Over the last decade Cape Town’s CBD has seen a

property revolution that has rejuvenated the inner-

city, which like so many cities around the world, was

in serious danger of degeneration.

Many businesses had joined the exodus to business

looking to invest in the property market. A hotel suite investment is, of course, a direct property investment that enables investors to purchase a suite in a hotel development in terms of the sectional title act, just as they would any other sectional title apartment. The unit is then contracted to the hotel and forms part of what is known as a rental pool, where the revenue of the hotel is distributed to the individual rental pool participants.

Unlike a property syndication, where investors col-lectively buy into a single property and own an indi-vidual share in that property, purchasers of a hotel suite investment actually own the title, which can be financed by a bank if need be. As the unit is then part of a rental pool, the total hotel revenue is pooled and shared between all investors, meaning revenue does not depend on the particular occu-pancy level of the purchased unit. With occupan-cy rates for five-star hotels set to improve from the 72 to 76% levels of early 2009, with several international sporting and cultural events taking

place in the city in the next couple of years, this sort of investment offers attractive returns.

Naturally, all the residences feature upmarket finishes with floor to ceiling windows and sliding doors to capture the dramatic views of Table Mountain, the city and the Atlantic Ocean beyond.
