Danielle Jansen van Rensburg (27), daughter of Ian and Helena Jansen van Rensburg from Sondela, married Stefan Rutte (28), son
of Fred and Juliette Rutte from Johannesburg on Saturday, 16 April 2016.
Danielle grew up on Sondela and after completing her matric, went on to graduate from Tuks in B.Com Industrial Psychology
(Honours) and then from the University of Johannesburg in M.Com Industrial Psychology (Masters). She is currently working for
Barclays Africa Group in Risk Management and also holds the position of Chief of Staff. Her husband, Stef, attended De La Salle
Holy Cross College in Linden and currently runs his own thriving business in the automobile sector.
Danielle and Stef exchanged their vows in a romantic garden wedding, which took place at the 5-Star Sondela Country House, in the
company of family and friends from all corners of the globe, including Austria, Canada, England, Switzerland and America.
A reception to celebrate the couple’s special day was enjoyed by all under a beautifully decorated white marquee and in the
adjoining the-stars garden lounge.
It has been many years since Sondela hosted weddings and thanks to the success of this one, Sondela may once again, in the near
future, be available to the public as a popular wedding destination.

FROM THE DESK OF THE CHAIRMAN OF MAKHATO BODY CORPORATE
CHAIRMAN’S REPORT.
Whilst we experienced a lower than usual rainfall over the 2015/6 season, we were a great deal better off than many of our near neighbours and our
bush has been looking very healthy over recent months, as have the animals. However, it seems that when we do receive rainfall of late, it is
accompanied by severe wind and occasionally hail which can cause damage to our properties . At the time of the last edition of the Nyala Express, we
recorded losses from the storms on 20th November 2015 and 2nd January 2016.
Subsequently, we were hit by a strong windstorm on the 20th February and, on the following page we show the individual lodges where damage was
recorded, all individually relatively minor. A somewhat milder storm took place on the 26th April, surely the last of the season, where some damage to
three lodges was recorded.
With events such as these, I try to coordinate the claim submission to insurers, firstly to avoid many separate notifications to insurers, secondly,
recognising that some owners do not visit on a regular basis and may not pick up damage and, thirdly, so that we only have one Excess applied to the
total loss. However, whilst Mark Jacobs conducts a walk around after the storm assessing damage to all of the lodges, he is only able to carry out a
visual external review and, in the case of the 20th February storm, there were several late damage discoveries by owners when they entered their
homes to find water had been leaking through the roof. I have therefore agreed with insurers that we will submit a claim notification with all visible
damage repairs as the initial claim and this will be settled by insurers as an “on account” payment. We will then have 60 days from the date of the
storm, to identify any additional damage and at the 60th day the claim will be closed with a final payment, if necessary.
Of course, we now face the onset of the fire season and the risks that this presents. On the 5th May an emergency evacuation drill was held on
Makhato, and elsewhere on Sondela, to assess our preparedness and response times. We have four Fire Marshalls from the resident population on
Makhato each with a deputy and supported by the Makhato team . Each Fire Marshall with his nominated support is responsible for clearing a section
of the lodges, directing any occupants to the collection point ( which in the event of an actual emergency would depend on the location and direction
of the fire ) where the register would be taken. Each cleared lodge is then marked at the number board and the cleared lodge number called in on the
radio to the central coordination station. I am pleased to report that the drill was completed satisfactorily, albeit that there are always lessons to take
away.
As you will know, a Steering Committee was established at the beginning of 2015 to manage the day to day operations of Makhato subject to the
approved budget and to the authority delegated by the Body Corporate. Whilst this structure has worked very well over time it is felt that this is not a
“committee” as such but more a working group mandated by the Trustees to direct and oversee operations on Makhato. It has therefore been decided
to rename this function as the Makhato Trustee’s Working Group. A formal mandate will be finalised at the next Trustee’s Meeting; in the interim the
first report back from the working group appears elsewhere in this edition.

Audit Committee Charter: Whilst there is no requirement to align the Body Corporate with the requirements of King 111, it was felt that, to the extend
feasibility we should to do so. Accordingly, the Committee’s Charter will be reviewed by the five members of the Audit Committee and discussed at the
next Meeting scheduled in August 2016.
Makhato Property Valuations: Of interest to all owners, the Municipality has announced that valuations of properties have been reduced compared to
the 2012 roll and further the Rates and Taxes amnesty has been again extended to 30th June 2016.

