The history of REIM Group Oy is interes ng,as well as surprising

“The writing process started in the winter of 2013 a er I had met with Pekka Multanen on February 19th at his home. It probably was a natural me to start wri ng since in the end

of December it will be 40 years since he founded the company Pekka Mul-tanen & Kumpp. (Pekka Multanen & Co.). Clear enough, these are the roots of REIM Group, even though this company was founded only in 1988.

The fi rst me I had a conversa on with Timo Multanen about the histo-ry was already in the Spring of 2012. I remember well when Multanen asked about my willingness to take the job. It was in St. Petersburg where we had gone for a cultural trip with jazz with a small group of people”, tells the writer of the History of REIM Group, reporter Jyrki Nuo mäki.

“On my part star ng the job was pre y uncomplicated as I had just re- red. Multanen had not set any par- cular deadline for the history.

His instructions were: Let’s take our me doing this so that the result would be as good as possible”, states Nuo mäki and con nues: “I am not a professional but I was surprised at how well, some mes even too well, the decisions of the board have been wri en down in the minutes of the mee ngs.

Naturally, some mes these were heading-like rough entries but the important decisions were almost al-ways documented very carefully all the way from the founding of the company.

As I have understood the board of REIM Group s ll operates this way, maybe even more carefully, which is good from the point of view of any possible future histories to be writ-ten.”

“My profession is reporter and because of that the History became what it did, which was fi ne with Mul-tanen. Our aim was to open up the history of Finland’s largest family-

owned business in the fi eld of hous-ing management. Our goal was to tell about the life cycle, the founding and the objectives set, the growth and the growing pains, interna onal-ity and what REIM Group is here and now – also to fi nish with Marko Hel-levaara’s thoughts about what is wait-ing ahead”, tells Nuo mäki.

“REIM Group has not been just another housing management com-pany. It is surprising how even though operating in a rather conservative fi eld of business the company has not avoided big risks. It has been curious, learned from international ways of opera ng in the fi eld of housing man-agement and taken chances without judgment, which would be terrifying to many other housing management companies”, Jyrki Nuottimäki, the writer of the history of REIM Group, emphasizes.

A fl exible way to operate, a vision of the future in the business and learning from mistakes have taken REIM Group to a situa on where it has a strong status in the Finnish housing management fi eld due to its growth strategy”, states Jyrki Nuo mäki, the writer of the history of REIM Group.

WOMEN’S FORUM 2014 in the fi eld of real estate and construc on – to the infl uen al women in the fi eld

The fi rst Women’s Forum 2014 in the fi eld of real estate and construc on arranged by Kiinko gathered over a hundred of infl uen al women.

Kiinko arranged the first event Women’s Forum 2014 to women who infl uence the fi eld. The event was arranged on 13th November 2014 in Messukeskus in Helsinki. Over a hundred of infl uen al women a ended the event.

In the beginning the theme was reason and emo- ons. The topics in the theme

were: beliefs and facts about equal working life; nega ve energy in the customer junc- on into posi ve trade; and

wellbeing female leaders bring success to the service sector.

The lecturers in this same order were equality repre-sentative Pirkko Mäkinen from the Equality represent-a ve Offi ce in the Social and Health Ministry; Professor Leila Hurmerinta from Turku School of Economics, NEMO project, and PsT; and Work and Organization Psycholo-gist Satu Kaski from Clear Mind Oy.

A er the key note speech-es followed a conversation panel with the title “Wom-

an’s role in the current so-ciety, working environment and on the free time” with sub titles: Do I have to do everything myself? Reason or emo ons at work? Is di-plomacy enough in the col-lision of chemistry between people?

In the afternoon the theme was reason and eve-ryday life. The program was as follows: current themes in management, law and deci-sion-making or current mat-ters about safe customer ser-vice, working environment and violence-free free me.

right, no matter how hard you try”, states Editor in chief of Isännöintisanomat Jari Vahviala who works as Sales and Marketing Manager in REIM Group and operates REIM Real Estate.

XXVI Annual Nego a on Days of REIM Group key persons in PorvooThe CEOs of REIM Group gathered with avec to their annual mee ng this year on Friday 13th November in the historical city of Porvoo. Por-voo is known for the Porvoo Diet in 1809, its beau ful and idyllic old wooden city center and its river storerooms.

The Concern Board of REIM Group gathered tradi- onally already a day before

in Porvoo. The meeting of almost fi ve hours was started with a lunch after which a wide and versatile speech was given by CEO Saija Toivonen. After this the Fi-

nancial Manager Jani Takala, as well as Sales and Market-ing Manager Jari Vahviala gave their speeches. The Concern Board also decided on a Budget proposal for year 2015 and went over many current and important issues.

