T6 Marron Range

WATER RESOURCES

The T6 Ranch has extensive water for its buildings , corrals, and irrigated lands. The home barn and corrals are fed by a gravity fed system from a spring high up on the property. There is one unused domestic drilled well is located near the home. For irrigation this property has a drilled well capable of producing +/- 400 GPM. In addition the ranch has flume fed first irrigation water rights to Shatford Creek for 120 acre ft. per year.

HAY LAND LEASES.

In conjunction to the 60 acres of deeded, irrigated hay land on the main ranch, an additional 5 fields are leased. This brings the total hay production to a possible1000 tones and adds another 150 acres. Three of the leased fields are irrigated and two others are sub irrigated with one cut of hay and use for calving and winter feeding.

RANGE PERMITS

The ranch currently operates with 4 range permits from the Government of B.C. Forest Service. Each permit allows for 125 cow calf units for a total possible of 500 units. Approx. lease acre is 20,000 +/-

The Marron Range adjoins the main ranch. The three remaining permits start west of Summerland B.C. on what is known as the Bald Range. Cattle can be driven the short 10 kms along the Shingle Creek Road or transported to the permit area.

CARRYING CAPACITY

The present owners of the T6 Ranch have operated very comfortably at between 200 and300 head. With the additional hay land and Government range leases the ranch has a carrying capacity of +/- 500 head.

The T6 parcels all fall under the jurisdiction of the Regional District of Okanagan Similkameen. Portions of the 279 and 57 acre properties are in the ALR. The areas in ALR are zoned AG2 ( Agricultural 2 Zone) this zoning allows for farm type usage with 50 acre minimum parcel size and allows for secondary residences.

Portions of the 279, the 57acre, and the entire 82 and 162 acre parcels are zoned RA ( Resource Area) This zoning allows for 50 acre minimums parcel size with one secondary residences per 50 acres and is very broad in permitted uses. Farming and recreation being most desirable.

Resource Area Zone (RA)
