I haven’t heard of WhyHotel. Who started it and why?

WhyHotel’s story began, as many stories do, with a couple of people bent on improving what they knew best. In our case, newly-built, high-rise buildings in city centers. At the time Jason Fudin (Co-Founder & CEO of WhyHotel) was working as an executive at Vornado Realty (the D.C. portion of which is now JBG Smith), and Bao Vuong (Co-Founder & President of WhyHotel) was working as a Vice President of Development at PN Hoffman. WhyHotel opened its doors January 2017 in the Washington D.C. metro area, days before the U.S. Presidential Inauguration (we knew that we would at least have a diverse set of guests on opening weekend!) After our successful first pilot hotel in Crystal City (Amazon’s new home), WhyHotel spun out of Vornado Realty and became an independent, venture-backed start-up in the summer of 2017. Today, our pop-up hotels are sprouting up across U.S. cities and are bringing our guests the space and comfort of a brand-new home with the 24/7 onsite professional service of a hotel. Because, as our tag line says - why hotel when you can have a place like home?

I don’t really get this whole pop-up concept thing. Can you give me some more details about the void it fills?

Here’s the scoop. Most newly constructed apartment buildings take 10-24 months to fill up with long-term renters (yes, this occurs even when things are going amazingly well for real estate developers). During this time, there are hundreds of empty, brand-new apartments and the building’s emptiness has an eerie creepiness to it. If you’ve been following us, you have probably heard Jason talk about this ‘timing inefficiency’ on National Public Radio (NPR). WhyHotel solves this inefficiency by temporarily turning those empty units into a 100+ room hotel (Check out our explainer video here).

As a real estate developer leases up a building with long-term renters, we slowly decrease our presence in the building, offering fewer rooms and winding down our operations until we move out of the building altogether.

> Travelers love us because our team hosts them in an incredibly high-quality, brand new home away from home (with kitchens, bedrooms, living rooms, washers/dryers, etc.). Families can benefit from two bedroom apartments where there’s a living room separating the adults from the kids, and business travelers can benefit from a home away from home while on the road.

> Residents in our buildings love us because they see us as an amenity offering free room nights and free cleaning services.

> Cities love us because we provide new jobs, additional tax revenue, and a tool for them to rapidly increase the inventory of residential apartments for rent in the long-term.

> Real estate developers love us because we financially de-risk their projects with instant additional income and activation.

How many hotels have you opened?

We have opened 4 hotels to-date and are on pace to open another 3-5 hotels in 2019.

> Our first hotel was a pilot from January-May 2017 in Crystal City, VA.

> From there, our next pop-up location went live in Baltimore in June 2018.

> D.C. (in NoMA - near Union Station) went live in October 2018.

> Arlington, VA (Ballston) opened in April 2019.

How does WhyHotel determine what new markets to enter?

We evaluate projects against three main criteria: 1) the strength of the traveler market; 2) the existing local regulatory environment — we only go into a new building if it has the full backing of the city; and 3) the scale and amount of multifamily development that is going on in that city and neighborhood.

What makes WhyHotel confident in its ability to secure locations for pop-up hotels?

> 200,000 to 400,000 multifamily units have been delivered in the U.S. nearly every year over the last 40 years.

> 325,000 multifamily units are projected to deliver annually through 2030 to meet changing U.S. demographics.

> One of our D.C. corporate team members notes that when he goes to real estate networking events and tells people he’s from WhyHotel, “the vibe is insanely positive, people are ridiculously excited about the company, and more and more people want to learn about what we’re doing and attach themselves to us.”

What makes WhyHotel confident in its ability to execute on the consumer-side of the business?

> Our brand-new product is a serious step above the existing stock of hotel rooms and home-shares.

> Our onsite, 24/7 Guest Experience Associates create a uniquely local and friendly experience.

> We have a great product/market fit for three large groups of customers:

• A home away from home for the consummate business traveler

• The perfect space with a predictable experience for traveling groups who want to spread out but all be together (including families with young kids)

• Apartments that are ideal for a single night stay or a few months (relocations, home renovations, etc.)

What does the outside world think about WhyHotel? Have you had good pickup in the press?

> The Wall Street Journal profiled us just two months after starting our company - not a bad start, right?

> USA Today gifted us with a headline of, “Pop-up hotels? Yeah, that’s a thing now.” They quoted Jason as saying, “We’re blurring the line between hospitality and home. It’s a home experience, but the service is akin to that of traditional hospitality. It feels like you’re hosted at a home and less like you’re running through a commercial machine.”

