Welcome to Living Here magazine, your guide to Ventura County

Whether you and your family have lived in Ventura County for

generations or are visiting here from out of town, this magazine

is designed for you. The following pages will tell you about each

community in our county along with the nearby cities of Westlake

Village and Agoura Hills. We start the magazine with the cities of Ventura and Oxnard,

the tourism gems blessed with wonderful beaches and harbors,

restaurants and shops. From there, Living Here unfolds its cities

by size, giving snapshot views of the main attractions, the key

employers, an overview of the weather by season — spring,

summer, fall and winter — and a look at our ethnic makeup. Each

community carries its own map, highlighting the main streets and

key attractions.

The heart of the magazine is our list of 101 Things to See and

Do in Ventura County, the places and things we love. We gathered

suggestions from readers of the Ventura County Star, which

publishes Living Here, as well as from the newspaper’s staff. We

chose the number to echo Highway 101, the vibrant artery that

connects our region with the rest of the state. No matter how much

time you have spent in Ventura County, you are guaranteed to find

something here that you haven’t encountered before. Let this beyour introduction into some of the wonder and whimsy that makes

up our region.

And since food is such a key part of any location, we have add

a Dining Guide. Arranged by city and restaurant type, the director

delivers a sample of many of the area’s tasty and fun places to e

Use this for suggestions during your visit or for a reminder of that

special spot for a meal out.The magazine also includes one special item for newcomers

and visitors: a primer on the things you need to know that you

usually pick up after a few years here. Consider this article your fa

track to thinking like a local.

If you want to dig deeper into Ventura County, please visit

www.VCStar.com/LivingHere. There you will find information

about politics, buses and trains, libraries and more, along with an

interactive map of all the recreation spots in the county.

As always, we want to hear from you. If you have a suggestion

for our magazine or an addition to our 101 Things list, please send

them to me. We are always looking for ways to ensure that Living

Just like ‘America the Beautiful,’except with Bottle Village

When you live inVentura County,

you feel as if you

never have to

leave because it

epitomizes everything that makes this

country great. Evocative of the Katharine

Lee Bates song, “America the Beautiful,”

Ventura County has its share of spacious

skies, amber waves of grain, one seriously

shining sea, a fruited plain of endless

farmland and those majestic purple

mountains.

But amidst the glory of the landscape

are some fabulously entertaining,

appealing and downright quirky features

that offer Ventura County residents that

extra something to talk about.

For instance, here in Ventura County,

we’ve got our very own legend — the

Beast of Billiwhack. Half-man, half-sheep

— or goat — with white fur and giant ram’s

horns, the Beast of Billiwhack was said to

hang out at Santa Paula’s now-defunct

Billiwhack Dairy, where its first recorded

sighting was sometime during the 1950s.

It’s alleged that a 9-year-old boy came

home with scratches across his arms

and back, and told his parents he was

attacked by this strange beast — probably

because he didn’t want to tell mom and

dad what he was really doing on privateproperty.

The rumors remain unsubstantiated

to this day and thrill-seekers are greatly

discouraged from trying to find out if

they’re true. The slightly less eerie — unless doll

parts creep you out — Bottle Village in

Simi Valley has a different allure. Tressa

“Grandma” Prisbrey created this folk art

bonanza on one-third acre from 1956-

1981, with structures made from tens

of thousands of bottles, headlights, TV

tubes, and, yes, baby-doll heads. The

unique beauty of Bottle Village is now in

jeopardy, having been heavily damaged

by the 1994 Northridge earthquake, but

a local preservation society is trying

to restore this extraordinary historical

landmark.

Also in Simi Valley is Corriganville

Ranch, the former filming site of manyearly cowboy movies and television

shows. More recently, “The Cat in the Hat,”

featuring Mike Meyers in the title role,

“The Good Girl” starring Jennifer Anniston,

“City Slickers II,” “Lost Horizon,” “Face Off”

and other Hollywood movies were filmed

throughout Ventura County.

If you’re not so much a film freak, but

more of a history buff, you’ll want to visit

two Ventura locales: Olivas Adobe, built

in 1837 and Mission San Buenaventura,

founded in 1782. There’s also the

Stagecoach Inn in Newbury Park and the

Strathearn Museum in Simi Valley — wit

both locations showcasing turn-of-the-

last-century architecture, furnishings an

décor.Art lovers should go to Oxnard’s

Carnegie Art Museum, which gives the

public access to diverse California art.

Oxnard also boasts the Gull Wings

Children’s Museum, which celebrates

its 25th anniversary in 2012. Militaria

aficionados will enjoy the United States

Navy Seabee Museum in Port Hueneme

which was established in 1947 and has

a collection of historic material relating

to the Seabees. If you’re a fan of custom

curvy vintage cars, check out the Mullin

Automotive Museum in Oxnard.

There are numerous events that take

place but once a year in Ventura County

including the Strawberry Festival, SimiValley Fair and Music Festival, Ventura

Harbor Kinetic Sculpture Race and Para

of Lights, along with various “Taste of”

individual city food and wine events, plu

a whole lot more.

