Hello and welcome to the latest issue of Practical FM Magazine.

As usual, we have an issue full of industry news, new products and casestudies from all around the FM world.

Hopefully, we have all been enjoying some hot, sunny weather recently.The great British weather does through some curve balls from time to timeand flash floods often descend with little warning. Our cover story on page21 looks at how Portakabin provided 650 children with an interim schoolafter the Newman Catholic School was devastated by the Cumbrian floods.The teams at Portakabin can work very rapidly to provide emergency andalso longer term solutions should a disaster occur.

Roof-Pro Delivers Roof Access Systems for RoyalDerby Hospital

Roof-Pro has successfullycompleted a bespoke roofaccess system project at

the Royal Derby Hospital for anextension which houses an MRIscanner and associatedequipment.As well as being asked to provideeasy and safe rooftop access tothe MRI scanner’s rooftop-mountedchiller unit, which generallyrequires a service check at leastonce a quarter, Roof-Pro were alsoasked to design and build roofaccess systems for the whole newbuilding.The main elements of this multi-component project were:

● Providing stable, non-penetrating support for thechiller and Air Handling Units(AHUs)

● Providing a waterproof methodof bringing cables and pipesfrom the service units downinto the building

● Providing step-over access tothe chiller support platform,enabling the units to be

serviced and inspected bymaintenance personnel.

The project involved a combination ofstandard and bespoke componentsdesigned and built by Roof-Pro,including:

· Chiller Support Platform – abespoke component whichtook into account the weight ofthe unit and the load-bearingqualities of the roof, andrequired specially-designedlarge steel girders.

· Roof Penetration Box – thissolution was based upon the

Roof-Pro PP-3 access riser,which ensures a watertightseal for the point at which thechiller unit's power and watercabling pass through thesurface of the roof.

· Step-Overs – speciallydesigned to fit the chillerplatform and surrounding roofstructure, these were tailoredcomponents from our Roof-Prostep-over system.

To successfully deliver thisunique project required high

attention to detail. Roof-Pro workedclosely with two key contractors: MellorBromley Mechanical Services, whodelivered the chiller and AHUs; andDerwent Valley Construction, who wereresponsible for the fabric of the rooftop.All the components were delivered andinstalled on time and within budget,enabling the primary contractors tocomplete their projects on time.To find out more about Roof-Pro roofaccess products, call 01536 383865.

The University ofWolverhampton has adoptedan advanced employee

scheduling and remote workforcemanagement solution to gaineffective visibility and controlacross its campus operations andestate management. Skillweb’sSmartTask is being used across theUniversity’s reception desk,security, caretaking and cleaningteams to provide rota planning,proof of attendance, performancereporting and electronic auditing.As a result, the software system ishelping performance manage staffand improve employeeaccountability across three maincampus sites.The University initially selectedSmartTask to overcome the schedulingdifficulties it faced for itscommunications rota, which had beenexpanded to incorporate five receptiondesks, four of which were new, and acentral switch room. The staff planningof employees had to factor in a widerange of working constraints includingMorning or Afternoon shifts only, splitweeks and restrictions based on healthreasons. With such complexparameters, it quickly became clearthat it was not possible to schedule theteam using a paper-based, manualprocess.SmartTask’s Intelligent Rostering noweffectively schedules the 19-strongteam in the most efficient manner,using a unique workflow algorithm toidentify suitable staff based onavailability, holidays, historical shiftpatterns and exact job requirements.Rosters are provided the Thursdaybefore either via email or through theMySmartTask app, which staff candownload to their personalsmartphones. Meanwhile, theUniversity is able to use the system tomonitor proof of attendance to quicklyidentify and address any issues ateach location, with real-time visibility ofany missed shifts or staffing shortages.While trialling SmartTask, it quicklybecame clear that the system couldsupport a wide range of applicationsacross the University’s campusoperations and estate management.Taking advantage of the flexibility ofthe system, the University has been

Portakabin, the UK’s leadingmodular building specialist,has provided 650 children with

a 2,100sqm interim school afterNewman Catholic School in Carlislewas devastated by floods.The flood waters were 7ft deep in partsof the school, causing irreparabledamage. Portakabin also providedinterim classrooms for Newman Schoolback in 2005 when the River Edenburst its banks and its buildings werefirst severely damaged by flooding.

Following the more recent floods, therewas an immediate need for emergencyteaching accommodation to allow theschool to re-open in time for the start ofthe new spring term. Twelve singlemodular buildings were provided byPortakabin during the Christmas break.These classrooms were located on thesite of a former primary school andsupplied with furniture, datacommunications and alarm systems asa first response to get the school upand running again.The buildings were then replaced with24 general classrooms and highly fittedout specialist rooms including for ICT,design and technology, foodtechnology and science, delivered injust 12 weeks. The interim school,which is designed and built topermanent standards, will be in useuntil a long-term solution is developed.Portakabin provided Cumbria CountyCouncil with a full service for NewmanSchool following the flood disaster –ground works for the buildings, allfitting out, air conditioning, fire andsecurity alarm systems, access rampsand walkways, emergency lighting,furniture, service connections and datacommunications. The scheme alsoincluded the provision of sports

changing rooms, shower and toiletfacilities, and a sixth form commonroom.The project had many challenges. Thenew school had to be sited on a water-logged playing field which requiredgas, electric and water servicesbringing in. The site was located in aconstrained residential area so anaccess road had to be constructed fordelivery of the buildings – and the siteteam had to work through very poorweather conditions.

