BETTER TO BE IN THE MARKET THAN ON THE MARKET

House prices are stabilising. 2014 saw a burst of market buoyancy with a steady increase in property value - including rent. The knock-on effect is that some prices have outstripped wage inflation, stretching affordability.

The ensuing price plateau at the start of this year has been further encouraged by uncertainty created by the impending general election and speculation about future interest rate rises.

What this all means is that for sellers and landlords setting the right asking price is paramount.

“Price setting is quite a complicated science. It involves weighing up several elements before reaching the final figure,” explained Jeremy Miller, Operations Director of Miller & Son Estate Agents, Cornwall’s leading independent property agency.

“We advise caution with your approach to the market in the present climate. Don’t get carried away because there is a lot of competition. Choosing an agent with local knowledge - a finger on the micro-climate pulse - is often crucial to success. Also, make sure that you and your agent compare what has sold or rented recently and make sure that the price or rent you ask is the best that can be achieved, whilst remaining competitive.”

Another important consideration is

understanding buyers. They are aware of changes in the market and can be a bit cheeky with their entry offers. Experienced agents are much more able to negotiate and deliver a deal to satisfy both parties - it’s what they are trained to do.
