Founded in 1989, Mikels & Jones Properties is a commercial, investment and

industrial real estate leasing, brokerage and property management company based

in Raleigh, North Carolina. Founded in 1989, Mikels & Jones Properties has evolved

to possess a diverse range of real estate skills, talents, and expertise which has been

MANAGEMENT SERVICES

As your managing agent we are pleased to assist with the following functions:

• Rent collection including tenant follow-up to ensure timely payment, when necessary

• Payment of all bills related to the property’s operational expenses, utilities, taxes and insurance

• Daily bookkeeping activities along with monthly financial reporting to include operating income/expense statements, general ledger detail, cash flow (showing starting and ending bank account status), balance sheet, accounts receivable report, bank statement and reconciliation

• Annual budget preparation and quarterly variance comparison/explanation

• Year-end reports including preparation of 1099’s for applicable vendors, providing documentation as necessary to assist ownership CPA in preparation of annual tax returns and report to the NCSOS; distribution of partnership K-1’s

• Prepare, maintain and update matter-specific documentation and reports, when necessary

• Lease administration to ensure compliance

• Tenant relations/liaison

• Service contract administration to ensure compliance

• Vendor relations/liaison

• Access control system operation and administration to ensure secure facility

• Around the clock on-call maintenance and emergency response at Preferred Rates

• Property inspections to ensure proper ongoing general upkeep, assist various contractors (including but not limited to HVAC, elevator, and life safety systems) with quarterly/annual PM service, test and inspection

• Prepare, maintain and update capital improvement plans for the property

• Coordinate and oversee capital improvement projects, renovations and tenant up fit work, as needed

Reid Jones is one of the founding members and currently serves as Co-Managing Partner of Mikels and Jones Properties. He has over 35 years of commercial real estate experience. His long career encompasses a wide spectrum of real estate disciplines including Landlord and Tenant representation, improved property and land sales. He works with users, owners, and investors. Reid’s expertise is in helping his clients solve their real estate needs. Notable real estate deals include representing a client in a 77,000 square foot Class A office build-to-suit in Cary, NC. He also assembled the infill 91 home residential site known as The Oaks of Fallon Park, as well as the 15.67 acre site and historic warehouses located on Capital Blvd known as The Raleigh Bonded Warehouse. He has won leasing and sales awards from the Triangle Business Journal and “Office Lease Deal of the Year” from Triangle Commercial Association of Realtors. Reid is married to Coles Jones and has two sons. He received a BA from University of North Carolina. Reid has also been Senior Warden of Christ Church, Area Chairman for Duck Unlimited, and President of Triangle Area Office Building Association. In his free time, Reid enjoys fly fishing for trout.

Terry L. Mikels, a native of High Point, received his B.A. from North Carolina State University in 1979. His sales career began with the Burroughs Corporation in Raleigh. In 1984, Terry’s interest in commercial real estate led him to begin his career with Synco Properties, a regional real estate syndicator headquartered in Charlotte. He was introduced to the leasing market with Synco and after two years he established his own tenant representation firm, Mikels Properties. In 1989, Terry welcomed Reid Jones as a partner to form Mikels & Jones Properties, and their success as a team has led to a more diverse offering of services to their clients. As a partner in Mikels & Jones Properties, Terry continues to work the leasing, brokerage, and income property markets and has expanded into development and redevelopment of buildings especially in the North Hills area. In 2004 Terry was recognized by his peers as the winner of the Presidents Circle Award, an annual award given by the Triangle Commercial Area Realtors to the member who most consistently gives back to the community. Terry and his family have been involved with many civic organizations in Raleigh, including Hilltop Home, Fellowship of Christian Athletes, Young Life, Mira Foundation (provider of service dogs for blind children). Terry has served on many local non-profit and corporate boards. Terry enjoys hunting, fishing, and golf. Terry and his wife, Juana, are very active in the ministries of Capital Community Church where he currently serves as an Elder. They have four children, Blair, John Charles, Alex and Mary Elizabeth. They have lived in Raleigh since 1975.

