When Devereux Architects were asked to

design the first purpose-built hotel and

accommodation constructed in Worthing

for over a century, we were very conscious

of the responsibility that came with such a

commission.

The site’s location, within a conservation

area, called for a highly imaginative yet

sensitive response. Rather than produce a

pastiche of the area’s finest buildings, we

took these as our inspiration, creating a

new interpretation of seafront architecture

that would take Worthing into the 21st

century.

There are three key elements to the

building: a central glass tower, a hotel to

the west and apartments to the east. The

concept has a nautical theme, influenced

by its seafront location. Apart from its

landmark wave shaped roof, it also boasts

a striking vertical glass bay, which will act

as a beacon on Marine Parade, particularly

at night when it will be illuminated.

Look closely, and you’ll see how the

architecture adopts the rhythm and

symmetry of the neighbouring buildings. To

the west, our design respects the coping

height of the adjacent listed Burlington

Hotel, featuring sleek, simple detailing to

provide a foil to its elaborate cornicing. The

design of the apartments to the east

reflects the more vertical emphasis of the

Victorian terraces; ‘slots’ cut into the plane

of render, behind which are the balconies

to the apartments, extend down to ground

floor level and echo the bay windows of the

adjacent buildings. High above, the double

height penthouses have predominantly

glass façades, offering unprecedented

views out to sea.

Superior craftsmanship and integrity of materials are thehallmarks of this prestigious new landmark scheme, which isthe latest in a long line of dynamic developments from localcompany Roffey Homes.

It may come as a surprise to some, but not

all developers are equal. In a world where

every house-builder claims to deliver

excellent design and attention to detail, the

properties created by Roffey Homes speak

for themselves. Always high specification,

always imaginative, always masterly in

their use of materials, each of Roffey’s

high-profile schemes has reinforced its

reputation as a company that cares.

Eschewing national domination, this

deliberately small, still family-run business

prefers to build its homes close to its heart,

specialising in the development of luxury

apartments along the West Sussex coast –

particularly in Worthing, the company’s

home town.

“The truth is, we’re proud of Worthing and

the area that surrounds it,” explains Ben

Cheal, managing director of Roffey Homes.

“Since the company was founded back in

1960, we have built no less than 50

exclusive developments along the coast

between Bognor Regis and Brighton.

“Most recently, we were responsible for

The Eardley, a magnificent Victorian-style

project on Worthing seafront,” he

continues. “It was a really important project

for the town, involving the demolition of a

redundant Victorian building and recreating

a new landmark. We’re particularly proud

of the way we could create a really modern

apartment block behind a sympathetic

Victorian façade.”

Warnes is another of Roffey’s triumphs –

a stunning Art Deco style collection of

apartments also on the seafront – while

Vista Mare, a similarly splendid Art Deco-

inspired development near the Marine

Gardens in West Worthing, is almost fully

sold out.

With a raft of award-winning projects

behind them, it would appear that Roffey

Homes has an affinity for the British

seafront, creating new homes that not only

appeal to purchasers but also enhance

their very special settings. But it’s more

than that (Roffey has also built highly

successful developments in rural villages

and in urban areas).

“It’s an appreciation of what our

customers really want,” admits Mr Cheal.

“It’s as simple as that: whether for more

mature buyers downsizing from family

homes or holidaymakers wanting a bolt-

hole they can easily lock-up and leave, our

properties are all stylishly designed to

meet their new owners’ needs.”

Everything Roffey Homes does is underpinned by a consistently high quality

build standard, which is achieved through using their own contractor,

Westbrooke Developments Ltd. Focusing on traditional building methods

enhanced by modern performance materials, these homes are conceived by

talented architects to maximise space and light. Not for them mass-

produced windows and one-size-fits-all doors; instead, Roffey is passionate

about architectural detailing and professional landscaping, recognising that

every aspect of its projects makes a difference.

Within the much-loved setting for The Beach Residences, they determined

that only the very best would suffice. Living up to its reputation for going

above and beyond, Roffey Homes has once again combined effective space

planning and imaginative interior design with an exceptional specification

and enviable amenities in a dynamic new scheme that looks towards

Worthing’s future. Set to offer luxurious living for generations to come, its

sleek lines and pared-back elegance will undoubtedly stand the test of time.

