Today, this pattern has been modified by the consumer’s lifestyle, where a cluster of well-known smaller retailers combine to fulfill the anchor function. Mount Zion - Adaptive Re-use Approach Proposed Restaurant -By reestablishing this church as a restaurant, the plan is to make Mt. Zion structure a destination for locals and visitors. Coupling with the plans for the pedestrian street and historic walk contexts, people will again be able to connect to the history that exists within Peacock Place. In an effort to preserve this structure and bring it back to respectable condition, rehabilitation of the structure by changing its original purpose and revitalizing the surrounding area in the process is a key task. Real Estate Analysis

The city is also surrounded by smaller towns like Prattville, Millbrook, Shorter, Selma and Tuskegee that are in 30 minute drive from the proposed development. These smaller cities can be potential target markets for regional recreational center and provide for other shopping amenities

The Peacock Place in Montgomery Alabama is a development project undertaken by the five star consortiums. As it is in the initial phase of planning, it gives an opportunity to conduct a real estate study. The real estate analysis study will require understanding the regional context in terms of location, demographics, racial composition, income distribution, home values, consumer spending, and target markets. It would also investigate the feasibility and type of investment, the income and demographics that would be attracted to the proposed development and identify demand and supply from the existing market studies. The site specific studies will focus on historic significance of the area, demarcation of local trade areas, the land use typology and connectivity to downtown.

Study Area The most important part of the developing the plan was to understand all the listed regional and local parameters. By demarcating the 5,10,15 min drive time, a more detailed demographics can be established depending on age groups and income levels. All studies are carried out on regional and local level

The maps show the consumer spending capacity of the region on entertainment and recreation. If the proposed development would act as a regional entertainment center, it can capture more people for it to be sustainable and economically independent.
