The US and Canadian economies are both showing signs of rebounding. More specifically for all of us, resi-dential and commercial real estate is trending up. Some of you are busier than you have ever been and your aver-age fees are climbing as well. Overall home prices are up slightly for the year, though here in the US prices are still down 31% on average from their high in 2006. The US home sales for June, July and August are up 21% over the same period last year. Some US markets have only a one month supply/inventory of houses. That’s great; however, that can lead to a temporary slowdown because there’s nothing to buy. The Canadian housing market did not have the huge fluctuations the US did and is still holding fairly strong. For now it’s still a Buyer’s Market, but that could change if sales outpace supply.

Consumer confidence is the biggest indicator of the economy to come. And it is down slightly. All the negative campaign ads are not helping. Less than 90 days to go. Thank goodness. Europe’s huge debt is also a factor. Greece as just one example, is negatively impacting all of us. For decades the Greek politicians worked to bankrupt the country, and now the people refuse to ac-cept austerity measures.

It looks like we have enough interest to hold another IR class during the An-nual Conference. We are looking forward to that. Kerry Lindgren Son, Father, Grandfather and friend to all, passed away in his home at 10 a.m. Friday, August 10, 2012. He was 63 years old. Kerry is survived by his wife Kathryn Larson Lindgren, daughter Krisha Froerer & husband Anthony Froerer, daughter Whitney Pantone and husband Jake Pantone and son Kavin Lindgren and wife Alex Lindgren. He was also the grand-father to Sage, Rossi, Larsen, Jacob Moses and Olive.

A man full of life at every turn, Kerry never let the burdens of the world break his spirit. He battled cancer and many other parodies toward the end of his life, yet he was always grateful for everyday he had. He was known for his over-the-top optimistic outlook on life. He saw everyday as a new opportunity to learn and serve others.

Kerry would spend much of his winters at Snowbasin. He’d take business phone calls on the chairlift and tell the caller he was in his office. Skiing powder runs would cause him to shout with excitement and those within a mile radius knew that it was Kerry. The outdoors was where he was in his element.

Kerry was an entrepreneur extraordinaire, an NPI Hall of Famer with a franchise in Utah for 17 years. Kerry hired his son-in-law Anthony Froerer in 2010, when his seri-ous illness had returned. Kerry taught Anthony the business so he could eventually take it over.

We will continue to file our courses for approval in various states and provinces. You can check the online library under Agent Continuing Education to see if your state or province is approved. If a you would like to make your state/province a priority for seeking approval, contact Bill Erickson by email at [email protected].

“Thanks for the work you have put into sub-mitting and maintaining this certification for us. I see the benefit from holding these con-tinuing education classes.”

- Jason Bancroft

We are in the process of resubmitting our main course, Home Inspection 101 for Real Estate

Agents, for approval in Florida. We were approved as a Con-tinuing Education Provider but the Department of Real Estate rejected our course. We have since revised the course to be more relevant and will submit the revised version.

How do you answer when a client asks; “would you purchase this home?” - Asked by Doug Versaw

“That seems to be a common question at the end of the inspection these days, especially on foreclosures. I usually answer, ‘It would not be fair for me to comment on that, since I don’t know your financial situation, and wouldn’t want to steer you in the wrong direction. Please thoroughly read my report, and let me know of any questions you have after that. My goal is to give you the information you need to

make a wise decision based on your current and future plans. Al-ways consider that you may sell this property one day, that should play a part in your decision.’”

1. Create a persuasive profile page and personal statement – Make it conversational, engaging, and most importantly concise. Be sure to show people what your com-pany specializes in and make sure they know you are an expert in your field.

2. Update Your URL – Personalize your profile site address to reflect your business name instead of a long num-ber. This option is in the Public Profile in the Edit section.

3. Link To Your Website – You are giv-en 3 websites to link to. This not only builds Search Engine Optimization (SEO), but leads contacts to your company website. Look under Websites in your Edit section.

4. Make Your Photo Count – You have one profile image for your page, so be sure to include a professional, friendly head shot.

Connecting and Building Relationships

A “Connection” is the term for a relationship you build with an-other user. These are the foundation for building your online net-work. Here are a few tips for connecting on LinkedIn:

1. Import Your Contacts – You can start by importing from your email, but don’t forget to add your offline contacts, from business cards and customer lists. This will get you started growing your network.

2. Accept All Invitations – anytime someone wants to make a connection or suggest a group, join up. This is the way your net-work will grow and lead to more business contacts.

3. Join Groups – the Group Search tab will let you look for in-dustry and local groups that can lead to new connections being made. Join small and large groups to keep your possibilities open.

4. Search for and find people you want to be connected with. Find a shared contact and get an introduction or send them a message through LinkedIn InMail.

5. Recommend Your Connections – If you have the chance to recommend one of your connections for a Group or another con-nection on LinkedIn, do it. They may repay the favor and send referrals your way.

Almost daily we receive phone calls from companies and individual inves-tors who are purchasing commercial real estate and need inspections. Some of the calls are for ongoing commercial inspections, and we will offer our central coordination service to them and treat them as a national account. Some of the prospects use the “find an inspector” feature and contact the inspector directly.

We continue to have success by running National Google ”Adwords” pay per click ads for NPI and GPI. Here are the year to date stats on our Google ad campaigns:

NPI Commercial-- Ad Impressions (views): 265,787; Clicks: 2,496.

GPI Commercial-- Ad Impressions (views): 190,255; Clicks: 665.

Of course, this doesn’t account for the many prospects who don’t click on our Google Ads but find an NPI/GPI inspector via the “organic” search re-sults where you should be listed on the various search engines like Google, Yahoo, Bing, etc. Customers will either click through to your website or call the number shown for your local listing, such as your Google “Places” listing.

How do we handle direct calls?

We refer clients to the nearest NPI/GPI inspector. We generally provide the inspector’s name and phone number and notify the inspector of the client’s contact for follow up.

The Greater Utica-Rome N.Y. Board of Realtors hosted a golf tournament on August 16, 2012. The tournament was won by the team sponsored by National Property Inspections (Matthew Bar-low) with a 10 under Par 61. For more informa-tion on sponsoring an event contact Kim Gatson ([email protected]).
