Two hundred and twelve acres of stunning landscape
Th is area of outstanding natural beauty comprising parkland, paddocks, lakes and ancient woodland which is dominated by
majestic oak trees, some over fi ve hundred years old. Th ere are also many other specimen beech, chestnut, ash and alder trees
throughout the woodland which in April and May is carpeted in a sea of bluebells and other rare woodland fl owers.
Th e area is criss-crossed by a series of private paths and rides
which are ideal for walking and riding and the estate is also
surrounded by excellent riding country and bridleways.
Th e ninety acres of paddocks and grassland are situated north
and south of the main house and can be accessed from the
network of estate roads or direct from Vann Lane. Th e Blundens
Wood and Halfpenny Copse fi elds which are located to the
south of the house make in total nine separate paddocks all
bordered by ancient woodland.
Th e estate has in total six entrances – the principal entrance and
the carriage drive entrance are both from Roundals Lane and
which lead to the main house, cottages and stables. Th e other
four entrances lead to paddocks and woodland.

Robert AdamA visionary architectInternationally renowned Adam Architecture is a world leader in
the ‘classic contemporary’ design movement. Working on buildings
such as the British School in Rome and the Sackler Library at the
Ashmolean Museum, the practice combines tradition with the
latest technology.
It is the design philosophy that underpins Nutbourne Park today.
“Nutbourne Park has a unique setting. I have seen many sites for
new and replacement country houses in my time yet I have never
seen anything quite like this. It is something about the dramatic
use of water combined with unusual privacy, security and ancient
woodland that make this project so remarkable.”

Relatively few large country houses have been
built in recent decades and here is a rare occasion
to create something literate within the tradition
of fine English country estates.
Many deliberately unusual houses have been designed in recent
times but it is far greater to employ academic accuracy with an
understanding of country houses to create something much finer.
The interior offers unlimited opportunity because of the dramatic
space and the chain of ancillary buildings is in keeping with
tradition providing staff and guest accommodation, garaging and
stabling. One of the most exciting things about this setting is that
there are few restrictions for the landscape immediately around
the house and this can be sculpted to suit personal tastes.
It will take commitment and inspiration to complete Nutbourne
Park, but nothing would give me greater pleasure than to see this
project come to fruition.

Pleasing symmetry of a classical design
Each of the four elevations of the house is equally impressive which
will be appreciated from the formal gardens and numerous vantage
points along woodland paths in the landscape.
Th e formal carriageway approach allows glimpses of the large upper
lake which appears to be a swathe of river mirroring the sweep of the
drive with willow trees spilling into the water. A tantalising glimpse
of rooftops teases the visitor onwards around the bend in the hill
when the full glory of the house will be revealed.
Th e carriageway arrives at the western elevation which makes a grand
statement with its splendid pillared entrance.

Close to the house the formal gardens will be laid out to
provide an openness giving way to a sequence of lakes
and the gentle rise of the wooded hills climbing away
into the distance.
Tennis courts and other leisure facilities incorporated
into the landscape design may be tucked discreetly
away or given prominence and there is also potential
for a home farm.

The classical proportions of the formal rooms and circulation
space allow for large scale features such as stone pillars
and fabulous galleried staircases. This is an outstanding
backdrop for existing collections of art and furniture or the
consummate excuse to launch into new ones.

to the very latest specifications are incalculable. Levels

Gardens are an integral part of the English countryside. They are
part of the pattern, merging with it and forming an indivisible
part of the whole. Something about England seems to engender
a compulsion to garden, to create a landscape and nowhere is the
potential as great to make a new major country house garden
as Nutbourne Park.
The initial design is by eminent garden designer Michael Balston
and comprises a series of terraces providing a platform for the
house bedecked with brightly coloured floral beds leading to the
cool green lawns and on to the lakes and streams beyond.
This area is some forty acres and is surrounded by ancient woodland
which gives a classic and private backdrop for this new garden.

Hambledon -an idyllic Surrey villagesteeped in history
Village life centres around the church, village hall, the village shop and the
cricket club with active committees and fund raising for local community
projects. St Peter’s Church was rebuilt in the mid-19th century and replaced an
early medieval church on the site.
However two ancient yews in the churchyard indicate an even earlier settlement
with the larger claiming the title of the oldest tree so far recorded in Surrey and
dates back to AD800.
This ancient village was established more than a thousand
years ago and a strong sense of community has developed.

Many of the local villages have grown from clusters
of farm holdings with the larger centres of Guildford,
Haslemere and Godalming gaining strength from their
proximity to London with fast rail and road links to the
capital. However, a slower pace of life can be enjoyed
in this rural setting more in tune with the seasons
and traditional country pursuits.
The widespread gentrification of Surrey villages has
seen an appreciation of period homes and a desire to
retain and improve cottages and larger homes in
these rural areas.
However, even with many people commuting to larger
conurbations on a daily basis, many local incomes are
still reliant on rural lifestyles and this lends the area
a background rooted in tradition.
