Project monitoring is a vital role to ensure a project delivers successfully. TowerEight regularly acts as Project Monitor to safeguard the interests of investors, occupiers and developers, ensuring the final product is delivered to meet the client’s brief and specification.

02 ActionFollowing a thorough review of the design, cost plan and benchmarking scheme, TowerEight engaged with the design team and proposed revised construction detailing methods and materials to ensure the client’s budget was achieved in challenging market conditions.

03 OutcomeFollowing a full review of the initial design the client decided to submit a revised planning application with savings and additional value created in mind. Construction is due to start early 2016.

03 OutcomeThe Framework is ongoing and, so far a number of projects have been successfully delivered across London. More projects are in the pipeline for delivery in 2016, with further opportunities forecast until 2024.

01 AimTo construct a 66-storey residential tower adjoining a 20-storey hotel and a 33-storey residential tower (including a school).

02 ActionWe provided the initial Order of Cost estimates to support a number of scheme options and guide the project’s financial appraisal. We also presented detailed cost plans to support the planning submission and scheme viability.

03 OutcomeWe actively managed construction costs throughout the design process which helped produce a more efficient scheme which is currently submitted for planning.  

We have been responsible for the project’s entire cost management programme - from the initial brief through to the planning submission. We provided a significant number of cost options together with sensitivity analysis, with a specific focus on the options best suited to the financial appraisal.

Once a scheme had been set we attended workshops with the design team to ensure there was synergy between the design and cost plans. Our considerable experience in the development of high-rise buildings in central London meant we were able to identify potential areas of concern with the

design and ensure they were captured early in the process, thus avoiding unnecessary re-design and time delays.

TowerEight was instructed to provide cost management advice on the construction of three residential towers. These consist of 1,284 units with residents’ facilities in this luxury led residential scheme.

The buildings are at 68, 34 and 54-storeys respectively. The scheme also includes 1.6 acres of landscaped gardens, residents’ spa, gymnasium and a 20m swimming pool. There is also a residents’ club lounge and terrace on the 56th floor, with an additional 10,400 sq ft of commercial space.

01 AimTo develop a first-class residential-led (mixed-use) scheme, set in the heart of Canary Wharf, which includes the construction of one of the tallest residential buildings in Europe.

02 ActionWorking closely with Berkeley Homes and the architect Foster & Partners, we have developed a cost plan, which will set the budget for the procurement of the entire project.

03 OutcomeThe first units are due for completion in Autumn 2020.

01 AimTo develop two new build residential towers as part of the third phase of Hackney Council’s Colville Estate redevelopment scheme.

02 ActionWe continue to work with Anthology and the project team to achieve the client’s brief while providing cost management and Employer’s Agent services.

The project entails the construction of two residential towers.

An existing 12-storey building will be replaced with two residential towers of 16 and 20-storeys, delivering 198 new private residential units.

The vision for the towers, designed by Karakusevic Carson Architects and David Chipperfield Architects, is to maximise views over Shoreditch Park and central London with a community café at ground floor level, forming a gateway to the Colville neighbourhood.

01 AimTo assist the client in delivering a number of wide ranging and exciting projects, from high rise private rented sector schemes to short lease development sites across London.

02 ActionThe fast-paced nature of these projects meant we needed to quickly familiarise and align our delivery methodology and working knowledge of the client’s business needs. We continue to review and advise on their procurement strategies, consultant appointments and identify areas of efficiency improvements as well as introducing standardised documents and reporting across the projects.

03 OutcomeWe have since become a trusted partner of The Collective. Much of the tailored service we provide goes beyond construction project management, but is essential to delivery of each of their developments. We currently have six projects under construction due to complete in 2016 with two more to follow.

TowerEight is project managing eight schemes across London including sites in Stratford, Canary Wharf, Acton, two office fit-outs, and three temporary community enhancement projects in Silvertown, Wood Green, and Peckham.

Seven of these schemes will complete in 2016, but the larger projects at Stratford

& Canary Wharf are set for completion over the next two years.

The schemes combine a mixture of traditional RC Frames, prefab modular & panels, modern methods of construction and even shipping containers.

01 AimTo produce a high quality residential scheme as part of Quintain’s Masterplan proposals for Wembley.

02 ActionWe worked closely with the design team to ensure the budget aligned with the client’s design and sales aspirations.

We undertook project benchmarking and unit fit-out models to assess potential cost pressures at each design milestone.

Our specialist expertise in this sector coupled with our up to date market intelligence is invaluable to the success of this project.

03 OutcomeWe are currently delivering over 1 million sq ft of private rented sector development, as part of the Wembley Park Masterplan.

