South 44°13'29” East, a distance of 210.00 feet to a monument set;

The hereinabove described tract of land contains a computed area of 13.2415 acres (576,801square feet) of land, more or less.

* GENERAL NOTES *

1. The purpose of this replat is to create two lots out of one.

2. The bearings shown hereon are bearings shown hereon are referenced to the TexasCoordinate System of 1983, Texas North Central Zone (4202) and are based on the NorthAmerican Datum of 1983. Coordinates shown hereon are scaled to surface distances at N:7,027,697.75 and E: 2,504,582.54 using a combined scale factor of 1.00014987980. All areasshown hereon are calculated based on surface measurements.

3. This plat was prepared without the benefit of a current Commitment for Title Insuranceprepared by a title company. The easements shown hereon are the only easements known bySpooner & Associates and does not imply that any other easements, covenants, restrictions,or other matters of record do not affect the subject property. The utility and fire lane easements shall be open to the public, fire and policeunits, garbage and rubbish collection agencies, and all public and private utilities for eachparticular use.
