GENERAL
WHERE DISCREPANCIES OCCUR BETWEEN THE PLANS AND THE SPECIFICATIONS, OR WITHIN EITHER DOCUMENT ITSELF, THE ITEM OR ARRANGEMENT OF BETTER QUALITY OR HIGHER COST SHALL BE INCLUDED IN THE BASE BID.
THE DRAWINGS SHOW THE VARIOUS PIPING, ELECTRICAL AND DUCT SYSTEMS SCHEMATICALLY. NO ADDED COMPENSATION WILL BE PERMITTED FOR VARIATIONS DUE TO FIELD CONDITIONS. INSTALLATION SHALL FOLLOW DRAWINGS WHERE PRACTICABLE AND NOT BE IN CONFLICT WITH OTHER TRADES INSTALLATION.
ALL MECHANICAL WORK SHALL BE IN ACCORDANCE WITH THE ADOPTED INTERNATIONAL MECHANICAL CODE AND ALL LOCAL MECHANICAL CODES.
CONTRACTOR SHALL PAY FOR ALL FEES AND PERMITS. THESE CONTRACT DOCUMENTS (DRAWINGS, PLANS AND SPECIFICATIONS) DESCRIBE THE MECHANICAL WORK FOR THIS PROJECT AND FORM A GUIDE FOR A COMPLETE INSTALLATION. CONTRACTOR SHALL AND HEREBY DOES GUARANTEE THAT ALL WORK INSTALLED UNDER THESE DOCUMENTS SHALL BE FREE FROM DEFECTS IN WORKMANSHIP AND MATERIALS FOR A PERIOD OF ONE YEAR FORM THE DATE OF SUBSTANTIAL USAGE OR FINAL ACCEPTANCE UNLESS A LONGER PERIOD IS NOTED. PROVIDE FLEXIBLE CONNECTIONS FOR ALL AC UNIT DUCT CONNECTIONS.PROVIDE RETURN AIR DUCT SMOKE DETECTORS FOR ALL SYSTEMS 2000 CFM (OR 5 TONS)
OR GREATER. PROVIDE SUPPLY AIR DUCT SMOKE DETECTORS WHERE SHOWN. PROVIDE REMOTE SUPERVISORY INDICATION FOR ALL DUCT SMOKE DETECTORS.

PROVIDE FUSION FITTINGS AS REQUIRED BY MANUFACTURER.
EXECUTION
FINAL LOCATION OF DIFFUSERS AND GRILLES SHALL BE IN ACCORDANCE WITH THE ARCHITECT'S REFLECTED CEILING PLAN.
ALL DUCT AND PIPING PENETRATIONS THROUGH FIRE RATED ASSEMBLIES (I.E. FLOORS, WALLS, CEILING, ETC.) SHALL BE INSTALLED WITH A U.L. LISTED FIRE STOP SYSTEM AND PER CODE REQUIREMENTS.
LOCATE ALL MECHANICAL EQUIPMENT FOR UNOBSTRUCTED ACCESS TO UNIT ACCESS PANELS, CONTROLS AND VALVING.
MAINTAIN 12 FEET BETWEEN ALL OUTSIDE AIR INTAKES AND ANY EXHAUST OUTLETS AND PLUMBING VENTS.
RUN ALL DUCTWORK LEVEL UNLESS OTHERWISE NOTED. PROVIDE AIRTIGHT ACCESS DOORS ADJACENT TO ALL FIRE DAMPERS, SMOKE DAMPERS, AUTOMATIC DAMPERS AND TEMPERATURE CONTROL DEVICES.
ALL MAJOR EQUIPMENT TO BE LABELED WITH NAME PLATES, RIGID PLASTIC BAKELITE WITH MACHINE ENGRAVED 1" HIGH LETTERING. ENGRAVED LETTERING TO BE A PERMANENT COLORING MATERIAL WHICH CONTRASTS WITH TAG COLOR.

