James Babbage Wells Jr. 1850–1923
HISTORY
On May 18, 1875, the ranch was conveyed by Land Script (signed by Governor John
Ireland) to Luciana G. Davis (believed to be the daughter of Henry Clay Davis-founder
of "Davis Landing", now Rio Grande City). On May 11, 1905, the ranch was acquired
by James B. and Pauline Wells and became part of the Well's 146,000 acre "Rincon de
en Medio Ranch". James B. Wells Jr. was a land title expert used by Captain Richard King
and Robert J. Kleberg to acquire much of the King Ranch. He was one of the most powerful
political bosses in South Texas who was instrumental in bringing the railroad to the Rio
Grande Valley. From his Brownsville base, he shepherded the political careers of political
bosses such as Don Manuel Guerra of Roma, Vice-President "Cactus Jack" Garner, and
Archer Parr. The "Wells Ranching Empire" was composed of the "Rincon de en Medio
Ranch" in Hidalgo and Starr Counties and the vast
"Capisallo Ranch" in Cameron County. Between 1905-
1911, the ranch was managed by pioneer ranch foreman
Alf Truitt, who oversaw over 5,000 head of cattle with the
9V brand. As depicted in Maude Gilliland's book
Rincon, the Wells Rincon Ranch was one of the primary ranches in the remote region known
as the "Wild Horse Dessert". The ranch had been a camp ground for Civil War regiments, had
been a way-station for Texas Rangers, ranchers, and frontiersmen. The ranch was traversed by the
salt road from Sal Del Rey to Mier. The Wells "Rincon Ranch" even had its own school which was
located just south of the boundary of the subject property (Santa Cruz Ranch).
In 1911, the "Rincon de en Medio Ranch" was leased to the Russell and East Cattle Company.
Tom T. East was the son-in-law of Robert J. Kleberg, Sr. In the mid 1920's, the Wells Ranch was
divided with 76,000 acres selling to G.O. Newman. Parts of the ranch were also sold to legendary
oil men, Dee Davenport and T.W. Lee. The G.O. Newman tract was divided and much of it was cleared, forming the fertile "McCook
farming area". Remarkably, the subject property was spared from clearing and like only the Panal Ranch, and very small part of
the Arrowhead Ranch, it remains the same native condition as it was a hundred years ago. In 1929, the subject property was sold to
A.C. Wood, et. al., from Wichita County, Texas. Thus became the link that would eventually connect the ranch to the Cameron family
who ultimately owned and operated the property as part of the vast Cameron Ranch for over half a century.

W.I. Cameron was born in Quebec, Canada, one of 12 children.
At the age of 14, he immigrated to New York City and took a job in
a restaurant as an apprentice chef.
Cameron worked his way up the
ladder to a chef at the famed
Waldorf Astoria Hotel. Always
seeking adventure, he took a job as
chef on a luxury ocean liner owned
by the Cunard Luxury Cruise line
company which also owned the
Queen Elizabeth.
There was an oil boom going on in Texas. Railroads were the most efficient means of transporting wealthy investors
wanting in on the "black gold" action and Wichita Falls, Texas was the railroad terminal complex at the heart of the oil
discoveries. W.I. Cameron's adventuresome spirit once again called him and he took a
job as the chef on the luxury rail line bringing wealthy oil investors south. The dining
cars were remarkable and gourmet chefs were in demand. Once he arrived in Texas, the
ever enterprising Cameron began following the oil boom opening cafeterias in Wichita
Falls, and other flourishing towns. The "W.I. Cameron Cafeterias" became synonymous
with quality and Cameron prospered.
In approximately 1945, Cameron was
approached by a Wichita businessman with the
desire to acquire one of his cafeterias in Wichita
Falls, Texas; however, the offer was contingent on
the buyer being able to continue the operation
under the "W.I. Cameron Cafeteria" name. After much negotiating, Cameron was
offered a section of land in the Rio Grande Valley for the continued use of his name.
Thus, the Scottish-Canadian immigrant W.I. Cameron family entered the wild and
wooly, rough and romantic Nueces Strip of South Texas.

