3)Additional electrical/telcom/data boxes checked in electrical section of room data sheets are to be provided over and above that required at each staff workstation/desk. 4) Provide up to an additional 18 dedicated 20A duplex receptacles and 18 telecom/data boxes placed as directed by OGS for copiers, printers, faxes, and other specialized office equipment. Provide access for 136 telecommunication/data cable points (i.e. core drilling with flush distribution boxes for powered panels, and/or raised access floor (6'' minimum), and/or inwall access with metal boxes, conduits of sufficient size and quantity as determined by design, bushings, and drag line extended to above ceiling and/or in floor wire distribution system, etc). Landlord to fire seal as required after installation of cabling by others. If powered modular furniture panels are used, Landlord to provide and install power to and final electrical connection to panels and associated equipment.5)Power poles will not be acceptable. Provide service to workstations/desks and office requirements by wall and/or floor outlets as directed by OGS.6) All agency and associated spaces including accessibility to and from the outside must be ADA compliant.o Tax and Finance must remain separate and secured from other building occupants(including, but not limited to:
bathrooms,elevators,stairwells,etc., within Tax's space.)7) Temperature Controls: Maximum of 1/1200sf. Plus additional controls as required to address exterior wall heat loss/gain along with controls as called out in Room Data Sheets. Private offices may be grouped 4/temperature control (unless noted otherwise) or less as required to address heat loads.8) Where sound attenuation is called out: walls, ceilings and doors shall be designed, specified and installed to meet or exceed required STC ratings & shall be addressed above ceiling and below raised access floor. Design parameters for rooms requiring sound attenuation shall meet sound transmission class (STC) ratings; large conference rooms, demising walls, toiletrooms STC 45-49. Executive offices, conference rooms of 4-8 occupants STC 40-44. Mechanical rooms adjacent to work areas STC 50-55. Enclosed break rooms STC 45-49. Open plan break rooms shall have provisions for reduced sound transmission at walls adjacent to work areas. . Specific rooms may require higher STC ratings as noted on Room Data Sheets. Design parameters for balanced noise criteria (NCB) utilizing recommended ANSI levels are: executive areas & conference rooms 25-30 NCB, open plan office areas 35-40 NCB, computer equipment rooms 38-43 NCB, main lobby areas 38-48 NCB & libraries 33-37 NCB.9) Sound masking in open office areas as required to achieve privacy levels.10) Each agency to have agency sub-master key under building master.(min. of 2 keys)11) Heating, ventilation and air conditioning (HVAC) systems must be capable of 24/7/365 operation. Tenant shall have ability to utilize HVAC as they deem necessary and shall request such services to the Landlord in advance. 12) Landlord to provide doors with keyed overide. Lock cylinders to be replaceable core.13) Landlord to provide door closers at all doors entering Agency space, secure areas and doors controlled by access card.14) Wiring for telephone-data lines to be done by Landlord's vendor. Stand-Alone "non-web based proximity access control system with the following requirements:• HID Multi-Class iClass card compliant ,able to utilize current Tax issued HID Multi-Class iClass ID
cards.• Current cards are 35 bit encryption,2K class, standard programming,corporate 1000,software is
facility code enabled. The system will utilize multiple types of proximity devices, as well as a combination of "request to exit"
devices, including a doorbell video intercom with iClass radio frequency identification(RFID) reader, and electric strike (and/or) magnetic lock, Multi-Class iClass RFID prox reader with pin pad on peripheral doors, and Multi-Class iClass RFID prox readers w/o pin pad on internal doors.
One centralized, windows based platform PC system (single point of hardware/software configuration) for administration.
A windows-based PC that utilizes Win-Pak SE or PE software to act as database and storage, including desk mount card reader and all other peripheral devices configured for HID Multi-Class iClass FOBS of more than a single configuration.
The system must have a battery back-up that automatically activates during a total power failure and runs for 2 hours min.
The installed system must support multiple users' profiles,daylight savings, and holiday programming, etc...
If required by local code, and connected to a fire system, all doors must fail secure, but allow for egress. Secondary key lock to be placed on all peripheral doors to allow for the option of manual locking.
Overall security system design and all subsequent changes are subject to tenant approval, prior to installation.
o Landlord to coordinate cable runs with Landlord's locksmith,door vendor, security vendor, and construction contractor, etc...
o Security vendo to contract with tenant to provide a one year 24/7 on-site maintenance contract with maximum response time limit of two hours, renewed annually, for the proximity access control systemand all of its components (readers,software,auto door operators,etc.)
o Landlord to provide knox box located outside main facility doors for local fire department access to tenant space, in case of emergency.
o All external entry doors to be equipped with key lock deadbolt to be used as secondary means of securing tax space, in the event of extended power outage. All emergency exit doors to be fitted with panic hardware, and always secured from outside entry. Emergency exit doors to have local audible alarm with keyed reset. Multiple keys to be provided to designated Tax employees.

IT Equipment Rooms rooms support carrier demarc connectivity, core network equipment, and any AV/Security sytem headend equipment.
Room to be served via 4" conduit from redundant/diverse points of entry (POE) in to the building for redundant/diverse circuit availability. Room
to be sized to accommodate three (3) carrier racks, four (4) system cabinets, and floor mounted HVAC units, estimated to be 20' x 20'.
Electrical systems for room to be served via redundant/diverse feeders from separate substations. Room to be served via a centralized UPS
system and individual circuits in room to be fed from diverse breaker panels. ER requires 24/7 continuous climate control. HVAC systems
should be designed to maintain an acceptable temperature range of of 64 degrees to 75 degrees F, and a relative humidity range of 30% - 55%.
Flooring shall consist of vinyl composite tile (VCT). 3/4" fire rated plywood to be installed on two (2) walls. No ceiling to be installed, cavity to be
encapsulated to eliminate flaking from fireproofing. Wall construction to meet a minimum of 2 hour fire rating for the room. Adequate lighting to
be installed and coordinated with equipment rack/ cabinet layout within room. Room can also serve as a TR for the same floor. Provisions to be
made to accommodate 4" conduits with innerduct and pull string as required to be installed on opposite sides of the room to accommodate
redundant/diverse backbone pathways to floor serving TRs. Telcommunications Grounding Busbar (TGB) to be installed in TR. Grounding riser
not required if building steel is continuous, #6 AWG grounding conductor to be installed from TGB to nearest building steel. Acoustical seals
recommended for doors. Security: Swipe-card access. Provide flood sensor monitoring that alarms to tenant as well as landlord. Landlord's
engineer shall confirm during design if additional structural support is required for consolidated UPS floor load.* Additional data and receptacle
box needed for stand-alone, off- TAX Network, access security system.

Wall Construction: All four (4) walls shall be floor to deck and have a 2-hour fire rating.
Cabling Specifications: 50 micron multimode fiber backbone cabling from ER to Floor TRs divesely
routed. Multipair copper backbone cabling capability between ER and TRs for low speed dedicated circuit
requirements. Coaxial cabling for CATV requirement is TBD
Connecting Hardware:
Conduits and Sleeves: Should extend 4"-6" into the Typical IT Closet. If the conduits or
sleeves are subject to water intrusion, they must drain away from the room and be
watertight. All conduits and sleeves must have the ends plugged upon installation to keep
debris from entering the conduits and sleeves. All penetrations shall be provided with
fire-stopping for openings through fire and smoke rated wall and floor assemblies. Cable
tray shall not be run through walls. Conduits and sleeves must have bushings installed at all ends and at all
pull boxes. Room to be available to receive diverse electrical and carrier service feeds.