ALL ROUND TAPS SHALL BE MADE USING SPIN-IN METAL COLLARS WITH DAMPER OR STICK-ON AIRTIGHT COLLARS WITH NEOPRENE GASKET.
WHERE THERE IS NO ACCESS TO DAMPERS, END DEVICES MUST HAVE AN OPPOSED BLADE DAMPER FOR BALANCING.
INSTALL BALANCING DAMPERS WHERE SHOWN AND ALSO WHERE REQUIRED FOR PROPER AIR DISTRIBUTION AND BALANCING.

PERFORM TEST AND BALANCE / UNIT SET-UP ACCORDING TO PLANS AND SPECIFICATIONS IN ACCORDANCE WITH THE NATIONAL BALANCING COUNCIL (NBC) OR NEBB PRACTICAL STANDARDS, FORMS AND PROCEDURES.
KEY ITEMS INCLUDE:SET AHU DISCHARGE TEMPERATURE TO DESIGN CONDITIONS OR AS DIRECTED BY ENGINEER. VERIFY MINIMUM AND MAXIMUM AIRFLOW SETTINGS AT EACH TERMINAL BOX. BALANCE ALL DIFFUSERS AND REGISTERS TO WITHIN 10% OF VALUES SHOWN ON DRAWINGS. RECORD ENTERING AND LEAVING AIR TEMPERATURES FOR EACH UNIT ON BOTH HEATING AND COOLING. RECORD OUTSIDE AIR TEMPERATURE WHEN TESTING AC UNITS. PROVIDE 3 COPIES OF WRITTEN REPORT WITH DATA.
THE FOLLOWING ITEMS ARE TO BE COMPLETED BEFORE FINAL ACCEPTANCE:SYSTEM BALANCINGSYSTEM STARTUP AND CONTROL SYSTEM FUNCTIONAL TESTINGFURNISH OWNER ALL O&M MANUALS (3 COPIES), WITH WIRING AND ELECTRIC CONTROL

