Role of as-built BIM models for facility management In today’s competitive business environment development of as-built BIM models have kind of become important for design and construction professionals. In context of design bid-build method of project delivery, construction of as-built BIM models become tremendously crucial for design and construction professionals as its delivery to owners after building completion is explicitly specified in the contract. That means when construction contract is signed between general contractors and building owners they make it very clear that once the construction is finished contractors are genuinely liable for providing high-end as-built model which represents the entire as-built condition of the building to owners. When it comes to controlling the operations of the facility and its maintenance as-built models remain highly important for real estate agents, facility managers and building owners. Since the as-built models contain exact as-built conditions of the building and hence it can reveal important building information to owners and facility managers which allow them to successfully manage the property throughout its lifecycle from the day it’s occupied by its owners. As-built BIM model provides information on building geometry, design, construction, materials, quantity of different kinds of materials required to accomplish construction, bill of materials and scheduling etc. All this information is highly important when it comes to the renovation of the property. This information is also important when it comes to fixing the problems of MEP systems as they contain explicit details of these systems. When as-built models are not provided to owners they face huge problems in terms of renovation and maintenance. In that case whenever renovation is carried out by the owners they have to hire scan to BIM services, but if they have the availability of as-built models there is no requirement of hiring these services. That means as-built model can save enormous time and money when it comes to performing renovation of the building. The reason behind that is they architects and engineers do not have to spend time in the development of drawings anymore which can be obtained by them from the as-built model. Extensive information about the geometry of the building can be easily acquired from the documents provided during its construction and this enhances their productivity during renovation.
