic policy because it encourages

large debt rather than saving. When the

personal savings rate is at a poor 3 percent

and the economy is in a slump, this is the

wrong message to send. And people using

the tax deduction as the primary reason

to purchase a home are not analyzing theoverall cost of homeownership carefully:

the logic here is that you are spending $1

in interest to save a 25 cents in taxes.

The argument that if the interest

deduction is rescinded the housing

markets will collapse has no real-world

support. Britain successfully phased out

its mortgage interest deduction over a

12-year period and this did not cause

its housing markets to deteriorate. In

fact mortgage tax relief ended just as the

housing bubble began and British house

prices rose 145 percent from 2000 to

the peak in 2007. Removing the interest

deduction might be p olitically unpopular,but you can bet that it’s in the cross hairs

of politicians who do not want to raise

taxes.

he flagstone-paved entry of this adobe home in Las Campanas is framed by 

a pair of tall, stone walls shaded by aspens and Scotch pines. Double doors

open to a flagstone courtyard featuring a lively waterfall/stream feature and,

close against the house, a sitting area with a built-in Dacor grill. Entering the front doors

I have been flattered by the number of people who have

asked my opinion about the report of the ChemRisk LLC

Independent Peer Review (IPR) of the Buckman DirectDiversion (BDD) Project and whether the treated water

will be “safe.” As a concerned citizen, geologist and water

purification business owner, I certainly took the time to

read the entire IPR. My approach is to point out the facts

that can be supported by science and thereby help residents

make their own informed decisions.

I do think that there is a lot of projection by geologic

analogy and engineering modeling in predicting the extent

to which both the naturally occurring and anthropogenic

[human-caused] radionuclides will be removed. Very 

careful research has gone into the development of the

treatment array, but the real test will of course be the lab-

test results of the processed water.

One of the d riving forces in determining the “safeness”

of the processed water supply will be in keeping

contamination levels below U.S. Environmental Protection

Agency (EPA) standards on an annualized basis. I would

argue that c omplying with EPA’s drinking water standards

does not in and of itself make the water safe for consumers,since there are not that many d irect correlations between

the effects of radionuclides, or inorganic chemicals that

may be present in water, on human health. But t here are

an abundance of warnings of the possible risks to human

health. Certainly the United States has ample experience

in both producing radionuclides and trying to correlate

anthropogenic radionuclide levels with human health,

but that still does not make the EPA standards adequately 

protective.

I speculate that most people who read more than the

Community Summary or Executive Summary concentrated

on the findings regarding radionuclide presence and

concentrations in the Rio Grande water samples and on

the city’s plans to remove the 15 radionuclide “constituents

of interest”

(or COIs). I did some research on the chosenradionuclides and I found it to be a mix of naturally 

occurring and anthropogenic substances, as well as some

constituents with dual origins in water - see Table 1.

Even the naturally occurring radionuclides can become

concentrated by human activities, but some radionuclides

on this list have an exclusively man-made origin.

Considering the origin of some, but not all, of 

the contamination, it is not surprising that the most

authoritative information sources fall under the federal

government umbrella. Only radium and uranium, w hich

are naturally occurring, are found in the main EPA

listing of maximum contamination levels (MCLs). By perusing various EPA links, I found some other defined

standards based on alpha-particle and beta-particle

activity (expressed in pCi/L, or picocuries per liter). The

best guidance for monitoring most of these constituents is

from other federal agencies that specialize in radionuclide

remediation, such as the preliminary remediation goals

(PRGs) set by the Oak Ridge National Laboratory’s Risk 

Assessment Information System (RAIS) and the EPA’s

Superfund program.

We all have s ome level of background radiation in our

hair, urine, blood and saliva just from naturally occurring

radiation and from the foods we consume. At least some

of the radionuclides detected on Earth are not the result

of local surface and groundwater contamination (by either

naturally-occurring or anthropogenic radionuclides), but

rather by atmospheric testing of nuclear devices. Before1963, radioactive particles and gas es were spread within

the atmosphere by more than 500 tests conducted by 

the United States and other countries. The extent of the

contamination depends on the nature, size and location of 

the testing. Some radionuclides persist in the environment

because of their long half-lives.