Or, if you’re lucky enough to have a

view of mighty fine fruited plains or som

awesome purple mountains, you can jus

sit back and enjoy living here in Ventura

County — all from the comfort of your

living room.

Renting or buying,

desirability helpscounty housing market

For Jeff Phillips of Simi Valley peoplewant to live in Ventura County because itmeans community. As an event chair for theAmerican Cancer Society’s Relay for Life, hesaid that every year he gets to see how thiscommunity pulls together for causes thataffect its people.

“Having that family-feel is very attractivewhen you are looking for a place to live,” hesaid.

Phillips is a realtor with Troop Real Estateand president-elect for the Conejo SimiMoorpark Association of Realtors. As far aslooking for a place to live, Phillipssaid that the county’s housing

market is full of opportunity.“I think that first-time buyersare going to see wonderfulopportunities to actually enterthe housing market for the firsttime,” he said of the new year. “It’skind of like when we were kidsand look back at our grandmaand grandpa’s house and theysay, ‘Well, we bought this for$27,000,’ and we were like, ‘Wow,we won’t be able to see that kindof purchase power in our lifetime,’and here we are.

“We have the ability and thebuying power now to really getinto this market and save for ourfuture.”

Bill Watkins, executive directorat California Lutheran University’sCenter for Economic Researchand Forecasting in ThousandOaks, says it is still a buyer’smarket and in many aspectsVentura County is better off thanthe rest of the state and thenation.

“Real estate prices havenot fallen as much as manycommunities in California. Tworeasons for that: one is that we just didn’toverbuild at the same rate they did, say inSan Bernardino County. And the other is,we’re a very desirable, coastal area. Andso some aspects of the market is sort of

independent of local, economic activities,”he explained. “You take the people who havea fair amount of money and made it say, inTexas, and want to retire some place nice. They could come here. So, it’s a bigger marketthan just local economy.”

Janet Dorsey of Camarillo, a realtor withRE/MAX Gold Coast and president of theVentura County Coastal of Realtors for 2011,also offered her view of the housing situation.

“Ventura County is a great place to be,and having said that, housing prices hereversus other parts of the state and aroundthe country, should remain relatively stable,”she said. “When I look at housing here, I lookat the affordability factor — things have never

ever been more affordable than they are now. When it comes to renting versus owning,

Phillips shared an example of a client in SimiValley.

“I have a client that we’re putting into aproperty that they were renting and theyare now buying from the owner through ashort-sale opportunity. With all their taxesand everything, they’ll actually be paying $10a month less to own it than they will to rentit,” he said.

For Watkins, it is a fairly decent time torent, he said.

“The one area that we are seeing any sortof strength in residential construction hasbeen apartments, and that’s good. Rentsare still a little higher than in other markets… some other markets, at least, but you see

an awful lot of young, single people who livehere and are finding ways to afford it,” saidWatkins.

He said that the percentage of people thatare renting their homes is climbing — that’s anationwide trend.

“It’s good, I think, because part of theproblem was too many people losing theirhomes,” he said. “We see apartments beingbuilt. Rents have definitely gone up. That hadto happen to encourage people to build moreapartments.”

Dawn Dyer is president of the Venturareal estate consulting firm Dyer SheehanGroup, which produces a rent survey of morethan 20,000 apartment units in the county

every six months. She said that the overallaverage rent for the county based in the Julsurvey was $1,446 a month for all unit type— studios, one-bedrooms, two-bedroomsand three-bedrooms combined for the entcounty.

“The apartment market is quite strong. It has recovered significantly from 2008,which was really the bottom of the marketfor apartments from the standpoint of thevacancy rate went up to about 6 percent, which is still considered to be very low,” saiDyer.

Dyer said that she also expected rentsto be higher in 2012. And Watkins said thathe thinks the housing market will get a littlebetter, but just not enough that anybodywould really notice.

“It’s one of the reasons why that it appethat we’re technically out of the recession, people don’t believe it,” said Watkins. “Weexpect to see a little bit of job growth, weexpect to see a little bit of economic growt

Whether renting or owning, Dorsey sharher thoughts of why people choose to live Ventura County.

“Each city has its own personal smalltown flair. It’s a great place for families toraise children. It’s a great place for peopleto retire to. The weather is fantastic — don’know how anybody can beat it,” she said.“You got a lot to live for here.”

Fillmore calls itsel “the last, best small town in SouthernCaliornia.” Tis little town in the

Heritage Valley has clung to itspicturesque, turn-o-the-th-century character, which accountsor why so many movies andV shows are lmed here. Many utilize the tracks and trains o the Fillmore & Western Railway, which oers weekly excursions andseasonal rides. Fillmore retainsa largely agricultural characterand also is a hotspot or outdoorrecreation; Lake Piru, located just outside the town, is one o

Southern Caliornia’s most popularreshwater getaways.