> Forbes wrote in June 2018, “In a time when traditional hotels are stepping into the home share industry and Airbnb is seeking to offer more branded, premium experiences, WhyHotel will offer up yet another option for today’s business and leisure travelers. For Rise of the Rest Seed Fund partner David Hall, what makes WhyHotel the most compelling is its value proposition for both developers and travelers, along with the scalability of its concept. ‘There’s been a huge supply of multifamily buildings being delivered, and WhyHotel is able to help that developer more profitably plan that building out, but also delivering a really cool product for consumers,’ Hall said.”

I hear the regulatory environment is dicey with new laws banning Airbnb. What does that mean for WhyHotel?

We operate under a hotel license and get all required regulatory approvals before opening. This means we are viewed through the lens of a hotel instead of a home or an apartment building, which has an entirely different set of rules. We have been successful in six cities so far. We’re sure that we’ll run into a bump or two, but we’re confident that our thoughtful and public approach puts us in a strong position in the future cities where you’ll find us.

Do you have money to grow and what does your growth trajectory look like?

Yes - our financial standing is excellent.

> We have a highly capital efficient model that does not require we build assets or buy furniture. Instead, we are able to participate in large, real estate income streams as a percentage of the value that we create without significant upfront costs. We also rent all the furniture in our hotels only for as long as we need it.

> We have raised around $15M in under 18 months including $10M worth of Series A funding, $3.9M in seed funding as reported in this Forbes article, and a $1M+ Simple Agreement for Future Equity (SAFE).

> We will add another 3-5 hotels in 2019. Our longer-term plan is to have our pop-up hotels become a core component of every city’s travel offerings.

What can I expect if I stay at WhyHotel?

Yes! And, you should tell your friends and family to as well. While WhyHotel is a whole new way to stay, the booking process should feel comfortably familiar to how you book a hotel - just follow these steps. Once you enter the building, front desk staff will direct you to our sky lobby, which is a two-bedroom unit, outfitted on whichever floor our first hotel units start on. It’s here that your WhyHotel experience begins.

Our sky lobby is staffed 24 hours a day with local guest experience leaders who will greet you, provide you recommendations if you desire and help you settle in. Complimentary coffee, wine, beer, water and snacks are available when you arrive. Each brand-new apartment is equipped with quality linens, flat screen TVs, Chromecast and - building rules dependent - is pet friendly. We provide pots and pans, dishes, glassware, utensils, etc. - basically anything you would use at home. We also offer on-site hospitality services like that of a traditional hotel (cleaning service, an extra towel, more of those mini shampoos that you want to sneak home) but it doesn’t stop there. It depends on the property - but in Baltimore for example, you also have access to a 5,000-sq.-ft. fitness center and for extended stay guests (10 days or longer, or someone who’s staying with us regularly), you can also access a game room, a theater room, and a pool.

Who are your biggest competitors in this space?

We compete with traditional hotels, vacation rentals, corporate housing, and venture-backed short-term furnished operators. There are a lot of different models, but most are tired or illegal. Our approach is unmatched and chasing A LOT of travelers.

How do residents who live in the building feel about your pop-up model?

We’re the best amenity residents didn’t expect to have. They get free room nights or cleaning services. They are welcome in our sky lobby any time, where they get snacks and coffee 24/7 at no cost. Having WhyHotel as a neighbor adds a feeling of liveliness to the building that would otherwise be missing. Quick stat - in our DC hotel, over 35% of the long-term residents used us as an amenity in the first 90 days.

What parts of the business are you focused on for the next 6-12 months?

When Jason and Bao first started the company, they had one main question they were looking to answer: Would real estate developers who own $100-200M multifamily apartment buildings let WhyHotel on property to try something new? Check. Second question: Now that WhyHotel was on the inside, could they successfully pop-up a hotel? Check. That brings us to the third question which is the focus of where we are spending our time and energy over the next 6-12 months? How quickly can we turn WhyHotel into a consumer brand, and how can we more efficiently and effectively improve our operations and increase revenue at our hotels as we continue to scale nationally?

On top of that, we’re looking towards the future in our quest to evolve multifamily buildings. That’s the focus of our newly announced Hospitality Living team! What do they do? We are looking to bring the WhyHotel pop-up model into buildings on a permanent basis by developing our own flexible-use buildings. These can be used as an apartment or for hospitality purposes. Both short-term guests and long-term residents will benefit from being part of the WhyHotel family. We are targeting 2022 for the first delivery of these buildings.

I’m applying for a role that includes managing or building and managing a team. What do you expect of your managers?