W.I. Cameron moved to the ranch while his sons continued to operate his remaining cafeterias. Cameron built a home of caliche
rock on the ranch and began ranching operations in the rough and tumble South Texas brush country. Using cafeteria profits, cattle
sales, and eventually oil income from the ranch, Cameron expanded the Cameron
ranch to about 20,000 acres.
Upon his death, W.I. Cameron's heirs operated the ranch as a 20,000 acre working
ranch for decades under the stewardship of Don Cameron and Don Cameron Jr. and
the oil development expertise of Paul Cameron. Due to the soil fertility of the
McCook -Rincon farming area, various heirs elected to clear their parts of the ranch
for farming or for increased cattle stocking capacity grazing on productive buffel
grass. During this period of time, in the late 1940's to 1960's ranchers with quality
soils in the area often opted for productivity and income and therefore cleared the
pristine brush from land. Very few large ranches foresaw the future and value of
dense pristine brush and the future of recreational hunting and nature preservation.
Paul Cameron elected to keep his part of the ranch in its pristine native condition. In
approx. 2000, Mr. Paul Cameron's son, a great-grandson of W.I. Cameron sold
the coveted Section 487 to the partnership of Campbell Patton and Jack Scoggins Jr.
DBA, "Los Compadres Ranch", Patton and Scoggins recognized
the extremely unique qualities of the ranch. In fact Patton stated "he
had never seen a ranch near the Rio Grande Valley with all of the
desirable attributes as were found on Section 487". Only 30 minutes
from McAllen, the ranch had the soils of the most productive
farmland suitable to farming of lab lab foodplots, but was vegetated
with old virgin, mature, diverse, desirable brush which was the best
Patton had ever seen for deer. It was literally a cafeteria of the most
desirable species of brush. Unlike land only a few miles to the west,
the ranch laid on an aquifer of good and plentiful fresh water, the
ranch was in a convenient yet protected location, and the ranch
(although low fenced at this time) had outstanding whitetail genetics,
turkey, hogs and the wildlife comparable to a much larger ranch. The
ranch was also unique in that it had some topography depressions
composed of Tiocano clay soils conducive to lake building. The

brush was so dense that on their first inspection, Patton and Scoggins had to crawl into the site which would become the lake and
headquarters site.
In 2001 Campbell Patton bought out Scoggins and Patton constructed a gorgeous lake in a large Tiocano Rio bowl, a Camargo
style camp house with rock retaining wall and "corrales de leña", a lab lab foodplot with reversible fence, perimeter deer fencing and
miles of 2" PVC pipeline to wildlife and cattle waterings. In 2005 Patton sold the ranch to purchase a larger ranch. A 35 year farm and
ranch broker, Patton admits, it was the greatest mistake he ever made as he says "Section 487 turned out to be irreplaceable" in South
Texas. In fact, he says after selling ranches for 35 years, "pick a ranch of this size anywhere in deep South Texas and I will tell you
why it doesn't match up with Section 487". In 2005, when he acquired a larger ranch, Patton offered Section 487 to his friends Dr.
David Adame and Dr. Michael Adame and without hesitation, the Adame brothers jumped on the acquisition. Both of the Adames
had years of wildlife management and ranch management experience attained while leasing and managing the Guerra ranch. Over the
next eleven years, the two wildlife enthusiasts took the ranch to a "new
level". The Adame brothers embarked on an intense deer and pasture
enhancement program. Through very selective management, TTT deer
transfer from notable ranches were completed and the acquisition of
very high scoring breeder bucks transformed the ranch to a trophy
deer factory of incredible bucks. Deer were brought in from some of
South Texas greatest deer ranches to blend with the already local
natural genetics on the ranch.
In addition to the original
"reversible fenced" foodplot,
the Adames have added
other reversible fenced
foodplots used as winter
foodplots. By use of the
foodplots and protein pellets,
the ranch can now support up to 8 deer to approximately five acres without harming the
diverse native brush. The Adames also greatly enhanced the water availability for
wildlife by adding additional water lines to access multiple natural clay lined water
ponds. They also drained, enlarged, and deepened the main headquarters bass lake. All
water facilities were supplied by a new very good volume water well with an electric submersible pump and pressure tank. All wild
life water sites on the ranch are equipped with shut off valves and float valves to maintain constant level.

