James Jones & Sons Ltd’s Timber Systems Division has entered into a joint partnership with specialist building and protection materials manufacturer and distributor Ockwells, which will see it recommending Ockwells’ Stairwell Hatch System to their JJI-Joist customers where an alternative to sacrificial joists is required for stairwells.

The system is designed to be lightweight for handling and ease of use on site and it allows safe and fixed access to a ladder prior to a staircase being fitted. The system comprises three parts – three Stairwell Hatches (1x hinged & 2x fixed) comprising of steel frames with glass reinforced plastic (GRP) grates, 1x steel ladder plate for securing a ladder, and a steel telescopic joist, which allows openings next to party walls to be accommodated by the system.

Independently tested and verified, the Ockwells Stairwell Hatch System is designed to provide full cover platforms over the stairwell openings in various combinations to suit all build sites and conditions. Once installed, the system prevents falls through large stairwell openings whilst giving access for operatives and materials.

The following JJI-Joist layout shows the Ockwells Stairwell Hatch System incorporated into a typical JJI-Joist floor system. Stairwell Hatch System information includes material BOQ & product weights. For alternative applications please see the following Stairwell Hatch System installation guide.

Ockwells Stairwell Hatch system is designed to be lightweight for handling and ease of use on site whilst providing a large safe standing platform when installed.

Product Overview• Stairwell Hatch Systems are designed to provide full cover platforms over the stairwell opening in

various combinations to suite your requirements• The System is designed to prevent falls through large stairwell openings whilst giving you full or

partial access for operatives and materials• This System allows safe and fixed access to a ladder prior to a staircase being fitted• Openings next to party walls can be accommodated using a Telescopic Joist• Each System set comprises of 3 x Hatches, 1 x Ladder Plate and 1 x Telescopic Joist

Load Testing and Application• Ockwells Stairwell Hatch System has been independently tested to BS EN 12811-1:2003• All parts of this system must be regularly inspected for damage from misuse. Any damaged parts

should be replaced; damaged parts should be disposed of through recycling• Do not exceed 2 persons per panel (max 126kg per person, in accordance with the HSE’s Research

Report 342)• The system has been tested to 252Kg/m2 or 2.47kN/m2

Stairwell Hatch System

Ockwells Stairwell Hatch Systems are supplied in sets which can be used in a number of stairwell opening sizes and configurations. A standard set can be extended by adding additional Hatches if required.

A standard set consists of:• 1 x Stairwell Hatch – Hinged 1200mm wide x 900mm long• 2 x Stairwell Hatch – Fixed 1200mm wide x 900mm long• 1 x Ladder Plate 1200mm wide x 450mm long (300mm excluding overlaps)• 1 x Telescopic Joist 2500mm when closed (extending to a maximum of 3500mm)

A standard set will cover openings from 2500mm long x 1050mm wide and up to 3000mm long x 1050mm wide.

Longer openings can be covered by extending the Telescopic Joist to a maximum of 3500mm and by adding an additional fixed Hatch.

Stairwell Hatch SystemApplication 1Open stairs (opening not adjacent to a wall)

HatchesStairwell Hatches should be placed over the opening with a minimum overlap on each side of 75mm (on two opposite sides). Each Hatch should be screwed to the floor using all the screw holes provided. Screws should be a minimum of 5mm (10G) x the appropriate length of chipboard screw which should be determined on site.

Ladder PlateLadder Plate can be placed anywhere in the run of hatches to suit your access requirements. Screw holes are provided each end of the plate so it can be fixed at one end. Once the plate lip is placed under the hatch the plate can be screwed in place through the hatch and plate into the chipboard floor by aligning all the screw holes.

If the plate is used at the end of a run it can be fixed at both ends and one side using all the screw holes that come into contact with the chipboard floor. Once the ladder plate is fixed in place the ladder should be securely tied to the plate using both fixing points underneath the plate.

Enclosed stairs (an opening adjacent to a wall)

Telescopic JoistTelescopic Joists are used when the Stairwell Hatch System is being used adjacent to a block or timber framed wall. Telescopic Joists should be fitted to the opening, prior to the Hatches and Ladder Plate in this application.

