•Comparing October year over year, pended sales were down 12.1% over a year ago, while homes available for buyers were up 59.4%

•Closed sales were down 16.4% over a year ago

•The effect of increased listings and a decrease number of pended sales, also known as supply and demand, is clearly illustrated in the Months of Inventory/Closed Sales (2.6 months) and Months of Inventory/Pended Sales (2.4 month). Generally, in a completely balanced market the Months of Inventory would be 5-6 months. Using the balanced market figures as a benchmark, it is clear that the inventory of homes, while increasing, remains near all-time lows.

•Compared to a year ago, the average price per square foot went up 21%

•The differential percentage was the same as a year ago. The 3% figure represents how buyers and seller are negotiating with each other; it tells us how buyers and sellers should strategize to list their property and how to strategize writing an offer to obtain the best results.

•Although a trend may be developing as the last six months have shown a month over month increase in homes for sale, there was still an overall shortage of homes available. In fact, there were 6,285 listings in October; that represents the highest number in 18 months. If the current trend continues, the local markets are expected to continue to appreciate at a slower rate. Overall, there were 2,343 more homes available and 358 fewer homes sold in October 2013 as compared to October 2012. In Orange County 41.4% of the supply of homes available in October 2013 sold. This is a significant decrease from previous months where as much as 93% of the homes listed were sold.
