Page 2 Dear fellow owners and residents: End of Summer 2013 marks the completion of significant changes to our home. We finished the external landscaping, renovated the main lobby and the 2nd floor lookout deck. While the Scott Wentworth Group looks after most of the exterior plants, we also want to thank the volunteers who supplement their care. In the next few weeks, we will finish repairing the membrane on the rest of our terrace. Next year will see the completion of all remaining concrete repairs and painting. It is worth remembering that the 2017 deadline for reaching a self-sustaining reserve fund is now a year closer. All this activity is part of our plan to complete all needed major repairs and renovations in advance of this date. September also marks the end of our first year with our new Property Management Company. This year, all needed repairs and maintenance were completed with nothing deferred. This has provided us with realistic facts about true operating and maintenance costs for our home. We can now use this information to plan for future maintenance. Recently, residents completed the 2013 Survey to help the Board understand the feelings of owners

about life at the Landmark. Thank you to all who contributed their thoughts. We are now compiling the results and will present them at the next Town Hall meeting. Facts, figures, numbers, all aside .. . it is encouraging to see that our community spirit remains vital and strong. This truly distinguishes us from many other buildings. A TGIF event is now taking place on Fridays from 5-7p.m., on the recendy completed and furnished 2nd floor lookout deck. Bring a glass of your own refreshment and join in to meet and mingle with friends and neighbours. This new tradition will migrate to the pool lounge when the weather turns cooler. Sadly, we recently lost two vital members of our community - unexpectedly and before their time. As we remember Sara and Gordon, we also heartily welcome new owners and residents. The next Town Hall meeting will be Thursday November 28. At this meeting, we will present the results of the 2013 survey and will introduce the 2014 budget. 'Addendum About 30 residents enjoyed a delicious catered lunch on Thursday 14th September. TGIF gatherings are a new Landmark venture - 5 pm every Friday evening - indoors now, unless there is a warm spell, which enables us to use the second floor terrace. Residents can anticipate a Halloween party and the usual Christmas (or is it now Holiday?) dinner. Please watch the Notice Board for the occasional events like movie nights. Kudos to our hard working and creative Social Committee.

E N TRY PHONE SYSTE M As part of the refurbishment of the lobby a new phone system has been installed. The cost of the new system is roughly twice the cost of temporarily disconnecting the old system and reconnecting it after the new base was installed. Also with the new system we will be able to eliminate two phone lines and thus save approximately $I 00 per month in phone bills. These savings will offset the cost of the new system. For visitors the system operates as follows: The 3 digit code for a resident, if known, can be entered right away and will ring their phone. The "i" key will give verbal instructions on how to operate the equipment. The Arrow keys scroll up or down to locate the name and the 3 digit code you are looking for. The % or # keys will scroll page by page. Green Phone symbol: This will ring the phone in the suite of the resident you are visiting. Regular visitors or family could be given your 3 digit code to be entered and the Phone symbol pressed right away. To permit front door entry: Press and hold 9 on your phone. Changes in Provincial Tax Cre dits

There was a change last year in how the Federal Government provides payments for Sales Tax and Property Tax credits to eligible taxpayers. Instead of being claimed Federally and refunded annually, the Province is now responsible and pays them every month. When you file your tax return in April, because the Feds don't pay, this will result in a lower refund or a higher payment for you, if necessary,

PERSONAL PRIVACY

Ontario's Privacy legislation requires that we obtain permission from residents to publish personal information such as names and phone numbers. Therefore, we will no longer show arrivals or departures of residents. We can still publish names of residents who have passed away. This also means that only residents who have given us permission will appear on Resident Lists."

LANDMARK LANDSCAPING

Exterior landscaping of our building was completed by the Scott Wentworth Landscape Group. SWLG is now providing ongoing professional care and maintenance of our landscaping, assisted by owners who look after watering of the non-irrigated plants. The torn membrane over the second floor terrace will soon be replaced and will later be covered with a deck surface. Next year we will examine the possibility of purchasing terrace furniture and suitable potted plants. More on this requirement in the New Year.

Check it out and see what's going on outside the landmark. As always, there is a good selection of novels and mysteries for a new read. If you find an interesting book and then find one more to your liking, please put the first book on the glass table for the committee to re-shelf or gremlins will come to the library at night and shuffle the books around. FITNESS AT THE LANDMARK In addition to the exercise opportunities offered by the wide range of equipment in our 2nd floor Exercise room, there are a variety of scheduled classes provided for interested residents.

**AQUAFIT CLASSES Aquafit classes in the pool are scheduled on Mondays from 9:00-9:45 am. They are usually offered in 6 weekly sessions to any interested resident. Each session costs $36.