Setting the Joist to the correct length:Measure and adjust the Telescopic Joist by extending it to the nearest hole to match the length of your stairwell opening. Adjusting holes in the Male end of telescopic joist are placed at 50mm increments the Female end of the joist has two holes 25mm apart which can be used to fine tune the required length. The joist should be set to the next hole down from your stairwell opening size.

The “T” bar should be fitted through the Joist so the locking pin can be locked in place. Ensure that the retaining cable is under the Joist so it is not trapped between the top of the joist and the hatch once the hatches are fitted.

Note: If the Joist will not lock to the length you require it should not be used – call an Ockwells sales office for further advice.

Once the Joist is locked to the length you require it can be lifted into place. The Joist should be fitted parallel to the wall leaving a 75mm gap between the Joist and the wall. The Joist must be screwed in place at both ends using all the screw holes provided. Screws should be a minimum of 5mm (10G) x theappropriate length of chipboard screw which should be determined on site.

Two sets can be used side by side for double width or gallery stairwell openings from 2500mm long x 2150mm wide and up to 3000mm long x 2150mm wide.

Note: Telescopic Joists should be adjusted and fitted to the opening first. It is recommended that fall arrest systems are placed under all open edges to prevent falls from height during installation of the system.

Both Joists must be screwed in place at both ends using all the screw holes provided. Screws should be a minimum of 5mm (10G) x the appropriate length of chipboard screw which should be determined on site.

Once the plate lip is placed under the hatch, the plate can be fixed to the floor through the hatch and the plate by lining up the end holes.Ladder Plates should be screwed to the floor using all the screw holes available. Screws should be a minimum of 5mm (10G) x the appropriate length of chipboard screw which should be determined on site. Once the ladder plate is fixed in place the ladder should be securely tied to the plate using both fixing points underneath the plate.

Ockwells Stairwell Hatch systems and all other safety products should be regularly inspected by a competent person. Any damaged parts should be replaced immediately (replacement parts are available).

We also recommend that all Ockwells Stairwell Hatch Systems should be used in conjunction with Ockwells Handrail Safety Posts and Ockwells Ladder Gate to form a safety barrier around unguarded openings.

Safe Working LoadsOckwells Stairwell Hatch System has been independently tested to BS EN 12811-1:2003.Each Stairwell Hatch Grate has been tested to accommodate two persons standing on each panelin accordance with HSE RR342. The equivalent Uniformly Distributed Load (UDL) of 252 Kg/m2 or2.47kN/m2.

Crash Deck ApplicationsA Crash Deck foot can be placed on the Stairwell Hatch Grate when the load is appropriately spread across the grate. Because Crash Deck foot plates are typically 150mm x 150mm, a cut down scaffoldboard (minimum of 200mm wide) should be placed under the foot to spread the load. The supportingleg of a crash deck system should be cut to length to ensure the finished deck surface is level to avoidtrip hazards. The allowable load on the leg of the crash deck system is 2.45kN assuming the legs are setat 1m centres.

Bird Cage ApplicationsBird Cage should always be back propped through the panel. We recommend the use of scaffoldboard spreaders above and below the panel to take out any unevenness in the prop base plates/heads.

Telescopic JoistThe telescopic joist has been designed to support Stairwell Hatch Grates with UDL of 252 Kg/m2 or2.47 kN/m2 when extended to a maximum of 3.5m.If the joist is extended to 3.5m when supporting a crash deck with legs at 1m centres the load on thecrash deck should be limited to load class 1 UDL to BS EN 12811-1:2003.

Important Safety Notice:The system should only be used in the way it has been described and illustrated in this guide andshould not be adapted in any way. The system should be installed by a competent person and werecommend that it is also independently checked prior to use. Openings at height should not be leftunattended and should be protected by supplementary handrail systems.

Plasterboard LetterboxPlasterboard Letterboxes have been designed to post large plasterboard sheets or panel materials, such as demountable fall arrest systems, from lower to upper floors.

This system takes away the need to carry heavy materials up ladders or stair openings, and can also be used away from busy stairways to promote safe working practices and increase efficiency on site.