The negotiation days of the CEOs was opened by the

concern’s CEO Saija Toivonen who was able to thank in be-forehand the CEO of REIM Porvoo Frank Wendelin and his spouse Mia Salonen for excellent arrangements.

On the negotiation days Henna Hartikainen intro-duced her thesis “The future of housing management in

REIM Group” which was or-dered from Lappeenranta University of Technology (LUT). The project also in-cluded two professors from LUT and on the part of REIM Group in addi on to the CEO of the concern also CEO of REIM Hämeenlinna Marko Hellevaara were guiding the

thesis. After this Pia Aul-askoski from Tapiola went through the results of a ques- onnaire conducted on well-

being at work in REIM Group. Each company was discussed separately and the results were positive along with the development direc on.

Strong exper se in steel import!

Isännöin sanomat (Brokerage News) 2014-2015 has been published as a 324 000 piece edition. Jari Vah-

viala is the Editor in Chief and Kari Hämäläinen is the Edi ng Secretary of the tabloid-sized magazine. REIM Group Oy Ltd is the publisher. People working in the edi ng council were Marko Hellevaara, Saija Toivonen and Frand Wendelin. The magazine was

printed by Saimaan Leh paino Oy in Lappeenranta and the graphic design was done by Ladontapalvelu Osmo Jurvanen Ky in Lappeenranta.

The 16-page base was published in every opera ng city of REIM Group and on top of that each city published

its own local pages. In addi on to this Tilikarelia in REIM Finance published their own pages in Lappeenranta.

After lunch in the restaurant Zum Beispel everyone went on an exci ng trip to an ac v-

It came as a sur-prise that the CEO of REIM Porvoo, and a member of REIM Group’s Oper-a ve Board, Frank Wendeling played

some music with his band in the cel-ebra on premises.

The avecs had their own program which consisted of a guided tour of the Old Town of Porvoo and an own program of following the footsteps of Mika Häkkinen and Kimi Räikkönen – everyone got to drive go-karts.

From the pen of the Chairperson of the Concern Board

REIM Group has fi nally, a er many functional phases and challenges, as well as determined work of sev-eral years, gotten a strong base in Finnish housing management. From here it is good to leap towards the future as planned while having the knowledge and exper se. The main product of REIM Group, housing management, has go en profession-al only recently. Before that housing management was a task that was ex-ecuted by one of the owners. Along with regional construc on came the regional housing management plan with which constructors organized all the maintenance and other ac vi- es in the region. Nowadays housing

management is clearly a more profes-sional business which is taken care of by specialized organiza ons and peo-ple.

Housing management is a profes-sional service just like planning and construc ng. When services need to be grown, the human resource-based service process does not scale to be larger than its operator. Human ser-vice never grows to be larger than its operator itself. When the hours of a

professional delivering services are full the homo-

geneous service ends.When there is a desire to

broaden a service and there are no professional resources

available limitlessly, the ser-vice needs to be produc zed.

This already requires knowing the elements of

service and the process of com-bining these, as well as knowing

the organiza on and its systems.In housing management this

means the logic of magnitude. The content of a service is sliced up and the goal is to aim the professional re-sources into the actual core ac vity. The scale is grown with conceptual opera ng models and the informa-tion systems supporting them. The maturity level of housing manage-ment services is only beginning to develop and it can be compared to the servi za on that appeared in the produc on industry in the previous years.

Productization is happening in housing management mainly from the point of view of clarifying the produc on. As a driving factor ready-

made solu ons should be off ered to a customer which brings added value to them. Solu on business exists only when the services have been produc- zed and solu ons can be made from

them, ones that show the addi onal value to a customer.

Housing management has good chances in succeeding in this. How-ever, it requires determined work. The role of a housing manager as a service integrator and gatekeeper of the value chain would be easier to produc ze and diff er as a typical professional and intensive knowhow service. In addi on to this as repara- on building is ge ng more common

the amount of money fl owing in the hands of housing management is growing. By developing the solu on business it is possible for the hous-ing management business to grow its trade and fund balance as a part of this.

In REIM Group these issues have been wondered about and they keep on coming up. We ordered a thesis research from Lappeenranta Univer-sity of Technology, in which housing management was looked into as an en ty and especially if some things

could be handled in a diff erent way. This thesis is now ready and we will get into the results in detail.

We want to be in the lead of de-velopment also in the future, espe-cially client-wise and going towards the future. At the same me REIM Group is ready to grow both organi-cally and by buying businesses and enterprises according to its improved exis ng strategy. This goes to both al-ready exis ng opera ng ci es as well as to new ci es, out of which grow-ing and successful ci es are a prior-ity. We are ready for full purchases as well as for stakeholder models in which REIM Group owns a majority.