I am certainly not qualified to comment on the human-

health implications of the selected radionuclides. If you

want to do your own research on the risks of radionuclides

and chemical constituents in water, I suggest that you

utilize “the Google” to find the Agency for Toxic Substances

and Disease Registry (ATSDR), which is an agency of the

U.S. Department of Health & Human Services and a branch

of the Centers for Disease Control. There you will find, for

each constituent, a summary of its origin and occurrence

and its potential effects on human health. Another website

I always find informative is that of the Argonne National

Laboratory, Environmental Science Division, which

provides radiological and chemical f act sheets. The EPA

website also provides information on the possible effects of 

radionuclides on human health.

For many reasons, other developed countries have fewer

regulations for radionuclides. I am reminded t hat EPA

regulations are less stringent for uranium than re

in other countries (30ppb vs. 20ppb in Canada an

Australia). And the World Health Organization (W

a guideline of 15ppb for uranium in drinking wa

observation gave me the impetus to finally take th

pursue a comparison of U.S. drinking water stand

standards and guidelines from other developed c

well as the WHO guidelines. I selected, from the

Direct Diversion IPR team’s 35 chemical COIs, s e

radionuclide and non-microbiologic contaminan

known to pose human-health risks and that cause

concern among residents in our region - see Tabl

For many constituents, EPA standards are num

higher and therefore less protective (see shading

rather than numerically lower and more protectiv

shading in green) compared to the standards for

contaminants in other developed countries. I thi

this comparison begs the question as to whether

processing regulated, municipal water to meet or

the EPA’s drinking-water standards adequately pr

human health, or simply satisfies the issue of com

disabilities will be more and more

important offerings in the real-estatemarket.

“Boomers, approximately 28 percent of 

the population in this county, do not see

themselves as old or even aging,” she said

in an email. “But physical changes and

afflictions do present themselves. And the

option to live with freedom, even comfort,

in your own surroundings is a possible

(preferred?) choice for the very real

challenges that physical infirmities impose.

“I hold an SRES (Seniors Real Estate

Specialist) designation, and one question

we are supposed to ask our clients is: ‘Do

you see yourself living in this house five or

10 years in t he future?’ We are to suggestto our clients the need to look ahead when

making their real estate choice.”

During our visit to the Barcelona Street

property, Gelbart said she is fairly certain

that its buyer will be someone who will

appreciate its ADA features. “But that logic

eluded five of the six Realtors who were

interviewed” as potential listing agents,she added. “They were thinking of this as a

spacious home in South Capitol and I think 

of it as the best ADA home on the market.

“Maybe it’s time to educate both the

public and the real-estate community 

regarding the guidelines as stated by the

American with Disabilities Act.”

Gelbart noted that the plans for theremodel by Albuquerque architect Gerard

R. Brown — a “total handicap-accessible

design,” as it’s described on his website

— are available to the potential buyer.

In Santa Fe, the City Different, feng 

shui is mentioned in the most common

real-estate conversations. But while many of us know the term, the basic principles

behind it may not be so familiar. It would

be impossible in these few paragraphs

to give you even the most succinct of 

explanations. But we can give you a very 

general understanding and a few tips to

improve the feng shui of your experience.

Pronounced “foong shway ” or “feng

shoe-ee,” it is a science created by the

Chinese over 2,600 years ago. Feng

shui, translated simply as “wind water,”

is concerned with nature and ch’i, the

energy behind life. If we think of ch’i like

a flowing river, we can picture what a

beneficial flow of energy would be like.Too much ch’i, like a raging flash flood in

an arroyo, is destructive. A stagnant pond

is like stale energy and does not promote

positive growth.

Feng shui’s five elements are fire,

water, earth, wood, and metal. The

Chinese believe that the elements are

constantly changing energy. Fire is thetransformation of oxygen to heat energy 

and gas. Water is nourishing and carries

the energy for growth. Wood is the

growth of vegetation, and metal is both

the mineral as well as the energies of 

manmade fabrication. Earth is the focal

point used to balance the other elements.

