For many people, selling their home is a stressful experience. As stated earlier, pricing strategy is one of the most important elements in selling your home.

• Clean or replace carpets and/or other flooring, such as vinyl or hard-woods.

• Wash the windows and window coverings.

• Clean the kitchen and baths until they sparkle.

• Clear and pack away clutter and sell or store excess furniture.

• Clean your closets--extra storage space helps sell homes.

• Paint or touch up any rooms that need it. Use neutral colors, which have more universal appeal.

• Clean the basement and garage. Neatly stack and store boxes.

Your home's cleanliness and appeal create an unconscious impression. That impression can determine the likeli-hood of an offer.

Bolstered by big gains in the North-east and Midwest, existing-home sales bounced back in March and remained slightly up from a year ago, according to the National Association of Real-tors®.

Lawrence Yun, NAR chief economist, says home sales had a nice rebound in March following February's unchar-acteristically large decline. "Closings came back in force last month as a greater number of buyers – mostly in the Northeast and Midwest – overcame depressed inventory levels and steady price growth to close on a home," he said. "Buyer demand remains sturdy in most areas this spring and the mid-priced market is doing quite well. How-ever, sales are softer both at the very low and very high ends of the market because of supply limitations and af-fordability pressures.

Local Data – According to the First Multiple Listing Service here in the At-lanta Metro Spring has Sprung! March residential sales were at 4,530, an in-crease of 6.9% from the previous year.

Average and median sales prices continue to gain traction and outpace 2015’s figures, with positive gains. The median sales price in March was $233,000, an increase of 7.4% from last March. The average sales price was $292,000, up 6.2% from the previous year.

Atlanta area housing inventory totaled 13,761 units in March, a slight decrease of 1.4% from March 2015. New listings totaled 5,298, up 8% from March 2015 and up 26.3% from the previous month. The supply for sales over a 12 month period increased to 3.1 months.

2016 ABR President Lane McCor-mack has this to say: “Home sales are up by close to 40% in comparison to February, which is a great indicator

of the robust spring market that we are experiencing. Home buyers and those who wish to refinance are seeing advantages in the low mortgage rates, unlocking numerous savings. I believe low rates and positive employment forecasts will contribute to active buyer demand, median and average sales prices accelerating and a strong hous-ing market throughout Spring 2016."

Having said all this it is the “Perfect Storm”! It’s a great time for sellers to seriously consider putting their homes on the market due to the shortage in inventory. You will want your home to show well and be priced right. If you do this you have a good chance of selling in today’s market. If they are a full time professional they will be able to advise you not only on your price but, if there are any concerns with your property that you might want to take care of prior to going to market. Buyers……in-terest rates continue to be at a ridicu-lously low rate allowing you buy with a very reasonable monthly mortgage pay-ment. In some cases it is actually more affordable to own vs. rent. Ask your Realtor for lender recommendations. Most likely they have resources that are reputable and trustworthy and have a history with so that you are confident you are receiving sound advice and get-ting a good loan.

My clients often ask what updates they can make to boost the re-sale value of their home. While nobody holds a crystal ball giving certainty to the future of the housing market, there are changes homeowners can make which will yield a greater return on the investment. I cannot stress enough the importance of ongoing maintenance. While not as exciting as sparkly new granite counters; maintaining the es-sential features of any home will result in less stress and cost should you decide to sell.

Five tips on moving(NAPSI)—According to the U.S. Census Bureau, 12 percent of Americans move to new homes every year. The next time you’re among them, you may be able to save time, trouble and money when you choose a professional mover—you won’t have to worry about renting equipment, paying hidden costs, handling heavy or bulky items and being responsible if something goes wrong.

Here are five hints to help.

1. Be wary of any “guaranteed” estimates offered over the phone or online. Make sure you show the mover everything that needs to be moved, and get at least three estimates to compare. Avoid any that are too high or too low.

2. Check the company’s ratings with the Better Business Bureau and other consumer websites, and ask family and friends for referrals.

3. Make sure all agreements are in writing, and get a copy of everything you sign, especially the bill of lading. Never sign any blank forms.

4. Ask questions if you don’t under-stand something, and make sure your mover has your cell phone number to reach you.
