Infrastructure improvement to support demand in Gurugram
Although residential demand in Gurugram has been dull for some time now, the city is improving its infrastructure.The Gurugram Metropolitan Development Authority (GMDA) and local civic body have cleared new underpasses andoverbridges on several stretches on NH48, from Hero Honda Chowk to Northern Peripheral Road (NPR).
Also, the city witnessed increased activity in builder floors segment after the announcement of the opening ofregistration of the fourth floor in November 2018. Accordingly, now one can get the registration of the fourth floorindependently by paying one-third (1/3rd) of the applicable external development charges for respective urban areasagainst the plot area.

Mid and affordable segments driving demand
Demand and supply concentrated in 3BHK configurationConsumers going for big butaffordable houses
In Gurugram, maximum searches and listingswere in 3 BHK segment primarily due toavailability of options in this category. Strictdensity norms in Haryana imply that themaximum number of apartments are in 3BHKformats.
"The investment ticket size inGurugram is significantly largerthan other satellite cities ofDelhi such as NOIDA and
Faridabad due to higher averageprices (INR 7580 per sq ft) and
bigger formats."
- 3BHK and above configurations had about 80%of the total listings in Gurugram, whilecontributing to less than 70% of the searches.Only 21% of the listing were in 1 and 2 BHKformats.
- The locations near employment hubs like SohnaRoad, New Gurgaon, Golf Course Extension Roadranked highest in terms of consumer searchesshowing inclination towards walk to workculture.
- Due to the addition of new units in several newprojects, Golf Course Extension Road, SohnaRoad and New Gurgaon have maximum listings.

Price Analysis Gurugram Q4 2019
- Most of the established sectors in Gurgaon falls under the price range of INR 5000 to 10,000 per sq ft- For properties below INR 5,000 per sq ft, there are very limited options in Main Gurugram, and one has to look for sectors in New-Gurgaon, Dwarkaexpressway or the city of Sohna (South of Gurugram).- On a QoQ basis, most of the peripheral localities in Gurugram witnessed 2% to 7% increase in listing prices, indicating a revival in consumer interest on theback of improving connectivity.
