LocationMarden is located within the county of Herefordshire, approximately 11 km (6.5 miles) north of Hereford. The site is located approximately 2.5km (1.5 miles) to the east of the A49 providing access to Hereford to the south and Leominster to the north.

The site is situated to the east of the village centre, where a range of local services including a local shop, post office and primary school are located. There is a local bus service that provides regular services to the village. The nearest railway station is Hereford located approximately 8.5 km (5.3 miles) to the south of the site and provides regular services to Cardiff, London, Birmingham New Street and Manchester.

DescriptionThe site comprises approximately 5.12 hectares (12.7 acres) of agricultural land. The area hatched white may be retained by the vendors for landscaping. The proposed development is accessed via two points of access from the C1124 highway from the north, which forms the northern boundary of the site. The site has a shallow slope from the north east corner to the south west corner.

Existing residential dwellings and the village shop are located directly opposite the site, to the north of the C1124 highway. To the south and east of the site, the boundary adjoins further agricultural land, as well as the existing New House Farm at the south east corner. The western boundary of the site is bound by Marden Primary School, playing fields and tennis courts. All boundaries are defined by managed hedgerows and there are no landscape features within the site.

TenureThe site is available freehold, with vacant possession granted upon completion.

PlanningThe site is identified within the Strategic Housing Land Availability Assessment as having low/minor constraints.

Herefordshire Council granted Outline Planning Permission in October 2015 for the following:

‘Proposed residential development of up to 90 dwellings, with provision of a site for a community building and associated open public space at land adjacent to New House Farm and Marden Primary School, Marden, Herefordshire’ (Ref: P150989/O).

All matters bar access were reserved.

The application was originally submitted with layout to be determined at the outline stage. However, due to highway objections relating to technical issues such as kerb widths, layout is now reserved for future consideration. The principle of development and the two proposed points of access onto the C1124 were the only matters to be included in the Outline Planning Application.