The successful delivery of this project to date having procured the projects within budget parameters in a challenging and rising market has subsequently led to the appointment of TowerEight as project managers on the development of Quintain’s South West Lands.

Emerald Gardens, NW01, was the first plot to commence as part of the North West Lands Masterplan development. Works consist of 475 residential units (141 of which are private rented sector), a gym, commercial space and a landscaped podium with car parking beneath. Construction began in April 2013 and is scheduled to complete on programme in October 2016.

Alto, NW06, is the second phase of the North West Lands Masterplan development. It comprises 362 residential units (120 of which are private rented sector), a community hall, retail units, basement car parking and a landscaped podium deck with water features.

Moda, NW07/08 is the third phase of the North West Lands Masterplan. It has 361 residential units (187 private rented sector, 108 private and 66 affordable). The scheme also has extensive retail space at ground floor level and a landscaped podium deck. Construction is scheduled to start in September 2016.

02 ActionWe worked closely with CAPCO to provide early cost advice, helping assess the project’s viability. This led to confirmation of the scheme’s brief.

03 OutcomeThe detailed advice we provided the client meant they were able to make an informed decision in regards to how the scheme should move forward.

31-33 Bedford Street is part of CAPCO’s Covent Garden estate, a portfolio of historic buildings. 31-32 lies within a conservation area and 33 is a Grade II listed building.

Jemstock 201 AimTo provide 206 serviced apartments over 12-storeys with two-storeys of commercial office space and a public café on the ground floor.

02 ActionWe were involved from the feasibility stage and assisted with procuring the project team, managing the planning process, appointing the main contractor and delivering on-site works.

03 OutcomeUpon appointment, we undertook a thorough review of the project and have subsequently formed a strategic delivery plan highlighting the immediate risks to the client which are in the process of being managed and mitigated with the client.

The project is due for completion in 2018.

A new client to TowerEight in 2015, we initially undertook a feasibility to develop a 100,000 sq ft existing concrete frame into 206 private rented sector units as well as office and retail space.

The project has presented some unique challenges particularly the design of the facility. We are now successfully utilising the steel and concrete frame which was previously damaged, maximising the value of the existing structure to assist with the pressures of build costs in the current market.

The scheme includes 161 residential units over two buildings (6 and 23-storeys respectively), 39% of which are affordable. We are providing project management and Employer’s Agent services on the scheme.

01 AimTo convert an existing 5-storey office building into nine luxury serviced apartments.

02 ActionWe worked closely with the client and third party operator to meet the brief requirements and deliver fixtures, fittings and equipment as well as preparing the site for operational occupation.

We mitigated a number of challenges during the project including the acceleration of the penthouse suite completion to generate early revenue for the client. We also coordinated with a number of third parties over shared basement and roof plant spaces within this logistically challenging location.

03 OutcomeWe fulfilled the contract to meet the client’s brief, delivering nine superlative luxury apartments at America Square.

Sitting within an imposing mid-century modern development amidst some of London’s most recognisable landmarks, we were responsible for providing project and cost management services on the conversion of America Square from an existing office into luxury serviced apartments operated by Go Native.

01 AimTo assist the client in developing a residential-led mixed-use scheme in North London as part of the Haringey regeneration scheme.

02 ActionWe are working with the design team to maximise on-site value and advise on the scheme throughout the planning process.

03 OutcomeSubject to planning permission, due March 2016, we will provide project management and Employer’s Agent services through the project life-cycle, due for completion at the end of 2018.

01 AimTo reaffirm The Lanesborough as London’s finest luxury hotel.

02 ActionWe identified and procured the most capable delivery team to develop concepts and execute the strategy in line with the client’s brief.

03 OutcomeOver the period of 18 months TowerEight delivered “a spectacular” renovation.

TowerEight was responsible for project managing the 5-star refurbishment of this 95-bed, iconic hotel. This included works to the bedrooms, bathrooms and public areas in the Grade II listed building.

We identified several opportunities to optimise the skill of the world-renowned Interior Designers Alberto Pinto, connecting them with some of the best craftsmen in the UK, to replace many of the core services in the building whilst ensuring nothing detracted from the building’s original grandeur.

03 OutcomeTo date, there have been 17 successful site purchases / Agreement for Leases, with five new openings, ten projects on site and a further 16 in the planning process.

As part of a portfolio of work for Whitbread we have overcome many planning challenges during these developments - due to the complex nature of the sites involved - that will ultimately deliver 3,330 keys.

We are responsible for the project and cost management of the 4-star refurbishment of 42 Marriott hotels in the UK. The works include hard refurbishment projects, third party restaurant operators, energy return on investment projects, public area refurbishments and the review of site opportunities for expansion.