It seems the Victorians were right to advocate the

benefits of coastal living: recent research has proved

that the closer a person lives to the sea, the better their

health. Situated right on the sea front, The Beach

Residences couldn’t be in a better position. From first

light, The Beach Residences offers breathtaking views

over the beautiful beaches, while the bustling town

centre provides a wealth of attractions and distractions

to entertain, whatever the weather.

Fresh sea air. Sand betweenyour toes. Beach walks, cyclerides along the prom, sippingcocktails on your own privatebalcony as you watch the sunset over the waves…

Good times

1514

No more creaky floorboards or concerns

about cleaning the gutters. No fears about

safety or security. And no more missing

your own dinner party because you’re stuck

in the kitchen cooking.

At The Beach Residences, your new

apartment has been designed to offer you

the ultimate in comfort and convenience –

to ensure that every minute you live here is

a real pleasure. Intelligently planned to suit

the way we all live today, these superb new

homes are warm, inviting spaces that exude

quality and style. Large, airy living rooms,

for example, are flooded with natural light,

opening onto generous private balconies,

many of which are south facing.

Serve seafood – freshly caught that day –

from your cool, contemporary kitchen,

which incorporates every modern

convenience prerequisite in a luxury home

today. Beautifully illuminated and superbly

equipped, it is also open-plan, allowing you

to chat with guests while preparing a feast

for their delectation.

Whether you’re entertaining friends and family orsimply relaxing on your own, The Beach Residencesprovide a perfect backdrop to an idyllic lifestyle.

Sumptuous bathrooms offer spa-like

sophistication, with sleek fixtures

accessorised by sparkling chrome and

glass, while bedrooms all benefit from

built-in wardrobes or dressing areas,

with master bedrooms boasting en

suite facilities. Underfloor heating

throughout, with wireless

thermostatic controls to each room,

ensures the perfect atmosphere 24

hours a day. And solid concrete floors

do away with creaks and draughts,

while also optimizing sound reduction.

But the benefits of living at The Beach

Residences don’t stop at your front

door. Dedicated underground parking

with lift access offers security and

peace of mind, while welcoming

communal spaces mean that inviting

guests is a pleasure – just show them

the tranquil central courtyard, with its

lushly planted living walls, and watch

them go green with envy. You don’t

need to mention how low maintenance

your new home is, or how estate

management takes care

of everything. Instead, simply raise a

glass to the pleasures of living in a

stunning new home and to the

promise of good times ahead.

Fit for the future

At Roffey Homes we take responsible care

of the environment seriously. We are

dedicated to making sure that each and

every home we build has been created with

minimum impact on the environment, by

reducing site carbon emissions and

resources usage.

The Beach Residences has been built to

meet the stringent requirements of the

Code for Sustainable Homes Level 3,

meaning that your home meets high levels

of efficiency with economic gas boilers, low

water consumption and highly efficient

appliances. We are also providing low

voltage LED downlighting, cycle storage

and green walls to the courtyard area. As

well as all the environmental benefits,

these aids to efficiency will reduce the

impact on your utility bills accordingly.

Worthinga place for everything...

The quintessential British seaside town,

Worthing has everything your heart desires:

blue sea, shingle and soft sand along its

award-winning beaches, a stunning

architectural legacy, an elegant pier. It even

has a reputation for being the sunniest spot

in Britain. But beyond the seafront, there’s so

much more to see and do. A bustling

shopping hub, cafés and restaurants galore,

a lively cultural heritage and a thriving sports

scene ensure there is something to entertain

day or night. Add to that exquisite gardens

and an exceptional location and you’ll soon

see why so many people have the time of

their life in Worthing.

Always ahead of its timeYou only have to look around Worthing to

appreciate the grandeur of the town’s rich and

colourful past. The elegant architecture and

lavishly planted gardens tell the stories of a

bygone age when, frequented by both royalty

and celebrities, it was the place to be seen.