These elements produce and destroy each

other in a cycle of constantly changing

energies. An important aspect of feng shui

is to promote the balance of these energies

and use them beneficially.

The basics of feng shui relate to the

waxing and waning cycles of yin and

yang. These energies can be seen relatingto the directions as well as the seasons

and to our life as a whole. These theories

are then applied to the feng-shui diagrams

to promote the greatest aspect of ch’i and

avoid the bad ch’i in your environment.

A few feng-shui suggestions: Remove

clutter around the front door so that good

ch’i can flow in easily. Do not place chairswith backs toward doorways; otherwise

you would be in a ch’i draft. Make

sure that all rooms are reasonably lit; a

centrally positioned chandelier is very 

good feng shui. Children’s rooms are best

on the yang eastern side where the energy 

is stronger for growth. Avoid computers

in the bedroom, as it will drain calming

energy. Place the bed against a wall for

adequate support and avoid windows or

empty space. Good feng-shui principles

can increase abundance, improve familial

relationships, heighten romance, and

calm the soul. Whatever you seek, feng

shui properly applied in your home canbring about that desired result.

York. There is a great deal of literature

available and many practitioners in

The ideal dinner party is not as elusive

as you might think. Entertaining need not

be stressful. Planning ahead is the key tothrowing a sensational dinner party. First

decide who you will invite. Think about

who fits together in terms of interests

and personalities. Make a seating chart;

couples do not have to be seated together

- it is much more fun when you mix it up.

I personally love round or square dinner

tables because the conversation is more

intimate and inclusive.

Next, decide on a date and menu. Send

out save-the-date cards six weeks ahead

of time and the invitations about two

weeks before the party. There are plenty 

of web-based invitations available; I use

PaperlessPost.com to send my invitations- very beautiful, classy and no paper

waste!

So now the menu... keep it simple.

Simple, classic recipes with complex

flavors that you know will b e delicious,

and no experimenting on your guests!

Check with them beforehand to find out

about food allergies or preferences. As faras dessert goes, not everyone will indulge,

so plan on having some fresh fruit as an

option. Shop for all ingredients well in

advance, except for the fresh foods you

may be using.

Create a mood, and again: simple

and elegant is always a win. Candlelight

is always nice, but this goes along

with dimming your electric lights

appropriately. Choose a nice selection

of music to play softly. Play the music

at a volume that people can t alk over

comfortably. Consider burning a naturally 

scented candle in the powder room and

placing fresh flowers near the sink.Next comes setting the table.

Tablescape is soooo much fun. My 

husband and I enjoy this aspect so much

that we have to flip a coin to see who will

set the table! Fresh flowers are a must for

a beautiful dinner table, but do not make

the mistake of overfilling the table with

flowers and decorations. Keep flowerarrangements and candles short and

simple, so that you can s ee and converse

with your guests. Use only unscented

candles, in white or ivory. We have lots

of fun dinner plates, but our new favorite

is white. Food looks so beautiful and

appetizing on a white plate.

Now the cooking. Recipes that can be

prepared in a staggered sequence are the

best choice. Don’t choose four dishes that

must be prepared right before they are

served. Make one dish the day before, one

dish that can be served cold or at room

temperature, then at last have the main

course ready to cook as the guests arrive.What’s really important is not the food or

the cocktails, it is the conversation and

spending quality time together.

Relax! Get yourself ready and dressed

so that you are not rushing around

frantically in the minutes prior to your

guests arriving. Greet your guests and

enjoy conversing with them; have drinks

ready to serve and in view of arriving

guests. Just have fun! Bon appétito!

Realtor of the Year. During her acceptance

speech, Caroline offered thanks to Santa

Fe Realtors who mentored her through

Two past Realtor of the Year winners,

Beverly Chapman and Lois Sury, pulled

Caroline Russell hails from Houston,

where she started her real-estate career

in 1990. She moved in 1998 to Santa

administrator for Neil Lyon before

returning full-time to sales in

2001. She was elected to the Santa

Fe Association of R ealtors (SFAR)

board of directors in 2007 and hasserved on various committees,

The credit is 30 percent, up to a

The efficient Regency gas fireplace is the

extra safety factor, because occupants

For a more modern, European look,

pensive, about $4,500, but it really puts

The typical stove at The Firebird costs

600 to $2,400, but their selection begins

th a very handy Vermont Castings stove

about $600.

