Andrew GuerratoDESIGN MANAGER

Andrew has developed his professional career primarily through experience in design and construct roles, encompassing industrial, commercial, retail and multi-storey residential projects. He has progressed from being a contract administrator to a project manager and finally a design manager. This experience allows him to provide a design management service that emphasises design coordination and project build-ability. Most importantly, he balances the client’s desired project outcomes with their scope, quality and budget expectations.

Aaron GladstoneDEVELOPMENT MANAGER

In leading the development arm of De Luca, Aaron Gladstone holds over 10 years of broad property and development experience across commercial, residential, retail and industrial sectors. With specialised experience in site identification, development acquisition analysis, internal reporting, project management and delivery, project financing and asset management, Aaron ensures a successful outcome on every project. Aaron’s qualifications include Bachelor of Applied Science (Property Economics), Queensland University of Technology and a Bachelor of Commerce, University of Queensland.

Jeremy McKenzieCONSTRUCTION MANAGER

Jeremy’s career spans over 16 years in the construction industry in a wide range of roles. His experience ranges from Contracts Administrator, Design Coordinator, Project Manager, General Manager, and finally here at De Luca as Construction Manager. Jeremy has worked on numerous construction projects throughout his career, spanning all phases of multi-million dollar construction projects for residential, commercial, education, health and industrial clients. Performance driven and motivated by delivering on-time, on-budget, and high-quality projects, Jeremy leads the construction arm of De Luca.

Nic De LucaMANAGING DIRECTOR

Nic De Luca is the founder and Managing Director of De Luca Corporation and maintains an active role in the day to day running of the business. Nic has overseen the growth of De Luca Corporation into one of the State’s most successful construction and development companies. Nic’s passion for excellence and his commitment to delivering on promises is reflected across the entire business. Nic holds a degree in Construction Management and is a member of the Property Council of Australia, Master Builders and the Australian Institute of Company Directors.

Noel MarshCOMMERCIAL MANAGER

Noel brings over 40 years of industry experience to his role at De Luca and his decisions draw on depth of knowledge gained in cost planning for a wide range of major construction projects both in Australia and overseas. His experience includes hotel developments, multi-storey residential developments, civil works, Green Star office towers, retail and defence force contracts. Receptive to ideas and keen to find ways to achieve clients’ objectives within a competitive budget, Noel often brings fresh insights from his experience in UK, New Zealand and remote regions.

Cheryl SorensenFINANCE MANAGER

Cheryl provides financial planning, analysis, reporting and advisory services to ensure De Luca operations are financially sustainable and profitable. Cheryl’s career began as an Assistant Accountant within Government and retail positions before joining De Luca in 2014. Originally commencing her position with De Luca as Assistant Accountant, Cheryl progressed through the company providing valuable financial advice to the Managing Director, eventually establishing her position as Finance Manager. Cheryl motivates and leads the Finance Team to achieve performance targets while maintaining high accounting standards.

Working collaboratively with the client, Frasers Property, subcontractors and consultants, De Luca constructed the first 6 Star Green Star Rated industrial facility to be built in Queensland.

De Luca was engaged by Sword Holdings and Industrial Quest to complete a 13 lot subdivision of a 24Ha industrial parcel at Narangba in parallel with the construction of a Bunnings Trade Centre within the estate.

The vastness of the site provided the first challenge, requiring coordination of the preliminary subdivision works so that the first building could be built, whilst the remainder of the subdivision works were being completed.

Staging of the works was critical to ensure that the new construction works were not inhibited by the surrounding subdivision works. Sensitivity surrounding environmental conditions also had to be managed along the green belt area and local fauna including the protection of an Acid Frog colony.

Significant external road works were also completed as part of the project including the construction of a new roundabout, slip lane and surrounding footpaths.

The Energex Geebung project comprised of the demolition of an existing building and construction of a new office, warehouse, generator workshop, rescue shelter, fleet workshop, concrete hardstand and bitumen car park.

Extra care was taken during construction to ensure all concrete was laid to specifications, especially in the 5,500m2 automated warehouse. We assisted with the installation of a fully automated racking and storage system, made specifically for electrical hardware. The De Luca team worked to help manage a shared procurement contract, recognising the need for specialist equipment to complete the project.

When SGI Australia were in need of a new Queensland Facility on the Southside of Brisbane, a site that was acquired and subdivided by De Luca into a titled estate seemed to be the perfect fit. We were able to provide SGI Australia with a turn-key facility and a seamless transition from their previous premises.