In fact, people have been coming to Worthing

since as early as the Stone Age, when it was the

centre of the most important flint mining

industry in the country. The tourist trade may

not have begun in earnest until the 18th century

(before that it was better known for smuggling)

but Bronze Age, Roman and Saxon

communities have all made their home here at

one time.

However, it wasn’t until George III sent his

delicate young daughter, Princess Amelia, there

in 1798 that Worthing became truly fashionable.

Since then, it has continued to prove popular

among the royal family, with Edward VII, the

Queen Mother, Queen Elizabeth and Prince

Philip, Princess Anne and Princess Diana all

having been regular visitors.

During the Second World War, it was an

embarkation point for D-Day, and a large hole

was blown in the Pier to hinder the enemy

From a small fishing hamlet to an elegant Georgianseaside resort, Worthing has had a fascinating history.

attacking. Winston Churchill, General

Montgomery and General Eisenhower all

favoured Worthing during the War, staying at

Warnes, the town’s premier hotel of its day,

recently redeveloped by Roffey Homes.

But it is perhaps Worthing’s artistic heritage

that has garnered it the most renown. The poet

Shelley owned properties in the area, with two

of his earliest works printed in Worthing. Jane

Austen also stayed here for a while, with her

last, unfinished book thought to be about the

town. Oscar Wilde loved it so much that he even

named the protagonist of his most famous play

‘The Importance of Being Earnest’ after

Worthing, where he had spent the summer

writing it. Harold Pinter was another fan,

penning ‘The Homecoming’ here, while the film

of his play ‘The Birthday Party’ was set in the

town. The resort has also forever been

immortalized on film in ‘Wish

You Were Here’ and

‘Dance with

a Stranger’.

Eat, drink and be merry:from freshly-caught seafoodto more exotic pleasures, you won’t be short ofoptions for dining out inWorthing.

With a list of cafés and restaurants as

long as your arm, choosing where to eat

out in Worthing can prove rather difficult.

Traditional Italian, fragrant Thai, rustic

Spanish, exquisite Chinese: Worthing’s

diverse range of bars and restaurants

offer an eclectic menu of tastes and

experiences from all corners of the

globe. It seems that at every turn you

stumble upon yet another tempting little

eatery serving quality food at reasonable

prices.

Being a seaside town, seafood is high on

the menu, but you are as likely to find

hearty British classics or succulent grill

cuts in one of the many gastro-pubs in

the area, while there are any number of

country houses and charming

restaurants in nearby Arundel, Hove and

Brighton.

Andy SparsisA 15-year veteran of

Worthing, and the man

behind some of its most

popular restaurants

including Food and the

Fish Factory, Andy Sparsis believes that you

have to experience the area to appreciate it.

“There’s just so much space – from the long

expanse of the seafront to the town’s fantastic

parks, it’s a real joy to spend time in the open air.

You can walk for hours on the Downs within a

few minutes for your home; the scenery is

beautiful and it’s all really unspoilt. There are

plenty of things for you to do, it’s a great place to

live if you’re active and enjoy getting out and

about. The new swimming pool has kick-started

the town’s regeneration and there’s a real

positive vibe about the place. So much so that

we’re even considering opening another

restaurant in the area… “

The CultureShow

Ever since itsVictorian heyday,

Worthing has beena cultural mecca. These days, it can

give any culturalcentre along the

south coast a runfor its money, with

a wealth ofentertainment to

dazzle and delight.

Just a few minutes’ walk from The Beach

Residences, the Pavilion Theatre and Art

Deco Connaught Theatre provide a full

range of plays and performances. Fans of

celluloid will not be disappointed either,

with the Ritz, a restored 1920s picture

palace, or the Dome, a Grade II listed

Edwardian building housing one of the

oldest working cinemas in the UK. At

Worthing’s Assembly Hall, you can

variously enjoy rock and pop concerts, the

Worthing Symphony Orchestra and the

Worthing Wurlitzer (the largest Wurlitzer

organ in Europe).

