List of items needed to complete your Pre-Approval: 1) One month’s most current pay check stubs to include year-to-date total. 2) 2010 & 2009 OR 2009 & 2008 W-2 forms. 3) If self-employed, receive commission or receive 1099/partnership/schedule C, D, E, etc. income, I will need complete, signed 2010 & 2009 OR 2009 & 2008 tax returns with all schedules, attachments and 1099’s. 4) Two month’s most current bank statements to show sufficient money to close the purchase, cover closing costs and show cash reserves. Please include all pages of your statements. 5) Any additional asset statements, including stock, mutual funds and/or retirement accounts. Please include all pages. 6) If you are renting, I will need your landlord’s name and contact information to verify timely rent payments. 7) If there are gaps in employment, a signed letter of explanation is required. 8) If there are any derogatory items, inquiries, address discrepancies, etc. on your credit report, a signed letter of explanation is required. 9) Divorce papers if applicable. I will complete the pre-approval in less than 24 hours of receipt of the paperwork and forward a pre- approval letter to you and your agent to go with your offer. I ask that during this loan process please refrain from making large purchases, changing jobs, opening new credit accounts, moving money from bank to bank in addition to moving money to and from different accounts.