The facility holds an auditorium which seats over 300 people. The dual purpose auditorium and Prayer room includes a state of the art acoustics solution which is able to dilute traffic and external noise from the adjacent 4-lane motorway and allow the room to be used as a silent prayer room. The internal acoustic system also prevents sound from transmitting in either direction from communal corridors and gathering areas to and from the auditorium and prayer room and other acoustically isolated meeting rooms.

The Da Vinci Business Park is a 52 week design and construct project consisting of 12 office/warehouse buildings positioned in Brisbane Airport. The Main Office, a 3 storey commercial office building, has achieved a 4 star Green Star rating from the Green Building Council of Australia for its sustainable and environmentally sound design.

Features include Green Star energy saving features and a building management control system. Quality air conditioning systems were installed to ensure consistent humidity and temperature settings during operation, allowing greater control over environmental settings and ultimately reducing energy consumption. In comparison, cheaper air-conditioning systems use more energy to achieve the same results.

The building also features strong, high performance, double glazed windows with well designed sealed facades to provide good insulation. While an investment, the windows provide a higher UV rating than traditional windows to keep the building naturally cool – placing less strain on air-conditioning systems to condition air environments. As an additional bonus, the glazed windows reduce outside noise, an important feature for a business park adjacent to the busy Brisbane Airport.

Water efficient tapware and fixtures were used throughout the kitchens and bathrooms, while the rainwater tank is used to flush toilets and irrigate gardens throughout the Da Vinci Business Park complex. In addition, the roof lets in natural light via transparent lighting strips, along with grilles and ducts installed throughout the warehouses for ventilation.

The project was delivered on time and to budget as per the clients expectations, achieving a 4 star Green Rating from the Green Building Council of Australia.

Extension and refurbishment

De Luca have been recently awarded the $38m contract for the design and construction of the extension and refurbishment works to Burpengary Plaza located in the Moreton Bay Region. The project consists of the extension and renovation of the existing shopping centre and mall complex, the surrounding carpark and other external buildings.

Once completed, the shopping mall will house a Woolworths supermarket, Kmart store, approximately 50 tenancies, a food court and two banks. Surrounding the mall will be parking spaces for approximately 980 cars. Also included in the works is a Kmart Tyre and Auto Service Centre and 2 additional retail buildings facing Station Road. The existing Woolworths is proposed to be renovated as part of the centre upgrade.

De Luca have commenced design and construction works for the demolition of existing loading docks, several of the existing tenancies and external buildings on the site, as well as construction works including:

Construction of the North Lakes Primewest large format retail complex is the first of three stages in the North Lakes Primewest development catchment area in Brisbane’s Northside. Consisting of nine tenancies over 10,339 m2, major retailers occupying the space include Pillow Talk, The Good Guys, Super A-Mart, Petstock and Baby Bunting, with more to follow.

Spread across a construction time of just 29 weeks, De Luca worked with the client to deliver:• Tailored tenancies to retailers specifications, with variations completed

within original timeframes• Collaboration with retail tenancies to allow fit-out to commence as soon

as possible• An expedited delivery time, three weeks ahead of practical completion

De Luca has recently started construction on Stage 2 of the Primewest development, which is set to include 14 new retailers to the area and compliment the first site across the road. We are proud to be part of the development of the Primewest acquisition, which according to Stockland is the largest single commercial land sale in the North Lakes precinct. The three stages in the Primewest development catchment will add 28,000 m2 of large format retail to the town’s existing retail offering.

De Luca has worked with Bunnings Group Limited over a number of years, building nineteen of their stores across Queensland and Northern NSW. The stores vary in size and value ranging from $2M to $25M, including Queensland’s largest store at North Lakes.

A number of Bunnings projects involve substantial peripheral works as they are generally located in large, undeveloped commercial areas.

Working in conjunction with Bunnings Group Limited, our teams undertake a thorough analysis before and after the completion of stores to highlight design inefficiencies, ultimately reducing the programme time frames to allow Bunnings to trade sooner. The expedited delivery of Bunnings Group stores is pivotal, and as such we have refined the build to just 20 weeks.

Bunnings have very strict requirements for the racking systems within their stores. Our teams address and incorporate these requirements into the design and construction of each store to ensure efficient use of warehousing space.