By day, there is the Worthing Museum &

Art Gallery to investigate – featuring one of

the largest textiles and costumes

collections in the country. Watch artists in

action in the converted beach hut studios

at Splash Point and browse the

innumerable independent galleries in the

area. Meanwhile historic buildings and

beautiful parks abound, while the myriad

blue plaques tell a surprising tale of the

cultural history of the town.

Andrew StottWith two other successful art galleries in Chester and Brighton, but a relative

newcomer to Worthing’s town centre, Andrew Stott’s Cloud Gallery is one of the

increasing number of venues for art and sculpture in the area.

“There’s definitely an underbelly of creativity within Worthing. People often bypass

the town for either Brighton or Chichester, but we were drawn here because it is off

the beaten path. There’s a really thriving arts scene here – there’s a big resurgence

in collecting art and we’re not the only new gallery to set up in the area. Worthing’s

history of ‘open houses’ really highlights its arty feel, when lots of artists throw open

their homes and studios over a couple of weekends in June and July. With the

festivals and the gallery open nights – we often get over a hundred people at an

event – it’s a really interesting place to live.

Retail therapyWhether for day-to-day shopping orsomething extra special, shopping inWorthing is a real delight, with over 400individual stores open for business.

Just a few minutes’ walk from your front

door, a wealth of shopping opportunities

await. Within Worthing’s bustling

pedestrianised hub, covered shopping centre

and the network of streets beyond,

department stores and high street chains

stand side by side with specialist shops and

well-established family businesses, offering

almost everything your heart desires.

Select the freshest quality produce from local

independent stores, or peruse the general

market every Wednesday morning. (Don’t

miss the French, Continental and Italian

markets throughout the year). Alternatively,

enjoy the convenience of Waitrose: your

shopping can even be delivered if you can’t

face the short walk home.

Just a little further along the coast,

“Worthing isn’t like most seaside resorts – our

seafront is very elegant, without any of the usual

‘kiss me quick’ hats or rock shops. Instead, we

have beautiful Victorian villas and long expanses

of beach. Although the Royal Arcade faces

directly onto the Pier, what I like about the town is

that it bustles on behind the seafront – it’s full of

independent shops and there’s quite a unique

feel about the place. The other great selling point

for Worthing? Its weather – we’re shielded by the

South Downs and so we never see the worst of

it! It can be snowing everywhere else, and most

years we won’t see a bit of it!”

The open water around Worthing’s coastline

is great for water sports, with catamaran

racing, windsurfing and kite-surfing –

alongside sailing of every class. There are

six sailing clubs in the area, with the

nearest marina at Chichester half an hour

away, while the rowing club has hosted a

Regatta every year since 1859.

On dry land, the hiking, cycling and

mountain-biking in the South Downs is

excellent, while running is a popular

pastime (the Three Forts Challenge ultra-

marathon attracts crowds every year).

There are no less than five challenging golf

courses in the area, along with rugby,

cricket, and football teams to cheer on.

Kayaking, climbing, orienteering, archery,

sub-aqua, shooting and motorsports are

also available, while those inspired by the

Birdman Festival might try flying lessons at

Shoreham Airport.

The big event

Probably the most daredevil highlight in

Worthing’s calendar is the International

Birdman Competition, a contest for human-

powered flying machines held from the Pier.

Even the Shoreham Air Show, one of the

UK's finest air shows, sees arguably less

hair-raising antics!

The Worthing Lions Festival is a big hit every

year, with a fun fair, fireworks and open-air

concerts across a fortnight in July. Hundreds

of artists flock to the town for the Worthing

Art Trail, while the Worthing Rotary Carnival,

an annual fixture since the 1920s, takes to

the streets in August.

A little further afield, the Adur & Worthing

Food & Drink Festival is a tasty treat, while

the Adur Festival sees music, theatre, and

the arts being celebrated in workshops and

activities across the district.

Festival of Speed – not to mention beautiful

Goodwood House and spectacular estate to view.

Alternatively, traverse the South Downs Way,

Chichester in the west right across to

Brighton and Hastings in the east. From

London, the M3, A3(M), A23 or A24 will have

Temple Meads as well as Portsmouth,

Chichester and Bognor Regis.