EQUIPMENT CONTROL SEQUENCE OF OPERATION
AC UNIT CONTROLEACH UNIT SHALL BE CONTROLLED LOCALLY BY A 7-DAY PROGRAMMABLE THERMOSTAT WITH TEMPERATE SET-BACK FUNTIONS FROM THE MANUFACTURER. THE THERMOSTAT SHALL AUTOMATICALLY CHANGE BETWEEN COOLING AND HEATING MODES AS NEEDED TO MAINTAIN SPACE CONDITIONS.
FOR RTU-1 AND DMS-2OCCUPPIED MODE SHALL BE PROGRAMMED FOR DAILY HOURS OF NORMAL OPERATION AND THE DESIRED COOLING AND HEATING TEMPERATURE SET-POINTS. THE SUPPLY FAN SHALL BE ENABLED AND/OR FAN CYCLING UTILIZED DURING THIS MODE TO MAINTAIN PROPER CIRCULATION OF AIR IN THE SPACE EVEN IN TIMES OF LOW DEMAND. THE OUTDOOR AIR DAMPER/ECONOMIZER SHALL BE MODULATED TO OBTAIN THE DESIGN VENTILATION RATE. (EXCLUDES DMS-2)
UNOCCUPPIED MODE SHALL BE PROGRAMMED SUCH THAT THE THERMOSTAT ASSUMES SET-BACK COOLING AND HEATING TEMPERATURE SET-POINTS FOR HOURS OTHER THAN NORMAL OPERATION. THE OUTDOOR AIR DAMPER SHALL BE MAINTAIN THE MINIMUM VENTILATION RATE DURING UN-OCCUPPIED MODE UN-LESS FREE COOLING IS BEING USED. (EXCLUDES DMS-2)
Economizer Control (rTU-1 0NLY)If the enthalpy of the outdoor air is appropriate to use free cooling the economizer shall be used to satisfy the supply air setpoint. If more cooling is then required, mechanical cooling shall be staged on as necessary. The minimum economizer position SHALL BE SET TO to maintain THE DESIGN VENTILATION RATE FOR THE UNIT DURING OCCUPPIED TIMES. LOCATIONS OF TRAP PRIMERS SHOWN ON PLANS ARE BASED UPON ENGINEER'S JUDGMENT ONLY AND ARE SUBJECT TO APPROVAL BY THE LOCAL BUILDING INSPECTOR.
PROVIDE SLEEVING, CUTTING, CORING AND PATCHING OF WALLS, FLOORS, ROOFS, FOOTINGS AND GRADE BEAMS(AFTER RECEIVING APPROVAL) WHERE REQUIRED FOR INSTALLATION OF WORK. PROVIDE SCANIING OF ALL EXISTING FLOORS/SLABS PRIOR TO CUTTING OR CORING.
PIPING AND CONDUIT PENETRATIONS THRU ALL FIRE AND/OR SMOKE RATED ASSEMBLIES (I.E. FLOORS, WALLS, CEILINGS, ETC.) SHALL BE INSTALLED WITH U.L. LISTED FIRE-STOP SYSTEMS PER CODE REQUIREMENTS.
PIPING SHALL HAVE ALL BURRS REMOVED, PIPE ENDS REAMED, AND CHIPS REMOVED. PLASTIC PIPING INSTALLED ON PRESSURIZED SYSTEMS SHALL BE CUT WITH PROPER TOOL CUTTERS PER THE MANUFACTURERS INSTRUCTIONS. SAW CUTTING OF PIPE PRODUCING SHAVINGS AND BURRS IS NOT ACCEPTABLE.
THE CONTRACTOR SHALL OBTAIN AND PAY ALL FEES RELATED TO PERMITTING, INSPECTIONS, TAPS, ETC.
CONTRACTOR SHALL COORDINATE ANY PLUMBING SYSTEM REQUIRING SHUTDOWN WITH THE OWNER 48 HOURS IN ADVANCE.
THE ENTIRE DOMESTIC WATER SYSTEM SHALL BE DISINFECTED IN ACCORDANCE WITH THE INTERNATIONAL PLUMBING CODE.
RUN ALL PIPING LEVEL AND INLINE WITH BUILDING STRUCTURE EXCEPT FOR WHERE SLOPES ARE REQUIRED FOR DRAINING AND VENTING.
PROVIDE TRENCHING, EXCAVATION AND BACK FILLING NECESSARY FOR THE INSTALLATION OF PLUMBING WORK. TRENCHING AND EXCAVATION OF ROCK TO BE IN ACCORDANCE WITH GENERAL CONTRACTOR'S REQUIREMENTS. EXCAVATION TO BE 6" BELOW BOTTOM OF PIPE. FILL AROUND PIPE WITH SAND OR CLASS "B" CRUSHED STONE, WITH NO ROCK ABOVE.
TEST DRAINAGE AND VENTING SYSTEM BEFORE COVERAGE, WITH NECESSARY OPENINGS PLUGGED TO PERMIT SYSTEM TO BE FILLED WITH WATER AND SUBJECTED TO A WATER PRESSURE OF 10 FOOT HEAD. SYSTEM TO HOLD WATER FOR 30 MINUTES WITHOUT A WATER LEVEL DROP GREATER THAN 4" IN A 4" STANDPIPE AND WITHOUT VISIBLE LEAKAGE.
TEST THE HOT AND COLD WATER PIPING SYSTEM ON COMPLETION OF ROUGH-IN AND BEFORE CONNECTION TO FIXTURES AT A HYDROSTATIC PRESSURE OF 125 PSIG FOR ONE HOUR WITH NO LEAKS.
ALL PLUMBING VENTS SHALL BE PLACED A MINIMUM OF 12 FEET FROM OUTDOOR AIR INTAKES AND OPERABLE WINDOWS.

2. PURWATER PROVIDED (1) LOW-LOW SAFETY LEVEL FLOAT SHOULD BE MOUNTED SO THAT IT WILL BE IN THE DOWN POSITION 8" ABOVE THE BOTTOM OF THE FLAPPER CHECK. THIS FLOAT CONTROLS THE SAFETY FUNCTION TO PROTECT THE PUMP FROM A LOW WATER SITUATION.