We continue to respond to an evolving brief and address any issues that occur throughout a large programme of works. Our agility and experience is fundamental to its ongoing success.

This includes overseeing the development management of schemes through acquisition, planning and consequently post-planning the project management for the delivery of hotels during design, procurement, construction, commissioning, occupation and opening, while maintaining the flexibility needed when working with an evolving brand.

This is a major brand roll-out that TowerEight is delivering for Whitbread.

‘hub’ by Premier Inn is a new urban hotel for people looking for accommodation with style, a great location and the latest technology, all at the right price.

Hotels have already opened in Covent Garden, Tower Bridge, London’s Brick Lane and Edinburgh’s Royal Mile.

This is a complex project that requires us to overcome multiple planning, brand and budgetary challenges.

In particular, we have to work closely with developers and contractors to ensure the fit-out meets the budgetary and quality demands.

To date, planning has been secured and a procurement route has been carefully selected to secure the right contractor for the works which are due to commence in early 2016.

TowerEight was responsible for providing project and cost management and Employer’s Agent services on the demolition of the existing accommodation and the construction of 117 new holiday chalets, creating a premier location for Butlins and bringing their chalet facilities into the 21st century.

We managed the project over an 18-month period to deliver on time for the 2015 Easter Holiday and overcame the challenges of operating in a live environment. We succeeded in creating an entirely new premier product for the portfolio, which has been critically acclaimed.

To date TowerEight has provided project and cost management services on four glh hotels; managing the rebranding and repositioning of the client’s London hotel portfolio under its ‘every’ and ‘Amba’ hotel brands. These include the Amba Marble Arch, every hotel Piccadilly, Thistle Barbican and Tower Hotel.

2015 saw the launch of the first refurbished every hotel at Piccadilly (82 ‘keys’) and we have recently completed the full refurbishment of the iconic Marble Arch Hotel, now operating under the Amba brand.

We continue to procure the most appropriate professional and contractor teams to execute the projects in line with the project plan.

03 OutcomeUnder our ongoing framework arrangement we completed a number of projects in 2015. These included multiple refurbishment projects at British Gas HQ (whilst under occupation) and a Cat-B fit-out of a new head office space for Centrica Storage.

Following the success of this project, we have recently been appointed to provide project and cost management services for Centrica EM&T’s relocation to the prestigious Park House building in London’s West End.

The British Gas Staines Lakeside Campus extends over three sites and seven buildings, housing approximately 2,500 head office staff.

The new Centrica Storage office is 8,000 sq ft, housing 90 staff including a trading team. The Cat-B fit-out was completed in 14 weeks in 2015.

Park House is a 28,000 sq ft office building, including a trading floor on Oxford Street that is due for occupation in Q3 2016.

01 AimTo refurbish the existing property, maximising the net-internal-area and return it to market with the option to let the property as soon as possible.

02 ActionOn appointment we revised the incumbent design team and developed further opportunities within the existing building envelope.

We offered further options to efficiently re-clad the building, thus reducing the cladding thickness and increasing the net-internal-area by 20% and significantly increasing the asset value.

03 OutcomeThe project was delivered to a high quality and achieved record pre-lettings.

Shortly after completion the asset achieved a record sale, meeting the client’s brief on all fronts.

01 AimTo fit-out three offices across the UK with a total area of 50,000 sq ft.

02 ActionWe delivered the project on time and to the highest standard, aligning with the client’s general European refurbishment programme.

03 OutcomeAfter the successful refurbishment of the project in Cambridge, we were invited to negotiate for a further two sites. We successfully completed these, delivering them on time and within budget.

01 AimTo manage the decommissioning, separation and demolition of part of the existing building during the summer vacation in 2015.

02 ActionTowerEight worked with the university to ensure that the evolving brief was managed in terms of deliverability, programme and cost. This ensured that the noisiest and most disruptive works were carried out when the students were not there.

03 OutcomeThe project is currently on site and on programme and is due to finish in time for the start of the Autumn term in 2017/18.

Camberwell College of Arts (UAL)

The scheme focused on the extension of the existing college facilities to provide a lecture, theatre, canteen, flexible seating area, workshop space, library and a flexible artist studio spacing linked to the existing college.

The project also consists of upgrade works to the existing campus to facilitate the linking of the two buildings.

This was TowerEight’s first pro-bono project and was a philanthropic undertaking by all consultants.

We were responsible for providing our project management services to ensure that the client was comprehensively guided through the entire construction process.

We worked closely with leading architects HOK to deliver the scheme, which was very well received by the client.