Butler says he doesn’t carry as many 

llet stoves as he once did. Why not? For

e thing, if the power goes off, the stove

esn’t work, bec ause the pellet-feeding

ger and blower both require electricity.

Big Jo Hardware has a nice line of pellet

stoves from the Colville, Washington,

company Quadra-Fire. Among them are

the Santa Fe model (which produces up to

34,400 BTUs/hour, adequate to heat 1,500

square feet) and the larger Mt. Vernon

(60,000 BTU).

“We recommend oak pellets,” said

salesman Al Trujillo. “With pure oak, you

don’t get so much powder as the p ellets you

get at [big box stores]. That clogs the auger.”

The oak pellets for sale at Big Jo’s come

from Pine Bluff, Arkansas. A 50-pound bag,

which goes for 7 bucks, burns for eight to

10 hours, depending on your speed setting.

How fast, and how hot, a pellet stove burns

depends on the auger speed you set.

The selection of stoves at Big Jo

Hardware begins with old-fashioned,

simple wood stoves by United States StoveCompany, Tennessee. The store has two

sizes, priced at $300 and $400; and also a

pot-bellied stove for $550.

Also at Big Jo is a line of state-of-the-art

wood stoves by the Canadian company 

Pacific Energy, and lots of tool sets and

fireplace screens.

Big Jo’s is Santa Fe’s b est all-around

hardware store, founded here about 85

years ago, and you won’t have trouble

finding the woodstoves. They’re right up at

the front of the store.

Lennox is the stove brand handled by 

Pool & Spa Mart, out at 3985 Cerrillos

Road. Manager Tony Romilly enthuses t hatLennox woodstoves use the same product

as on the Space Shuttle to store, and slowly 

release, heat.

The Lennox website says the ceramic-

fiber blanket “utilizes technology d eveloped

by NASA that has 10 times the insulation

 value of firebrick, radiating heat back into

the firebox and creating higher efficiencies

and cleaner gas.”A cutaway stove in the

store shows the ceramic fiber and the

reburn pipes that introduce oxygen for a

good, secondary burn, ensuring maximum

heating and cleaner exhaust gases going up

the chimney and out.

He also demonstrated how sturdy the

Lennox doors are, sitting on an open door

and bouncing. “Lennox also uses bends at

the corners, minimizing welds, the weak 

spots in any stove,” he said.

He has installed one of the cute Adagio

models, a “portrait-style,” zero-clearance

gas insert, in one wall of Pool & Spa Mart’s

Santa Fe store—

there are also three Pool& Spa Mart outlets in Albuquerque. Often

installed higher up on a wall, the Adagio

is a smaller stove, but features a glazed

opening 22 inches high for what Lennox

describes as “a beautiful view of flames

dancing on high-definition logs and

glowing embers.”

More for looks than heat? “Not really,”

Romilly said. “Lennox has been been

making furnaces for a hundred years and

that’s what they’re doing: building furnaces

you put into your wall. This one has an

internal blower and a super efficiency 

rating.”

Lennox wood stoves start at $1,299 and

go up to $3,500. Pellet stoves range from

$1,999 to $4,500. Romilly said Lennox

pellet stoves have the quietest blowers of 

any on the market. “There are still people

who like a pellet stove for the convenience,

and it’s cleaner, but I’m a big fan of wood

myself.”

Whatever type you choose, Lennox

offers all kinds of options on its stoves.

For example, the Performer and the larger

Canyon, two models in Lennox’ Country 

Collection, have five door finishes and

a choice of glass styling options, and are

available with either pedestals or legs.

Romilly said most of his customers are

replacing older stoves and inserts with new

ones that are much more efficient.

