The Community of More...

In the heart of Pasco County, you’ll find an amazing place that truly offers more of everything your family has been searching for in a planned com-munity. Imagine a place to call home that has more quality schools to engage your children for the future. More amenities such as a theme-park-style pool, sports fields and outdoor gathering places. More miles of walking and biking trails. More social programming for people of all ages. More signature events throughout the year for residents and the local community too.

If that’s not enough, add more exceptional builders like Homes by WestBay, Lennar, M/I Homes, Ryland Homes and Taylor Morrison with prices starting at just under $200,000. Best of all, you’ll find that you’ll get even more home for your money here.

But, one of the most impressive things about Connerton is more account-ability with our New Town designation, which promotes a live/work/play culture. As Connerton continues to grow, so will the potential for up to a total of 6,500 homes, millions of square feet of retail and office space plus more opportunities for residents to work where you live.

W ood-look tileis the hottesttrend in floor-

ing today, and one of themost popular products atGreat Britain Tile in LandO’ Lakes.

Porcelain tile looks likenatural wood, but comeswith all the advantages oftile. Tile flooring productsare designed for perform-ance and durability.Unlike wood, tile can beused in wet areas, includ-ing kitchens andbathrooms, plus it is easi-er to clean and maintainthan real wood.

No longer limited totraditional sizes, woodtile is manufactured inrectangular sizes calledplanks. Many productslook so real, that it isnearly impossible toknow that what you’reseeing is not real wood. The detail is so innovative and pre-cise, that wood tiles can evenmirror the look and feel of a hand-scraped, wood floor.

Glazed finishes emphasize tileswith rich color, ranging from lightoak to dark mahogany. Realistic,rugged-texture tile works well forquiet nooks, well-tracked hallways,or home offices that want a her-itage look in a moderndesign. Hand-scraped tile gives aworn-look texture and comes with

plenty of character. Wood grain tile is a fantastic op-

tion for homeowners whoappreciate the details of design, and want the look of real woodcombined with the resistance anddurability of porcelain.

To see for yourself, stop by theGreat Britain Tile showroom at9533 Land O’ Lakes Blvd., locatedon U.S. 41, just south of S.R. 52.Call (813) 235-9775 or go toGreatBritainTile.com.

Have you ever won-dered if your home’sair conditioningsystem is strugglingbecause it’s just not

big enough? Do you assume that abigger system would work better?

It may come as a surprise that“absolutely not” is the answer toboth questions. In fact, homeown-ers should be sure that their airconditioner is not too large.

Air conditioners control thecomfort level in a home by coolingair and removing humidity. Whilean oversized air conditioner willcool your home faster, it will alsocool a home too fast, use more en-ergy and do a poor job of removinghumidity. In addition, an oversizedA/C system can be too big for ahome’s existing ductwork and maynot be able to support the airflow, which can cause even more prob-lems.

Keep in mind that your HVACsystem does more than just cool orheat your home. It also filters theair, and most importantly, removeshumidity.

A unit that is too big for a homewill have short-run cycles. Thismeans it only takes a short time tocool the air, but then the unit shutsoff prematurely, before enough airblows across the indoor coil wheremoisture condenses into water anddrains from your system.

Too much moisture left in the aircan lead to mold, mildew and odorproblems. These short-run cyclesalso mean your system starts andstops more often, which uses moreenergy and causes a lot of wear andtear, decreasing the longevity ofyour system. Believe it or not, an airconditioner operates more effi-ciently during long-run cycles.

The same holds true with heatingsystems. An oversized furnace willwarm the house quicker, but it usesmore fuel and causes greater tem-perature swings in the home.

Before building a new home, aproper heat load calculation shouldbe performed to ensure the systembeing installed is sized accordinglyfor the space it is being installed toheat and cool, as well as the intend-ed use of the area.
