NEW CONSTRUCTION DELIVERIES
Over 1.59 million square feet of new product has delivered in the San Antonio office market over the last 24 months. Occupancy levels for this product are already at 75.3%, totaling approximately 1.2MSF of occupied space. Deliveries of new Class A product averaged a triple net rate of $22.50 PSF, pushing the city-wide San Antonio average to a full-service average rate of $25.59 PSF. SUPPLY AND DEVELOPMENT
Demand for quality office space pushed new construction levels to an all-time high in 2015 and early 2016, whereas the second half of 2016 saw construction slowly decline. Now, with every delivery of this new product, we are seeing the true demand. New office developments have a quoted average annual rental rate of $25.67 triple net (per square foot). With average triple net expenses quoted at $11-12 PSF, this amounts to an equivalent full-service rate of $36-37 per square foot. Projects currently under construction total 496,165 sq. ft. in six buildings with approximately 9.8% (48,792 sq. ft.) pre-leased. Proposed office projects total 3.32 million square feet with 1.03 MSF in the CBD and Midtown submarkets slated to break ground in 2017. Notably, of the 599KSF of new product delivered in 2016, approximately 80.2% is occupied.

Over 1.3 million square feet of new product has delivered in the San Antonio office market over the last 18 months. Occupancy levels for this product are already at 52.4%, approximately 683KSF of occupied space. Deliveries of Class A product averaged a triple net rate of $21.38 PSF, pushing the city-wide San Antonio average to a new all-time high of $23.13 PSF full service.
SUPPLY AND DEVELOPMENT
Demand for quality office space pushed new construction levels to an all-time high in 2015. Further, with every delivery of this new product, we are seeing the true demand. Rental rates for new office developments are quoted at an average of $23.17 triple net per square foot with average triple nets quoted at $10-11 which equates to a full service rate of $33-34 per square foot. Projects currently under construction total 543,641 sq. ft. over six buildings with approximately 8.3% (44,879 sq. ft.) pre-leased. All pre-leasing activity is The Bank of San Antonio’s own building, where they will occupy 44,879 SF. Notably, of the 308KSF of new product delivered in 2016, approximately 24% is currently occupied.
