Steve Howe Address: 550 Long Point Road; Mount Pleasant, SC 29464 Phone Number (843) 654-7850 Square Footage: 63,901 S.F., plus pad graded outparcels Completion Date: 2016 (estimated) Construction Cost: $16 million Funding Source: Private Project Description: This project was for a Walmart Neighborhood Market, inline retail shops, and two pad graded outparcels on 17.4± acres located on North Tryon Street in Charlotte, NC. The challenge for this project was succeeding in a contested rezoning while simultaneously coordinating the design and construction of a shared driveway with another developer. The site had constraints impacting the ability to develop the property ranging from ongoing onsite construction during the due diligence phase, to subterranean rock, to floodplain encroachments from Mallard Creek. The conditions of rezoning required coordination for the design and construction of offsite roadway improvements, as well as a shared driveway with an adjacent apartment complex, all of which required agreement from multiple developers, engineers, and surveyors. BDG provided the following as part of their scope of services: due diligence, conceptual plans for planning and budgeting, cost estimates, real estate committee plans, civil design, title review, bid administration, and 3 rd party coordination and support as part of Walmart’s development program. Permitting services included City of Charlotte, Mecklenburg County, NCDENR, and Charlotte Water. Any Special Project Features: A shared driveway and boundary with an adjacent apartment complex that was master planned during the rezoning required extensive coordination with the adjacent developer and their engineer. BDG also worked closely with the developer to provide for separate infrastructure for the various parts of the development to provide for seamless property
