DESIGN VISION
ARCHITECTURAL DESIGN PRINCIPALS The purpose of this submittal is to develop and review the overall architectural concepts for the Sherwin Williams development based on the parameters established in the approved PDP documents.
As stated in the approved PDP document, Architecturally, buildings should acknowledge the eclectic blend of Emeryville’s industrial heritage and its vocabulary of mixed-use buildings with a distinctive artistic and modern sensibility. Building facades should complement the neighborhood and utilize a varied, but cohesive, vocabulary of quality building materials and treatments that respect the scale and character of the district. Materials and treatments common to structures in the Park Avenue District, such as masonry, plaster, brick, metal and concrete, will be combined with more modern applications to extend the industrial and eclectic fabric of the neighborhood.
In order to create cohesive architectural variety, the approved PDP site plan for the Sherwin Williams development will be comprised of three architectural building districts, each acknowledging Emeryville’s industrial heritage while celebrating the City’s future.

PDP SITE PLAN
The approved PDP site plan provides the framework for open space and building development including establishing the overall building heights. The final size and configuration of each building will be developed as part of the FDP process.

The overall building footprints and heights conform to the land use pattern established in the PDP documents and generally reflect the ground floor footprint of proposed buildings. The upper floors step back to accommodate additional open space and to further articulate the buildings.

WAREHOUSE DISTRICT District One Vision
DISTRICT 1: WAREHOUSE DISTRICT This district occupies the southeast corner of the site, bound by Horton Street (east), Hubbard Street (west), 46th Street (north), and Sherwin Williams Avenue (south). It contains the last remaining building from the original Sherwin Williams Paint Factory. This district also includes two designated public open space areas, a community gallery, and a bicycle and pedestrian portal through the existing building.
Goals:
The goal of this district is to reflect and celebrate the historic warehouse and industrial intensity and character of the site.

WAREHOUSE DISTRICT District One Vision
WAREHOUSE DISTRICT
Buildings in this district should not mimic, but should provide a complement to the existing building. To this end, buildings should reflect the following characteristics:
• Simple, bold, rectangular forms with a strong expression of structure.
• Limited and restrained articulation.
• Grid patterns.
• Subtle, traditional details.
• Targeted use of Brick and/or concrete to reinforce the existing warehouse character.
• Plaster to contrast the texture of brick and other materials.
• Reinforce and reflect the texture and rhythm of the existing building.
• The gallery structure, because of its use, may have a more artful expression and depart from the themes of this district.

PARK DISTRICT District Two Vision
DISTRICT 2: PARK DISTRICT This district occupies southwest portion of the site, bound by Hubbard Street (east), railroad (west), the linear park (north) and Sherwin Williams Avenue (south). It contains one residential building and the main public open space.
Goals:
The goal of this district is to reflect both the site’s industrial heritage, and its transformation to a modern addition to the City’s urban fabric, and an integrated part of the City’s thriving arts community.

PARK DISTRICT District Two Vision
PARK DISTRICT
The primary building in this district should create a contrast and counterpoint to the buildings directly across Hubbard Street. The patterns of the classic warehouse should be reinterpreted to create a more contemporary expression. Buildings should reflect the following characteristics.
• Simple, bold forms with a contemporary volumetric expression of order and structure.
• Smooth plaster or other building finishes.
• Light palette of color and materials to contrast the color and materials of the Warehouse District
• Industrial building base to integrate the pedestrian experience with that established in the Warehouse District.
• Integration of artistic architectural components.

RAIL DISTRICT District Three Vision
DISTRICT 3: RAIL DISTRICT This district occupies the northern portion of the site, between 46th Street and the future Horton Landing Park. It contains one residential building and the linear open space that is an extension of the Emeryville Greenway.
Goals:
Because of its location adjacent to the railroad, and as the terminus to Hubbard Street, the goal of this district is to highlight the importance of the railroad infrastructure in shaping the industrial center of Emeryville. It will also serve as a gateway to the site from Horton Landing Park.

RAIL DISTRICT District Three Vision
RAIL DISTRICT
The primary building in this district should create an iconic terminus to Hubbard Street with a modern, industrial expression. The primary building may incorporate the following characteristics: • Simple, bold forms with an industrial expression of
structure.
• High contrast colors, textures and materials that reflect an industrial railroad theme.
• Vertical expression of structure and material to contrast the horizontal grid that is characteristic of the Warehouse and Park Districts.
• Limited use of brick and/or concrete to reinforce the industrial character.
• Metal siding.
• Limited use of plaster.
• Integration of Iconic materials and forms such as exposed metals, heavy timbers, shipping containers, industrial cranes, etc…
