This Offering Memorandum was prepared by Lee & Associates Denver (“Broker”) solely for the use of prospective purchasers of Denver Sunnyside Development (the “Property”). REGIS UNIVERSITY NEIGHBORHOODThe Regis Neighborhood, bounded by 52nd, I-70, Federal and Tennyson, is anchored by Regis University on one end and Willis Case golf course on the other. Regis University is a private, co-educational Roman Catholic, Jesuit University in Denver, Colorado. BERKELEY NEIGHBORHOODThe Berkeley Neighborhood, bounded by 38th Ave, I-70, Federal and Sheridan, is anchored by Tennyson Street, lined with some of Denver’s most popular restaurants and galleries. Two dramatic parks with lakes provide lots of open space and greenery. Convenient access to I-70 makes for easy access to downtown or the mountains.

LOHIThe Lower Highlands is Denver’s premier neighborhood for new restaurants, bars and shops that cater to the young professionals and young families that live in the neighborhood. HIGHLANDSVictorian-era homes and buildings; lush gardens and parks; hip independently owned shops; art galleries; and restaurants, all make the Denver Highlands neighborhood a great destination. There are three diverse districts to discover here: Highlands Square, Tennyson Street and Lower Highland (LoHi). Boutiques, wine shops and bookstores, as well as popular restaurants and bars radiate out from Highland Square on West 32nd Avenue and Lowell Boulevard.

CENTRAL 70 PROJECTTo the east of the Denver Sunnyside Development Site, Denver is planning a massive overhaul of the I-70 corridor. This will involve a complete reconstruction of I-70 from Brighton Boulevard to I-270 including the addition of one Express Lane in each direction. CDOT also plans to remove the 50-year old viaduct and lowering the interstate between Brighton and Colorado Boulevard and constructing a new 4-acre cover over the interstate between Clayton and Columbine Street. This extensive project also includes widening I-70 from I-270 to Chambers Road to accommodate one Express Lane in each direction and re striping I-70 from I-25 to Brighton Boulevard to accommodate one Express Lane in each direction.

The project is estimated to begin in late 2018 and will take several years to complete. The Denver Sunnyside Development Site is located east of the project and will appeal to families looking to avoid the lengthy construction project. Additionally, this investment in the I-70 corridor highlights the infrastructure that Denver is building to support continued growth and development in the area.

LIGHT RAIL AND ACCESSIBILITYIn 2016, Denver completed multiple paved path runs along the east side of Inca Street between 45th and 38th Avenues and connects to a pedestrian bridge that goes over 38th and later joins with the Platte River Trail System. The path will be a major point of access for those commuting to the 41st and Fox Street commuter rail station along with the Gold Line slated to open in 2018. The Denver Sunnyside Development Site is a convenient 2 miles from the Fox Street Station - either a short bike, walk or car ride to public transportation and access to the entire metro area.

When the Gold Line opens in 2018, the Denver Sunnyside Development Site is located 2 miles south of the new Federal Light Rail Station at I-76 and Federal Boulevard. With close proximity to 2 major light rail lines, the public transportation options at this development are superior and will prove to a major draw for young families.

ROCKY MOUNTAIN LAKE PARKThis city park straddling the Sunnyside and Berkeley neighborhoods offers paved trails, beautiful views of the Front Range and multiple picnic areas, tennis courts, playgrounds, and an off-leash dog park. This premier city park is located just a few blocks from the Denver Sunnyside Development Site.
