LocaTionthe Site is located in the desirable town of West bridgford, which lies around two miles south of nottingham city centre and immediately south of the River trent. the town is a highly sought after residential location with a population of around 45,000 (Census 2011).

West bridgford‘s town centre is located within 0.5 miles (0.8km) of the subject Site and benefits from a range of independent and national retail and leisure operators including Marks & Spencer’s Simply Food, boots, oliver bonas, Carluccios, Pizza express and Cote. It is also home to nottingham’s main sporting venues; trent bridge Cricket Ground, nottingham Forest Football Club’s City Ground, notts County’s City Ground as well as the national Water Sports Centre at Holme Pierrepont, which is located 2 miles (3.2 km) east of the town.

West bridgford benefits from excellent road connections being bordered by the a52, providing access east to derby (approx 17 miles / 23km) and west to Grantham (approx 23 miles / 37 km). the a46 affords access south to Leicester (approx 25 miles / 40 km) with Junctions 24 and 25 of the M1 Motorway being 10 and 9 miles (approx 16km and 14km) east of the town, respectively. West bridgford also provides excellent access to the a606, a60 and a453 which in turn lead to a number of surrounding suburbs, towns and cities.

West bridgford is also well-serviced by the public bus network which provides regular connections into nottingham city centre and the surrounding localities.

the nearest railway station is nottingham, although West bridgford provides easy access to newark northgate Station, east Midlands Parkway and Grantham Station. the fastest journey time to London is just under 62 minutes from Grantham Station.

the abbey Road Site is situated within the abbey Road Primary School and Rushcliffe School catchment area, both of which are within walking distance of the Site.

DeScripTionthe Site comprises a relatively flat brownfield Site situated on abbey Road, although it does benefit from two access points off abbey Road and buckfast Way. the depot is located in a desirable residential area and is bound to the north, south and west by existing residential dwellings and to the east is abbey Road Primary School and West bridgford allotments.

the Site is currently in use as a Recycling depot, used for the storage of Rushcliffe borough Councils refuse trucks, sorting of recyclables and vehicle maintenance. the south of the Site is currently occupied as an Mot garage, accessed off buckfast Way.

For the avoidance of doubt, the Site is to be sold with vacant possession upon completion.

In total we estimate the Site extends to approximately 1.9 ha (4.7 acres).

pLanningan outline planning application has been submitted for the demolition of existing buildings and the residential development of up to 76 dwellings. of the 76 proposed dwellings, 30% are to be affordable units based on current policy. the affordable housing should be split as follows: 55-60% Rented and 35-40% Shared ownership.

the application leaves all matters reserved except for access. there are two access points proposed on Site which are off abbey Road and buckfast Way. these closely mirror the current access points for commercial use.

on-site car parking provision as well as open space will also be provided.

The planning application is available on Rushcliffe Borough Council’s website under reference 19/00678/OUT.

Particular reference should be made to the design Code which is available on the Rushcliffe borough Council website and in the Savills dataroom.

SecTion 106 agreemenTthe Section 106 agreement is yet to be agreed. We anticipate the final agreed version will be circulated to interested parties by the agents prior to the Informal tender deadline. a draft copy will also be made available on the dedicated datasite.
