Steady price rise with stable demand and increased supply

Residential prices in Hyderabad witnessed annual appreciation of 15.1%, driven by favourable market sentiments,political stability, and improving infrastructure. During Q4 2019, the city recorded a visible rise in active listings by4.2%, however, demand largely remained stable showing a negligible dip of 0.2%.

Proximity to IT hubs, widespread connectivity via Outer Ring Road (ORR) and easy access to metro rail network,spurred real estate growth in the northern and western suburbs of the city. These include areas of Gachibowli,Kukatpally, Pragathi Nagar, Nizampet, Miyapur, Kondapur, Bachupally and Manikonda. New fringes of Kompally,Adibatla, Tellapur and Patancheru, also witnessed significant real estate activity, primarily triggered by theirlocation alongside ORR.

Demand Supply Analysis Hyderabad Q4 2019

Affordable units dominating the market

2 and 3 BHKs comprising maximum demand and supplyAffordability drove theresidential market

47% of the consumer searches were in ‘Lessthan INR 4,000 per sq. ft.’ segment, followed by‘4,000-6,000 per sq. ft.’ bracket, which recorded37%. Both these segments together contributeda significant 84% of total searches onMagicbricks website.

“About 72% of the city’s supplywas concentrated in two pricebrackets – '4,000-6,000 per sqft’(40%) and ‘Less than 4,000 persqft’ (32%). It broadly matcheswith consumers’ expectationsand also emphasize developers’focus on affordable projects.”

- A moderate demand-supply mismatch isevident in ‘Less than INR 4,000 per sq. ft.’bracket. While demand in this bracket stands at47%, the corresponding supply is at 32%.

- Higher price segments of greater than INR6,000 per sqft, together accounted for 15% ofsearches, but had nearly double the activelistings at 29%, indicating passive buyerinterest in higher priced properties.

- 2 & 3 BHKs constitute more than 90% of bothdemand as well as supply. 2 BHK, at 56%, is themost searched BHK configuration followed by 3BHK at 35%.

- Miyapur, Gachibowli and Kukatpally, continuedto be the top-3 micro-markets owing toproximity to key job hubs, easy access to ORRand metro rail connectivity.

- Residential prices appreciated in all the localities of Hyderabad, across all price brackets- Localities in northern & western suburbs showed highest QoQ price gains of 4-6%, access to employment hubs, quality social infra, and sound connectivity-  Bachupally (5%), Nizampet (4%), Manikonda (6%), Miyapur (5%), Gachibowli (5%) and Kukatpally (4%), witnessed robust price growth during Q4 2019-  Other developing localities of Kompally, Rajendra Nagar, Tellapur and Nallagandla, also grew by a modest 2-4% during the quarter