The Adames also spent countless hours restoring native grasses where they
had once been choked out by dense buffel grass. They expanded the headquarters
to facilitate their family, birders, wildlife photographers, nature enthusiasts, and a
few guided hunters. The Camargo Style headquarters was expanded (Doug
Johnson, contractor) with the addition of more bedrooms, and larger living area, a
large vehicle/equipment barn with living quarters, walk-in cooler, water
storage/RO system and many extras. The final product contained five bedrooms a
loft and two kitchen and living areas in two separate Camargo style structures. The
continuation of architecture featuring wide covered porches, parapet Camargo
architecture walls, caliche caprock retaining walls and ancient mesquite "corrales
de leña" fencing and patio walls give the entire compound a charming border ranch
appeal. The Adames also added an all weather caliche entrance road which winds
through the dense native brush to the headquarters.
The gorgeous bass lake at headquarters (constructed by master lake builder
Mike Helle) was enlarged and is brimming with bass, talapia and blue gill. The
ranch lies only 30 minutes from McAllen with the absolute best attributes of the
tightly held "Media Luna". This is one of the only places in the state where dryland
foodplots can be successfully grown year after year and which combines the
wildlife quality and brush diversity of the best of South Texas while also "close
by" to the Valley cities. The unique protected location and solitude of the ranch
gives it very remote feel in the South Texas Brush Country. The ranch was
featured on the cover of the San Antonio Express article entitled "Million Dollar
Beauties". The "turn of the century history" of the ranch under the ownership of
Jim Wells is also a unique topic of the collectors book Rincon as is the story of the evolution of W.I. Camargo from New York
apprentice Chef to prosperous Texas rancher is an epic tale of success.
Most of the Adame children are grown and no longer live nearby. It is their hope that the next owner will have irreplaceable
stories of family gatherings, wildlife and ranch stewardship education and the nature paradise adventures they have
experienced on this unique ranch. According to the Adame family members, this ranch has been "a labor of love, a nature
appreciation experience, a venue to bring family members closer together, a chance to escape city life and just enjoy the
majesty of the quiet outdoors. It has presented a very rare opportunity for ranch and hunting memories that most kids never
get".

LOCATION
The ranch lies only 30 miles from the city of McAllen, 10 miles west of McCook, and only 2.5 miles west of the Hidalgo County
line with frontage on F.M. 2844. More specifically, the ranch is on the east side of FM 2844, approximately 2.5 miles north of FM
490. It is only 25 miles east of the Edinburg Airport. The ranch lies in the heart of the "Media Luna" which is a unique "half moon"

The "Media Luna" Area of South Texas
The crescent shaped area (sometimes
referred to as the "Media Luna" area)
surrounding the northern rim of the Rio Grande
Valley farmland is perhaps one of Texas most
coveted ranching areas in America. To the
South of the "Media Luna", development of
Valley cities has eliminated pristine ranching
habitat. To the North of the "Media Luna",

The subject property offers incredible pristine brush diversity including all of the desirable high protein species. Rarely does a
ranch of this size offer both "foodplot quality" soils as well as the perfect blend of pristine, highly desirable brush such as guajillo,
guayacan, colima, granjeno, kidneywood, big mesquites, coma, ebony, chapote, anacahuita, and many forbs. The ranch has three
reversible fenced foodplots which enable the cultivation of summer lab lab foodplots as well as winter foodplots. These foodplots not
only provide proven nutritious source to produce very heavy deer and high scoring racks, but also allow the ranch to have a heavy deer
concentration with less protein feeding foodplots also offer a great mayor tool as they allow owners to view more of their deer head.
In addition, protein feeders and wildlife waterings are strategically situated throughout the ranch. The ranch serve as an island of
protected brush which was the refuge for deer from surrounding farmlands and ranches for many years. In 2001, the ranch was deer
fenced and management of native deer began. In 2005 an aggressive predator control program was implemented resulting in improved
fawn survival. From 2005-2016, the Adames not only managed the native deer intact but also brought in new genetics to create
genetic hybrid vigor. Deer were transferred from ranches owned by notable trophy deer producers and breeders.
Overall, the ranch is estimated to have approximately one deer per _____acre. The ranch has a good age structure distribution. There are
multiple deer intact and breeding which score over _____ on the Boone and Crocket point system. This year, due to superb range conditions, many

The following are photographs of "some" bucks which are intact and breeding on the ranch. These deer are estimated to score from 160-200. Very
few deer have been killed in recent years other than management and cull deer. Deer photos taken at night cams are available from broker upon

In addition, the ranch provides outstanding dove hunting, quail hunting, seasonal duck hunting, javelina and hog hunting. The ranch has been a