Commenting on theproject, John McAuley,Head Teacher at NewmanCatholic School said, “Weare really pleased with theperformance of thePortakabin team and thefirst class facilities theyhave delivered. They wereincredibly fast to respondto the situation andplanning meetings wereheld within days of thedisaster. Our priority was toensure that our students

could be taught in accommodation thatwas at least equivalent to what theyhad before. The reality is that thefacilities provided by Portakabin are inmany ways superior to our originalclassrooms.”“The Portakabin designteam was able toaccommodate ourspecific requirements,such as larger sciencelaboratories, and workedreally hard to deliverexactly what we neededin a tremendously shorttimescale. Staff andstudents are alldelighted.”“The classrooms arebright, warm, airy andwelcoming. Despite theterrible floods, our schoolnow has considerably improvedfacilities. Portakabin has been brilliantand we would absolutely recommendthe approach to other schools needingemergency accommodation orclassrooms for shorter-term use. Wehave had a fantastic experience withsuch a responsive team of buildingprofessionals who have been there forus every step of the way.”

Safety Barriers Should Not Compromise Facility HygieneEvery product in the hygiene logistics trail must contribute to overall health and safety – and a new

range of polymer-based safety barriers could prove revolutionary for sensitive workplaces

Dust, debris, dirt – the deadly3Ds for those workingenvironments where

cleanliness is most certainly next togodliness.In food and drink factories, cosmeticsmanufacturing, health-focused facilitiesor pharmaceutical environments, theconstant drive for improved hygienegoes right alongside ever-betterproduct purity and quality. Whichmeans every product application withinthat working environment must adhere– and contribute to – the strictestdemands of hygiene.The Society of Food Hygiene andTechnology notes: “Poor equipmentdesign may lead to an unacceptablebuild-up of debris or by allowinguntreated ingredients to accumulate toa level at which they may crosscontaminate the processed food.”Fear of contamination is a constantthreat – one that could potentiallycause a full-scale shutdown of anentire facility and heavy loss ofreputation – so products that are fit-for-purpose, but also contribute to thehygienic demands of a facility, areessential. And in turn, those deadly3Ds, which need constant monitoring,can be kept in check.Add, then, to those perilous 3Dsthe Food Standard Agency’s(FSA) number one hygieneproblem in food manufacturing:moisture.Wetted zones encouragebacteria, including theContamination Alert’s mostfrequent unwelcome visitor,listeria. Good food and drinkmanufacturing practice will involvethe cleaning of lines and areas forabout one-third of every 24-hourcycle. Therefore, products with awater-resistant tolerance to thenecessities of the wipe-down and thejet-wash are also essential.In the past, the barriers used insensitive environments had thepotential to cause more problems thanthey solved. Take a steel barrier: whenbrand new it is strong, shiny andaesthetically pleasing. But over time itwill corrode, it will flake, it will becomeabrasive and untidy-looking. Add awatery wash-down to the steel mixand, of course, you have a fast track torust and a hazardous new

contamination threat to a sensitiveenvironment.Polymer-based barriers solved the rustproblem over a decade ago. They werewipe-clean, non-toxic and chemically-resistant, so boosted industries wheresteel barriers were almost tooproblematic to deal with.The polymer barriers had instantappeal and real success. The SeniorMaintenance Manager of Haribo said in2011: “We like the hygiene aspects ofthe barriers as well as its strength andgood looks. The metal barrierscurrently in use in the dispatch areashave nooks and crannies which couldharbour dirt.”But the new polymer-based barriersweren’t yet a perfect solution from ahygiene point of view. There were stillsome ingress points where the 3Dscould collect. There was still apossibility of water infiltrating anunsealed system. And wherever watercollects inside a system it soonbecomes stagnant – and a breedingground for dangerous microorganisms.So the secret code for barriers thatcould truly be called hygienic was adifficult one to crack. Hygienic facilitiesrequired an absence of ingress points,sealed joints, water resistance, a

tolerance to wash-down chemicals andthe wipe-down, non-toxic surfaces thatdid not corrode, flake or requirerepainting. All these factors had neverbefore been combined into a singlebarrier system.Design Engineer at A-SAFE, theinventors of the world’s first polymer-based barrier system in 2001, TomCostello takes up the story: “Oldpolymer-based barriers definitelyperformed better than standard steelfor sensitive environments, but the old-

style products weren’t the ideal solutionin these areas.From our point of view, we knew wehad to somehow solve the issue of dirtand debris collecting in ingress pointsand water infiltrating the product. Soover a two-year period we developedcomplex hygiene seals and reducedwater ingress points through the use ofstrategically placed rubber seals.”The new hygienic barrier system,released in 2015, was called iFlex.Existing A-SAFE customers, such asThomas Roh, the Occupational SafetySpecialist at confectionery experts,Ritter Sport weren’t resting on theirsafety laurels and were highlyexpectant of the new system: “Wehighly appreciate the quality of A-SAFEproducts. They are easy to install andvery durable. Barriers that wereinstalled eight years ago in our transitarea show no signs of erosion. This isan area with lively forklift traffic wherethe barriers are often hit. Since theinstallation of A-SAFE barriersdamages are decreased in the buildingand at our facilities. Now we arelooking forward to the new iFlex BarrierRange, of which we have heard a lotrecently. Especially for us as foodmanufacturers, the hygiene sealing of

the new barriers is particularlyimportant.”Since the launch of iFlex, a hostof blue chip companies havebenefited from the specifichygiene advantages of thesystem, including: UnitedBiscuits, The Body Shop,Sainsbury’s, Nestlé, McCainFoods, Mars, L’Oreal, KP, DrOetker, Coca-Cola and more.The hygienic supply chain is anever-improving, ever moresophisticated part of food, drinkand pharmaceutical logistics.
