Built environment can be segmented into construction and real estate services, where construction further comprises construction of real estate assets and construction of infrastructure.

Globally, the sector accounts for 10% of the work force, 70% of wealth, 60% of all utilized materials, 40% of carbon emissions and 60% of energy utilization. In India, the sector accounts for nearly 17.5% of the GDP, second only to agriculture and is the second largest employer with over 50 million people working in the built environment sector.

The Indian construction industry alone is estimated at $246.5 billion and is currently the 9th largest market in the world, accounting for 3.3% of global market share2. Growing at a cumulative growth rate of 8.9%, it is pegged to become the 3rd largest market in the world by 2020.

Increasing urbanization is making huge demands on Indian cities and infrastructure. Addressing the skills challenge and reducing massive demand supply gap (82-86%) of skilled professionals is fundamental for the industry to be able to deliver projects of highest quality, on time and on cost. The school is a joint initiative of RICS and Amity University to create a word class institution for education, training, research and standards, which is led by the industry, for the industry.

RICS School of Built Environment, Amity University is a modern world class institution which delivers specialized undergraduate and post graduate education to aspiring professionals in built environment and also serves as a hub for research & development of technical expertise.

Set up in early 2013, the School is an industry led initiative aimed at shaping young talent as employment ready built environment professionals. It is supported by leading real estate, construction and infrastructure firms, as well as the Ministry of Urban Development, Government of India.

The School is a joint initiative of RICS and Amity University and is located at Amity University’s Noida campus in India.

SOME POSSIBLE CAREER OPTIONS FOR YOU

Investment banking

Many investment banks have groups dedicated to real

estate, particularly the repackaging of mortgages into residential

/commercial mortgage-backed securities. Other popular areas include principal investing in real estate and

synthetic lease origination. If you have an interest in both real estate and investment banking, why not go

for both areas at once?

Asset management

Real estate asset managers establish business plans

and budgets for the project and monitor revenue, costs,

developer schedules and quality of construction. Asset managers also work with the developer to

reforecast plans based on early warning signs of

problems affecting the project.

Construction project management

Construction project managers are responsible for managing and

controlling all construction operations of construction projects. They start

from the planning & design stage and ensure that construction projects are completed on time and within budget, meeting quality standards and safety

requirements. They have to coordinate a lot of different professions, which

involve a significant amount of communicating and

organizing.

Development and construction

Are you willing to work hard and

take risks to develop new properties? You can enter this business working

for another developer, moving up to construction manager; or you

can strike out on your own, starting with some smaller transactions. Work involves managing labour,

establishing time estimates, getting appropriate

equipment operators and construction crews.

Investment management

Real estate investment managers analyze real estate markets and work out the best case or optimal scenarios for development and investment. They evaluate various projects and perform all necessary due

diligence for a possible acquisition.

Building control

management

Building control managers are responsible for making sure

that buildings are safe, energy efficient and suitable for living. They provide professional advice on the design, maintenance, repair and

refurbishment of buildings. It may also include working with

buildings of architectural or historic

importance.

Construction management

Construction site managers run building sites, liaise with architects,

planners, engineers, surveyors, trades people and suppliers to ensure that

projects are completed safely, on time and on budget. They can often be described as site managers as their role is to run a construction site. They are different to project managers, who coordinate all

aspects of the overall project, whereas construction managers are responsible for coordinating

the building of the project.

Valuation, appraisal or

credit management

Real estate valuers provide unbiased estimates of a property’s value and

quality. Valuation professionals usually work in the credit departments of banks

and housing financial institutions and take decisions on how much credit to extend to the borrower. They also act as independent land economists to

determine the value of land and property portfolios for mortgage,

taxation, probate and collateral purposes.

Advisory and consulting

Institutional investors are purchasing real estate

more and more. Real estate advisors help investors care for property and, more importantly, select property in the first place

by suggesting areas and property types that are

likely to experience price appreciation in the

future.

Corporate real estate

and facilities management

Corporate real estate professionals manage the portfolios of property held by their organization and are

responsible for long-range planning of property strategies, acquisition of new properties for branch offices or

facilities, and administration of new & existing facilities such as residential

complexes, shopping centres, offices, universities, industrial,

health and transport facilities.

Property management

Real estate owners require property managers who are responsible for negotiating

leases, ensuring that tenants are satisfied, that rent is paid and that

rents reflect market conditions. The career of a property manager requires good interpersonal and

analytical skills and a fair amount of negotiating

prowess.

Construction economics and management

Construction economists or cost managers (popularly known as Quantity

Surveyors) estimate & monitor construction costs; ensuring that the project is within

budget; preparing tax depreciation schedules; estimating replacement cost for insurance;

mediation and arbitration. They also advise on development feasibility, procurement routes,

contractual management, and manage and advise on all costs of a construction

project. They are considered the accountants of the industry,

enjoying high levels of responsibility.

Leasing and sales

management

Such managers specialize in representing landlords and/or tenants in the transactions of

commercial real estate properties for lease. They may also specialize in

representing buyers and/or sellers in the sale of commercial real estate properties. One could even end up specializing in

investment property transactions

Industry led curriculumIndustry experts associated with leading development & construction firms, real estate consulting and financial services firms were called upon to form the Industry Board of Studies. This Industry Board of Studies actively contributes in shaping the curriculum to include specific areas of knowledge, skills and nuances of Indian real estate and construction sector, which is crucial for students to be exposed to.

Site visitsStudents are being exposed to real life projects via visits on construction sites. Recent examples included visits to Unitech Golf and Country Club and L & T Casting Yard Site for DMRC, Faridabad, wherein students were taken through aspects such as planning, construction techniques, building management services and facilities.
