Close Care Housing at Nynehead Court Nynehead Court became a residential care home in 1949 and is one of the longest established care homes in the country. It has been awarded the highest possible grading from the regulatory authority. The inclusion of 11 close care mews houses came after six years of consultation with Government and local authorities to ensure the sensitive conversion of old buildings with the sympathetic integration of new dwellings. Equally important was the need to protect wildlife, flora and fauna within the formal gardens and 13 acre parkland setting.

The development started in 2009 and finished in 2012 with the reinstatement of the Orangery as a new amenity area and the conversion of a part of the old stables to provide additional areas for use as hobbies rooms. These new facilities, together with the historic parterre, walled pinetum, icehouse and Parish Church, provide the perfect setting for gracious retirement living. For those wishing to go farther afield, a minibus, car and buggies are available.

Close Care Living Close care living is an attractive alternative to both residential care and sheltered housing. It combines the care and security of one with the independence and flexibility of the other, by providing housing with the care and support from a neighbouring care home. It also provides the benefits of home care, without the disadvantages of conventional domiciliary care. The source of the support and care is well known and readily available as and when required. The management and services at Nynehead Court have been further enhanced to enable the wider provision of services and care to those within the mews properties. The addition of close care housing at Nynehead Court provides the opportunity to meet both the demands and aspirations to keep housing and care together. Nynehead Mews enables extended independence, with the flexibility to meet changing needs, and the opportunity to extend home ownership in order to retain a legacy through the continued investment in property.

Nynehead Mews The 11 mews properties consist of 2 houses and 3 bungalows converted from the existing stables and garages, with 6 newly built bungalows integrated to form three separate courtyards. The development is a carefully blended mix of new build and conversion of existing buildings. The design and finish is to an exceptionally high standard to compliment the architectural quality and heritage of the surrounding estate. Wherever possible, exposed brick and timber features have been retained. Most properties have two separate aspects, affording access to individual loggias and patios on different sides.

Living at Nynehead Mews enables home owners to continue to live independently, knowing that if any level of care or support is needed, it can be provided from Nynehead Court whenever it should be required. The level of support can be tailored to meet changing needs to suit individual requirements. This can range from on call emergency cover only, to a full package of 24 hour care, with the opportunity to vary the level of support without having to leave one’s own home

An alarm system, with nurse call, fire and intruder alarms is linked to Nynehead Court The development was completed in three separate phases: The first phase of 6 houses was finished in 2010; the second, with a further 4 houses, in 2011; and the final house completed in 2012. Each of the 11 mews properties were quickly sold on the completion of each phase and now only re-sales become available when the original owners place their mews properties on the open market. The properties are made available for resale with the residue of a 125 year lease (to ensure the provision of care and services from the freeholder). An annual ground rent and monthly service charge is payable monthly in advance (see charges and tariffs), whilst the cost of any personal services is payable in arrears, when and if they should be required.

Design and Specification All mews properties were constructed with cavity wall and inner skins of thermal block with high specification insulation and external brickwork. All windows are double-glazed. Heating is provided, through a state of the art heat pump, to thermostatically controlled hot water taps and a wet under floor heating system, to provide efficient all round warmth. Ample power and lighting sockets are provided throughout the properties, together with BT and TV points for reception of both Sky and terrestrial channels in all bedrooms and living rooms. An alarm system, combining emergency two-way communications with nurse-call, is also linked to the care staff at Nynehead Court. Facilities for fire and smoke alarms, intruder PIRs, fall detection, movement sensors and monitoring devices can also be added to enable extended security and independence, should the need arise. Hallways are light and spacious with plenty of storage space, with access to living rooms and bedrooms through solid oak doors. Sun pipes are used, where required, to supplement natural light. Floors are carpeted in halls, bedrooms and living areas, with slip free flooring in bathrooms and shower rooms and wood block flooring in kitchens. The living rooms of converted properties have unique features retained from the old stables, to include exposed brickwork, stonework and timbers. All have a fire place, French doors leading to an outside patio or loggia and ample lights, with mid height power points, TV and telephone sockets. There is a separate 5 Amp lighting circuit for wall lights. Most living areas are open plan with individually designed and fitted bookshelves, cupboards and wine racks separating the dining and kitchen areas. Fully fitted kitchens have ample floor and wall units with solid matt honed granite work tops with upstands, tiled walls and plenty of lights and power points. Most appliances are installed as integral units with shaker style cabinet doors, including a combined eye level microwave oven and grill, extractor hood, four ring induction hob, large fridge/freezer, washing machine and tumble drier and a dishwasher. Also included are a built in ironing board, carousel corner units, ceramic bowl and half sink with inset drainer and waste disposal unit, swivel mixer tap with separate hot and cold ceramic lever handles, extractable flexible hose, filtered drinking water and a mechanical push button water shut off valve. In two bedroomed properties, the good sized dining area, like the sitting room, also has double French doors opening onto a patio or loggia, providing a dual aspect in order to catch optimum light and sunny sitting out areas throughout the day. All bedrooms can accommodate twin beds and have ample power, TV, light and telephone points. Most have built in wardrobes and dressing units and the main bedroom is equipped with an en suite level access spacious shower room or bathroom. All two bedroomed properties have an en suite bathroom and a large separate level access shower room and all bath and shower rooms have heated towel rails, built in basins and loos, granite work tops, recessed down lighters, extractor fans and a fitted cabinet with integral lighting and electric power points. Grab rails are supplied for fitting when and if required. Each property has a designated parking bay and level access pathway to the front door, with its own patio and/or loggia. The immediate grounds are landscaped and maintained by the estate grounds staff and the 13 acre parkland grounds of the estate, including the parterre, pinetum and icehouse are shared with the Court.