Since we’re growing so quickly, we’re excited for you to help us build a positive team culture that aligns with our core values. This includes hiring people smarter than we or you are are (you can read about how we’re excited to be hiring so many new staff here), recognizing and rewarding exceptional talent, and helping to coach and mentor our company’s next leaders.

We expect you to ensure your direct reports are onboarded smoothly, which includes being clear about what outcomes they’re responsible for hitting and by when. We know we can’t get better unless both of you are able to give and get constructive and critical feedback often. Mistakes will be made - we’re a fast moving startup after all - but we care that you and your team are “failing forward” and learning as you go. We are personally big fans of using what we call a model of “support and challenge” with our direct reports and would encourage you to do the same.

What are the top reasons I should consider joining WhyHotel now? What does your current team say about why they are working at WhyHotel?

You will be able to help mold the company into a huge national, and hopefully global, brand and say that you helped build something from the ground up.

We are not doing something that has existed before. It’s not like we’re a new software company creating yet another CRM. Instead, we’re working with a blank slate. Every new role in the company is an opportunity to paint your own picture and be able to tell future employers that you built out an entire function and the capabilities for WhyHotel.

I realized after being here that while it’s good to have a big, brand name company on my resume, it’s way more exciting, rewarding and engaging to help start up a company - especially one that is focused on an innovative concept.

After working here, you are able to add a huge notch on your belt from a professional standpoint because of the autonomy you have to own a big body of work.

Everyone here is expected to think outside the box, be autonomous and solve problems - whether it’s your job or not. You’re expected to create from the ground up and chip in. I love it!

It’s seeming more and more clear (knock on wood) that this company is going to truly take off. It will likely even go global.

What are the top opportunities I can expect if I join your team?

Because we’re at the beginning stages of growth, by entering at the ground floor, you will get to have a huge say in how your entire function gets built inside a company that is destined to take off. This isn’t the case in companies that have been around awhile - which you may have noticed if you’re working for one.

If you like wearing many different hats and you like to be busy with different things, you will love it here. Even when we’re slow, things are happening. Every single day the ballgame changes. New things happen that we have to adapt to. No two days are the same.

The atmosphere, the team, and the support is amazing!

If you’re working in our hotel and you love people, you will get to talk to them, make them smile and help them feel good. We are creating an experience for them. Doing this makes me feel great.

Being here makes me want to be a better person. We’re all hands on deck as we get this company flying. You’ll be constantly collaborating with others, jumping in to help them even though it’s not in your job description and your colleagues will do the same for you. I consider us a true team.

What are some of the greatest challenges I may face?

This is very much a start-up culture in the sense that we are building the plane while we’re flying it. We’re creating structures without many in place. If you get frustrated by a lack of rules and policies, this is probably not the place for you. We’re building all that real time.

We are understaffed. We need to seriously build out our leadership and corporate team but until that’s done and folks are in place, things can feel disorganized.

There’s sometimes a lack of accountability because we expect everyone to be a self-starter and just do their job.

When people don’t get information they go to the ‘default hub’ which is Jason and Bao. As we grow and build more structures and management layers, this will change and communication will need to flow more regularly.

Expect it to be crazy and at times feel disconnected and chaotic.

How will my performance be assessed?

Soon after you start we make sure you meet with your manager and agree on an objective scorecard that outlines your performance expectations. It’s important to us that you have clarity around what outcomes you need to hit out of the park and the competencies (“how you should go about your job.) required to be successful in your role. We have a culture of high performance (yes, we know lots of companies say that but we truly do) and expect all new hires to be self-starters. We have a feedback-rich culture where we expect all staff to be hungry for feedback and proactively solicit it from their manager rather than waiting for a once a year performance appraisal. Our new performance management process is fluid and encourages regular communication touch points throughout the year. Specifically, every employee and their manager are expected to have a check in at least bi-weekly to ensure they’re aligned on goals. In addition to that, formal performance appraisals are done in both the summer and the winter and a quarterly 2x2 conversation that allows both staff and their manager’s to give one another feedback happens in the spring and the fall.

How are you building the culture of your team?This is definitely a work in progress (as we think it should always be to reflect dynamic and growing teams), but we’re really excited that we have the following in place:

> Our People Experience team puts the employee at the center of our employee life cycle model to ensure we are creating stellar experiences for them each day they are part of #TeamWhyHotel. Our seven stages are 1) Attract, recruit and hire; 2) Onboard and enable; 3) Engage and motivate; 4) Develop; 5) Recognize; 6) Grow and promote; 7) Wish them well.

> Our new “AskWhy” sessions are designed to break down silos across the organization and ensure that all of our staff members have a baseline understanding of key parts of our business. Every four weeks our entire team comes together to deep dive into a particular topic to up our understanding of it, ask questions about it and ensure no one team is privy to more information than another.