Maintenace Budgets 2017: The Steering Committee will provide a list of capital expenditure and maintenance items for consideration at the Budget
workshop in August, consideration must also be given to the economics of maintenance of old equipment versus replacement.

TRUSTEE’S WORKING GROUP
( Incorporating the Architectural, Aesthetics and Rules Committee Review )
The observation has been made that the Steering Committee which was established at the beginning of 2015, whilst a function of the Board of Trustees,
is not in fact a Committee in the accepted sense of the term, is not subject to a Charter and does not hold set meetings during the year. Rather, the four
members form more of a working group which meets on a weekday basis and at other times as required, supervising and directing the work team as well
as addressing environmental and operational requirements of the estate, reporting to the Board of Trustees. Subject to formal approval at this Trustees
Meeting, it is proposed that the name of the Steering Committee is changed to Trustee’s Working Group (TWG) .
It will also be necessary for the Board of Trustees to provide a Mandate to the TWG. It is suggested that the Mandate could be structured along the
following lines :
The Board of Trustees Mandates the Trustee’s Working Group ( formerly titled the Steering Committee ) to take responsibility for the supervision and
direction of the Makhato working team, understanding that matters of human resources; inter alia, employment relations, union relations and
remuneration be referred in the first instance to Adinvale I.R to whom the team are individually contracted; and, in addition address the environmental
and operational projects approved by the Trustees within the agreed budgets. It is recognised that there are many daily tasks that may arise , for example
coordinating work relating to insurance losses, alarm issues, meter reading, supplier communication, stock control etc. which may fall under the general
heading of “business as usual” and which are routinely addressed by the TWG.
If approved at the next Trustee’s Meeting, this will be confirmed at the AGM in June 2016.
New Entertainment Area.
The first phase of the Entertainment Area has been substantially completed. There is, as with all contracts, a snag list which has been provided to the
Developer for agreement, importantly, this includes the finalisation of the access road and car park to render them properly fit for purpose. Equipment is
also on order for the children’s “Jungle Gym” which will be positioned on the space currently ungrassed. The issue has also been raised relating to the use
of braais during periods of rain given that the units installed have no cover. The Developer has agreed to construct a covered braai by the fence and
designs are to be agreed so that this can be moved forward.
The timing and specification of the second phase of the Entertainment area has been raised with the Developer. We are informed that this will take place
at some point during 2017.
Contractor’s Yard/Rubbish Collection Point.
As will be seen, work has started on the rehabilitation of the contractor’s yard. There has been some delay resulting from the availability of necessary
equipment, but the fencing is being dismantled and the vegetation/rubbish will be subject to a controlled burn and used as infill. The process of
rehabilitation will, of course, take time but it fair to say that the eyesore is on the way out.
It has been agreed that the rubbish collection point will be moved to and combined with SSB. Whilst this will mean a longer trip for the rubbish on our
trailer, nevertheless, it makes sense to have one just one area to control this function.
Roads
The general issue of the state of our roads and the control of speed on the perimeter road has been a major concern for the TWG, and, of course our
residents. To a very great extent we have been limited by the availability of equipment at the time when it is needed. Grading of our roads is really only
effective when the surface is wet; placing speed control measures is best carried out when the roads have been graded. We have an agreed budget of
R80k which must also include the warning signs that have to be displayed by the regulations and it is fair to say that we have been challenged in sourcing
speed humps that will sustain in our environment and which can, within our budget, be placed at intervals which will have the desired effect of slowing
traffic. We are trying to have an example in place in time for the AGM for demonstration purposes. However, of equal concern is the condition of the back
roads around Makhato, especially when there is water logging in the summer.
The TWG has a proposal to provide Makhato more independence, with capability to maintain our roads on a regular basis and enhance the overall
appearance of the estate. This is for discussion at the next Trustee’s Meeting and if agreed will be carried to the AGM.
Termites
Colin Mostert has conducted his termite survey. Whilst there are instances of several lodges having identified problems around the properties there are
other instances of termite activity close to the stands, on common land. Clearly, termites do not respect stand boundaries and it is felt that owners
should take responsibility for the treatment of infestation on and close to their stands. This is for further discussion.