Laura Peed is Mikels & Jones’ Director of Marketing and Operations. Laura is responsible for creating and executing our marketing strategy, managing our properties and assisting tenants, and supporting our team members in day-to-day operations. Laura played volleyball for Barton College and graduated magna cum laude with a Bachelor of Science in both Business Administration and Accounting. After graduating in three years, she then attended Campbell Law School for a year, but quickly realized her passion for the property classes far exceeded her enthusiasm for the law and decided to take her career in the direction of commercial real estate. Laura then began working as a Leasing Consultant at SkyHouse Raleigh before joining Mikels & Jones. Laura is a South Florida native, but decided to stay in North Carolina after receiving her degree after learning that she really enjoys having four different weather seasons. She has been involved with the Special Olympics of North Carolina, Making Strides Against Breast Cancer, and the Alzheimer’s Association.

Cameron Gorse joined Mikels & Jones Properties in March 2019. Cameron is the Director of Accounting for our firm as well as all the properties we manage. Cameron graduated with a Bachelor of Arts in Business Administration and Accounting from Campbell University while maintaining her athletic scholarship as a Division 1 athlete of Campbell’s varsity swim team. Before joining the Mikels & Jones team, Cameron began her career in the administration department at CORT Furniture Rental and later moved to work specifically in accounting at Thomas, Judy & Tucker, PA. Her love for property management developed when she began working as Assistant Property Manager at SkyHouse Raleigh where she spent three and a half years before joining Mikels & Jones. Cameron is currently involved in fundraising for the Alzheimer’s Association, is a member of the Junior League of Raleigh, and serves on a leadership task force for the Raleigh Chamber of Commerce Young Professionals Network. She previously served on the Board of Directors for the Downtown Raleigh Alliance and has volunteered with Big Brothers Big Sisters of the Triangle. During her free time, she enjoys meeting friends in the wonderful places Raleigh has to offer, going to the gym, playing tennis, and relaxing with her sweet rescue dog, Sasha.

As Vice President/Property Manager, Caryl Fuller, is responsible for over a half-million square feet of office, industrial, retail and residential space; including historic properties such as The Briggs Hardware Building, in the heart of Downtown Raleigh, and The Creamery, located in the dynamic Glenwood South district.

Caryl is a native of Springfield, Virginia; beginning her property management career in 1989 where she gained experience working with regional retail centers, office and industrial flex products in the fast-paced Washington, DC market. Caryl joined Mikels & Jones Properties in 2003, becoming part of a sales, leasing and management team with deep roots in the Raleigh community, where she works diligently to provide quality service within all aspects of the tenant/landlord relationship.

Called by faith and a belief in the importance of “giving back”, Caryl stays active at many levels in the mission and ministries of The Church of the Good Shepherd Episcopal Church. As a long-time supporter of Carolina Ballet, Caryl enjoys attending performance in her free time as well as participating as an involved member of volunteer service organizations including the DAR (Caswell-Nash Chapter) and Capital City Civitan.

Allan Gomez joined Mikels & Jones in 2016 as the Maintenance Technician and quickly earned his spot as the Maintenance Supervisor. He handles all maintenance needs for our properties that we manage. His friendly customer service, leadership in the maintenance department, and vast certifications benefit Mikels & Jones and our tenants daily. Allan has worked in the multifamily and commercial maintenance industry for over 20 years. During his free time, he enjoys working on his car and playing with his son, Tyler.

Bryan Williams joined Mikels & Jones Properties as our Maintenance Technician in 2019. He assists our Maintenance Supervisor with the needs of our tenants in the properties we manage. Before joining our team, he worked in maintenance at two Multi-Family properties in Greensboro then in Raleigh. Bryan has lived in North Carolina all his life, until joining the Marines after high school. He served five years and during his time, he was able to live abroad for three years in the embassy’s. When he is not at work, he is studying to receive his Business Management degree.