> We also have regular “Culture Chows,” where all team members gather to provide input and help craft our culture. We recently used this format to gain invaluable feedback from staff at all different levels on our performance management process, including how we could ensure it is fulfilling their needs.

LEADERSHIP

What are Jason and Bao like to work with? What kind of tone are they setting from the top?

They both came to WhyHotel from the real estate industry and are newer to the hospitality industry. They both have young families, live in D.C. and are part of the fabric of the city. They compliment each other well. Jason tends to be more about ‘speed,’ and Bao tends to be more about ‘deep analysis.’ In any high growth startup, you need both forward momentum and detailed, probing questions to ensure you’re making the right thoughtful decisions. On that note, we believe Jason and Bao provide the perfect counter balance to one another. We hired an independent consultant to speak to our team so we could give you some unedited feedback. Here’s what we heard about both of them:

Jason = Is really personable for a ‘numbers and real estate guy.’ People really relate to him. He is able to talk about a lot of different topics at both a visionary and nitty gritty level. Even though he’s new to hospitality, he definitely brings an inherent ‘hospitality mindset’ to the work. He’s very matter of fact, and he’s brilliant. You have to be on your A game with him because he’s typically 10 feet ahead of everyone even if he doesn’t know much about their area of expertise. He’s human, understands what you’re dealing with and helps you along the way. His door is always open. He solves problems fast - he makes you feel heard, takes your feedback and works that into your problem or challenge. His openness to new ideas is more free-wheeling. He’ll say, “screw it, let’s try it.” He’s a great human being and a ton of fun to be around.

Bao = Is equally wicked smart and supportive. He has a real estate developer’s ‘big picture mind’ and knows all the pieces of the puzzle that need to fit together to make it all happen. He’s detail oriented and trusting. One staff member said, “he’s my boss, and sometimes I’ll go three weeks without speaking to him. He doesn’t bother me unless he needs to - he just trusts me to do my job. Yet, when I need him I can always get him.” Another staff member who reports to Bao said, “Bao has very high expectations of those around him. He’s open minded and not afraid to ask for help.”

Here’s our favorite…”You know how when geese fly in formation and they look like a “V”? As the goose at the front gets tired, he moves to the back. The next geese moves up to the front. That way, the entire team can keep moving forward. Jason and Bao are exactly like the human version of this! They jump in on a consistent basis to keep things running smoothly and to support one another. They have each other’s back and are always flying in formation.”

“They don’t micromanage like you think they would. They give you a task and entrust that you will get the job done. They give you a lot of responsibility and expect that you uphold your end of the bargain. They will be the first to tell you if the job isn’t getting done. They are very transparent, and it’s clear if they’re not happy. No passive aggressive management behavior here.”

“They are both appreciative. They will say thank you and they lead by example.”

“Both of them are two of the smartest guys I’ve ever met. They’re very intellectual but very humble and down to earth. They’re very calculated but also like to take risks. It’s an awesome combo.”

Who is on your leadership team and how diverse is that group?

In addition to Jason and Bao, below is our leadership team. You’ll notice we only have one additional C-Suite hire today but the team will grow over time. For example, we’ll need to add a Chief Technology Officer, Chief Operating Officer, etc… 50% percent of our leadership team are leaders of color, and we’re definitely excited to add more women to it. Everyone sits in our D.C. headquarters unless otherwise noted.

What does your organizational structure look like?

Jason manages our real estate sales side of the house and manages Will Hu and Nathan Raymond. These leaders are responsible for growing WhyHotel’s offerings across the country (the “supply”). Jason also manages investor relations, our regulatory team, our finance team and our legal team.

Bao manages the hospitality, marketing, and brand side of the house (the “demand”). Miguel Oliveira reports to Bao and oversees our hospitality sales team, and our revenue growth and marketing team. The hospitality side of course includes hotel operations, which is lead by Logan Gaskill (east coast) and Jason Kamen (west coast). We refer to Logan and Jason Kamen as our “ops team,” who manage our hotel General Managers and everyone underneath them at each hotel. Heather Schwager reports to both Jason and Bao given the importance they both place on creating strong experiences for our people and developing a healthy culture across the organization.

Who is on your Board of Directors?