Term: 125 years from 1st September 2010.

Rent: £250 per annum (increasing by £250 every 25 years)

Service Charge: Paid monthly by Tenant to cover 1/11th of the cost of providing and maintaining the common services used by the development, to include property and third party liability insurance, maintenance of grounds, running costs of orangery and converted stables, external window cleaning, refuse collection, passenger transport, provision of nurse call/fire/emergency alarm and emergency care, running repairs and a sinking fund.

Occupation: Property not to be occupied by a person under 60 years of age except that a spouse or

partner of a lesser age may occupy the property with their spouse or partner and remain in the property on the demise of the spouse or partner.

Provision of Care: Manager to provide on call cover for emergencies and to make available personal care and services to meet agreed individual needs as and when required.

Insurance: Landlord to insure the Property. Tenant to be responsible for insuring contents.

Alterations: The Tenant shall not make any alterations or additions to the property without the Landlord's prior written consent, such consent not to be unreasonably withheld or delayed.

Assignment/Sale: The Tenant shall not be permitted to sell part or under-let the whole or any part of the

property without the prior written consent of the Landlord, such consent not to be unreasonably withheld or delayed, where the proposed purchaser is 60 years old or over, or the spouse or partner of such person and is,

in the reasonable opinion of the Manager, suitable to occupy the property as a close care/retirement dwelling.

On any disposal of the property an administration and transfer fee of 5% of the sale proceeds shall be payable to the Landlord from the sale proceeds to contribute towards the capital cost of common parts and cover al l administrative and marketing costs and sale commission fees for any assignment/re-sale.

Pets: Well behaved pets may be kept with the written permission of the landlord.

Frequently Asked Questions

Q1. What types of properties are at Nynehead Court? A1. The development consists of 11 one, two and three bedroomed mews style properties, of which 5 are converted from the old stables and garages and 6 are newly built, to provide 6 x two-bedroomed bungalows, 3 x one-bedroomed bungalows and 2 x two/three-bedroomed houses. Nynehead Court is a 44 bed residential care home with a separate wing (The Mulberry Wing) to cater for those with memory impairment or in in need of greater stimulation than those residents in the main house. Q2. Who can live at Nynehead Mews? A2. Anyone, who is over 60 (or is married to someone over 60). The services and facilities have been designed for people of this age group. Visitors are of course welcome. Potential purchasers will be invited to complete a ‘close care living questionnaire’ and provide a letter from their GP in order to ensure that the necessary resources may be available prior to occupation. Q3. Are the properties leasehold? A3. Yes, all the properties are resold on the residue of a 125 year lease in order to tie the provision of services and care to the management company. The Leases commenced on 1 September 2010 and there is an annual ground rent of £250. Q4. What is the Assignment Fee and what does it cover? A4. Leaseholders pay an assignment fee of 5% of the sale price when their property is sold. The fee covers the cost of the agents selling fees and the freeholder’s legal fees. The fee also goes towards the capital costs incurred in providing the amenity areas, services, orangery and maintenance facilities and provides the landlord with a long-term income stream to offset some of the cost of the initial investment, whilst also assuring a common interest with the leaseholders, in ensuring that capital values of properties are maintained and improved. Q5. Can I get personal care in my own home? A5. Yes, emergency care is provided within the service charge, whilst tailor made personal care and

domestic assistance can be arranged to suit individual needs. This care is provided by dedicated trained staff from Nynehead Court. They can provide services such as day and night visits, meals delivered to your home or taken in the dining room, personal care as and when required, help with medication, escorted trips and help with shopping. More information about the range of care services can be provided on a personal basis. Residential respite care can also be provided in Nynehead Court although the aim is to help you live as independently as possible, in your own home. Q6. If my spouse or I need residential care, can we move to the Care Home? A6. Yes, provided a room is available and your specific needs can be met within Nynehead Court. However, it is highly likely that such a move may not be necessary and that the care needs will be met within your own house Q7. Is there a selection criteria for prospective purchasers? A7. Only in that you are over 60 and that your needs can be met by the manager and that your suitability

for close care living is confirmed by your GP. Q8. Are pets allowed? A8. Yes subject to written approval, and provided they are kept under control.

Q9. What parking arrangements are there? A9. There are no garages provided. Each close care property has a designated parking space.