THE QUESTION OF THE DAY IS:

Would you rather invest your money 

in the stock market or in the purchaseof your home? Homeowners are asking

themselves this question. Which is safer?

Which will yield the higher return?

Two clients asked me how best to take

advantage of the low interest rates today.

They were purchasing a home in Santa Fe

for $420,000 and wanted to put 20 percent

down. I immediately said, “Do the 15-

year amortization if you don’t mind the

payments.”

They calculated their 3.75 percent,

15-year loan payments at $2,443 per

month (principal and interest) and got

very excited when I showed them the

amortization schedule. In the first f iveyears, their mortgage balance goes down

to $244,197 (from $366,000) and in 10

years the balance is reduced to $133,493.

If they had chosen a 30-yearamortization, their payment of $1,678

per month, based on an interest rate of 

4.375 percent, would reduce the mortgage

to $305,706 in five years and to only 

$268,020 after 10 years of payments.

Factoring in the higher payments with the

15-year fixed, they gain $42,600 in equity 

in their home in 10 years!

They chose the 15-year, fixed-rate loan

with zeal.

Today, homeowners have the

opportunity to own their home debt-

free. The 15-year fixed can accomplish

this. Remember the mortgage-burning

parties that we heard were enjoyed by pastgenerations? Well, they can again become

a reality.

Many homeowners, when possible,

make prepayments against the principalon their 30-year mortgage. This is always

a good idea, but it is far better to go for

the 15-year fixed at the lower rate.

We all need to invest wisely in today’s

difficult times. I will always say that a

home purchase is the best investment

one can ever make. Sure, prices go up

and down, but you have a hard asset to

hang onto until the market gets back to a

profitable position for you.

If you are considering a home purchase

and thus a home loan, think about the 15-

year fixed. Talk to a mortgage lender to

determine if the payments are affordable.

Look at the increased equity you will gainin the first five years. Decide if a 15-year

mortgage is right for you. Good luck and

blog and QR (quick response) scan code

I wonder if this seemingly out of control

“what’s next” feeling is what Alice in

Wonderland felt when she accidently 

chose to follow the rabbit down into the

hole? Change tends to be very predictably 

uncomfortable. Remember back when

you thought email was radical? Well, a

huge shift is happening right now.

The unbelievable amount of content

piled on the internet combined withour social interactions on Facebook 

and Twitter and the instant gratification

of finding news, information, images,

music and videos online are probably 

some of the things freaking us out so

much, along with the economy. But social

media sites could become a path to a

sustainable economic recovery. How?

Social networkers help each other make

sense of things. They increase the velocity 

of word-of-mouth. Their instant andtext messaging and t he conversations

generated on blogs and networks are

transforming how we communicate with

each other. This works to promote new

business in our challenging economic

landscape.

According to the National Association

of Realtors, there are 675,000 real-estate

blogs on the internet. These new mobile

tools and communication pathways

help Realtors connect and create more

informed consumers by educating

the public about the local market and

community. They also teach buyers how

to evaluate properties online and helpsellers track market data and trends. The

result is informed consumers making

better decisions.

Just where this screen life of social

networking is taking us remains

an unfamiliar new experience for

many buyers, sellers and real-estate

professionals. Before Google and social

media, a buyer or neighbor would

have to call a Realtor to find out the

price of a home on the market in theirneighborhood. Today, they can simply 

type the address in Google or Bing and

in a nanosecond multiple links related to

the property address appear like magic,

even if the home for sale has no yard

sign at the curb. There are no secrets on

the transparent internet. Google maps

will display an image and details. Other

links will connect you to the brokerage,

the agent, the property website, virtual

tours and videos, and other competitive

properties on real-estate search portals

such as Realtor.com, Trulia.com, and

Zillow.com.

If Realtors are further connectedonline to a sphere of contacts via social

networking on Facebook and Twitter,

their listings will receive an added boost

of more targeted and featured exposure

by interaction and comments. Social

networking sites are becoming natural

 venues for talking about real estate

because of the implicit value of the

relationships and t he trust established

within them. This is important because

people buy from and work with people

they know, like and trust. See you next

online.