We have been fortunate to attract three stellar Board members so far. Our Board meets semi-quarterly and employees from the leadership team may be asked to present to them. Our Board members - in addition to Jason and Bao - are:

THE DETAILS

Where are your offices?Our headquarters is in one of the coolest and most up and coming neighborhoods in D.C. - the H Street Corridor. The neighborhood - known to be artsy, energetic, communal and fun - includes some of D.C.’s hottest new bars, restaurants, and entertainment. We’re blocks from Union Station, Union Market, and just north of Capitol Hill. Fun fact: the only street car in D.C. runs down H Street.

Speaking of street cars, our newly opened San Francisco corporate office is located in the heart of SoMa, steps away from the Ferry Building and the Embarcadero. We are around the corner from some of the most innovative companies in the world, such as Google and Salesforce, which inspire us every day.

Our D.C. headquarters is currently located in the WeWork Apollo and our SF Office is in the 535 Mission St WeWork, both great co-working spaces. If you like micro-roasted coffee (no, we don’t know exactly what that means either), cold brew coffee, cucumber and lemon water on tap all day, draft beer, fancy cheese + wine happy hours and even the occasional yoga class to work it all off, well, you’ll be right at home in our space. We’re working on plans for our new, corporate headquarters in D.C.and we even have a Slack channel dedicated to brainstorming cool ideas about how we’re going to turn it into a fun and collaborative work space for all of us to enjoy.

How competitively do you pay?

Our corporate and salaried roles are competitively set against industry benchmarks and are a mix of salary, cash bonuses and stock options. We are deeply committed to paying a living wage to all hourly staff in our hotels. For example, whereas the minimum wage in Baltimore is $10.10/hour, we pay our staff $15.00/hour.

What perks do you offer?

> You will get shares in the company after your first full quarter with us, and they start vesting immediately. We currently give all staff additional shares annually.

> Some of our roles include an annual bonus that is tied to meeting your specific performance targets.

> We match dollar for dollar up to 4% of your salary contributions into your 401(k) plan. To be eligible you must be a W2 employee and have worked 1,000 hours in a rolling calendar period.

> Competitive health and dental benefits to cover you and your dependents.

We also currently offer an additional six holidays for corporate staff. Time off looks different for hotel staff, but we are focused on making sure everyone can live, work, and play.

> You earn between $100-$500 (amount depends on level) every time you refer a new employee to us. And we need lots of them.

What does work life balance look like?

You are joining a team that works incredibly hard but that also believes in family/personal time. The corporate office has the early morning risers (typically Jason ad Bao) who generally leave earlier to spend time with their families since both have young kids, and we also have staff who come in later and work later. You’ll see Bao on his bike leaving the office around 5:30pm to pick up his daughter from school even though he’s often back online later in the evening or early in the morning. Overall, the culture in our corporate office is more focused on outcomes than facetime. However, if you’re working in our hotels keep in mind they operate 24/7 so hours will vary, but our hotel management teams make sure to give everyone their weekly schedule in advance so you can plan your life. The hotel teams are intensely customer focused, so sometimes shift work can run a little long, but we try to build balanced teams to support the load.

We have some pretty lofty goals so are keenly focused on getting the right cavalry here - whether for our corporate jobs or in our current and future hotels. We’re looking for leaders who are high performers and those who are known to be both results obsessed and empathetic by their colleagues.

It looks like a lot of your corporate jobs are based in D.C but I live elsewhere. Can I work remotely from another location in the U.S.?

> For corporate jobs, you’ll need to work out of our headquarters in D.C. or San Francisco. Why? Because we’re building a strong team culture and being around one another allows us to collaborate and build a sense of camaraderie that is just not the same when everyone is remote. For the hotel-side of the team, the jobs are where our hotels are.

> For certain positions we are potentially open to you commuting before you relocate. So if you live outside of D.C. but are willing to relocate to D.C. for a position in the near future, you should still definitely throw your hat in the ring here.

What happens if I take a role in one of your hotels once the hotel winds down?

When your pop-up hotel winds down, our hope is to be able to offer you a role at another one of our pop-ups either in your city or in another one. If you like to travel, there’s no better way to see the country!

What’s your interview process like and how much time do I need to invest?

We know and respect how busy you are, so we have designed a transparent interview process with four (4) key stages so you know approximately what to expect. All up, you should plan to invest about a full day in our process - from start to finish. We will let you know the status of your candidacy at each stage of the process.

STAGE 4: References

> References - We make it easy for us to connect to your references by sending you an email template that you can forward to those you’ve previously worked with so that we can connect with them (allot 30 minutes to e-introduce us).

> We aim to complete references quickly and expect you to help us keep those moving quickly. Time is of the essence at this stage.

> If you’re applying for an Executive level role, we may want you to meet with one or more Board members or other members of the team, and this would typically happen while we’re conducting references.
