As I sit to write my first President’s Column for Listed, two events are rapidly approaching: Valentine’s Day and the cutover from TempoTM/FusionTM to MatrixTM. So it’s not surprising that the phrase “high tech and high touch” is rattling around in my brain. Because, while I’m sure there’s an app that enables us to express our love to that certain someone, an app is a poor substitute for a romantic, candlelight dinner (or so my girlfriend tells me).

But technology can be of great use in real estate. And when we integrate our high tech tools with our commitment to high touch customer service, we can take our individual businesses and our collective profession to the next level. In this addition of Listed, we offer information on a number of these technology tools. For example, homes.Richmond.com has enhanced its free profile pages. I encourage everyone to take a few minutes and update your profile page on homes.Richmond.com, thereby making it easier for consumers to learn more about you and your listings. And don’t forget that a great tool to provide your clients is the RVA Homes app—the only real-time home search app available. Finally, as we all continue to learn more about MatrixTM, I hope everyone is facilitating the ability of clients to take full advantage of the enhanced functionality of client portals.

On a daily basis, technology enables us to be far more efficient, effective REALTORS®. And technology has streamlined both the home search process and the paperwork of each transaction, especially through the use of Instanet’s suite of products. But when your client wants to walk through a house they’ve already visited twice, there is no app for that. When your client is overloaded and overwhelmed with data and what they need is an expert to interpret the data, one more website won’t do the trick. That’s when WE are high touch—interpreting the data, taking the late night calls, and sometimes—literally—holding our clients’ hands.

As REALTORS® we make a difference in the lives of our clients and in the life of our community. We collect toys for tots; we walk for heart health; we hold music concerts for cancer research. Serving the community in which we work is a core value shared by many of us. Later this spring, during Affordable Housing Awareness Week, each of us will have the opportunity to set aside our day job and spend a day working to provide affordable housing to others. RAR’s non-profit, the Partnership for Housing Affordability, coordinates Affordable Housing Awareness Week which is now in its seventh year of helping people secure housing. Keep an eye out for more AHAW information at AffordableHousingRichmond.com. I hope you will join me in this effort.

Affordable Housing Awareness Week

The Partnership for Housing Affordability will host the seventh annual Affordable Housing Awareness Week (AHAW) April 25 - May 2. Local housing non-profits, businesses, government officials and volunteers work together to increase awareness about housing affordability in new and innovative ways.

Affordable Housing Awareness Week is anticipated each year by local businesses whose employees volunteer at work sites, by the non-profits that benefit from their efforts, and most importantly, by our neighbors in need who often work side by side with volunteers as they build and repair their homes. Members of the entire community also learn about affordable housing in new and

exciting ways by participating in events like the “Rock the Block”party to kick off the week. Since AHAW began, more than 3,000 volunteers from across the Richmond area have worked at over 200 work sites, improving the quality of life for hundreds of our neighbors. Many hundreds more have learned about affordable housing issues within our community and have become more active and engaged in making a difference. RAR MEMBERS SPEND A DAY ON THE HILL On Wednesday, February 12th, RAR members met for the annual Day on the Hill event with Director of Government Affairs and Member Services, Elizabeth Greenfield. This event provides members an exclusive opportunity to get to know their elected officials, ask questions, and discuss current issues in a small group setting. After a visit to the General Assembly building at the capitol, the group enjoyed lunch at The Savory Grain. During lunch, David Hicks, Senior Policy Advisor to the Mayor, presented a “Revitalize RVA” plan. The plan involves moving the Flying Squirrels’ current ballpark to Shockoe Bottom, in order to open up North Boulevard for new retail development,

while laying the foundation for further private development around the new ballpark. Hicks explained that through partnerships with the Squirrels and other businesses that intend to locate around the new Shockoe ballpark, the new park development will be fully funded. The development plan is projected to generate $190 million dollars in tax revenue over a period of 20 years. “This is a pivotal moment that will determine whether or not we can do business in Richmond in a new way,” Hicks said. WHAT’S NEW WITH MATRIX™?

MATRIX™ TIPS

Like wearing a new pair of shoes the first few times, there will be a “breaking in” period for CVR MLS members to get acclimated to the new Matrix™ system. There are many resources available to members to flatten the learning curve*. For helpful tutorials, see the MatrixTM Launch Pad at RARealtors.com. Once comfortable in the new system, enjoy the many useful new features it offers. In the meantime, here’s a quick lesson on the new vocabulary and some key features:

Need help navigating the new MLS system? It is only a click away. Videos and Tutorials are available by clicking the Help tab at the top of the screen, or by choosing the Matrix™ Launch Pad link in the External Links on the main screen of Matrix™. Please note: the tutorials found on the Matrix™ Launch Pad are specific to the CVR MLS version of Matrix™ and may be your best bet. The Help in Matrix™ is generic to the Matrix™ system. We are working to make this Help more customized to the CVR MLS version of Matrix™. Additionally, if a member is in Add/Edit and residential, they might click on a Help screen that will indicate it applies to the Commercial property type. But keep reading; it will apply to residential as well.

Add/Edit TipsPay Attention to the “!” If an error message (a red exclamation point) is received while saving a new listing or after editing an existing listing, this indicates that there is an issue with that field. The issue will need to be corrected before the system will allow you to save the listing.

Adding Photos and Supplements. Photos and Supplements (attachments in Tempo™) can be added to incomplete or fully completed listings after either a temporary number or a MLS number is added.

Use the Cancel Key. If you find that you must get out of Add/Edit quickly, make sure to use the Cancel key. As in Tempo™, if you do not use the Cancel key, the listing will be locked for a period of time.

TOP FIVE COOLEST MATRIX™ FEATURES1. Speed Bar The most exciting new feature of the new Matrix™ MLS system

is the Speed Bar—a multi-purpose search tool that allows users

to run a search from any screen, using time-saving shortcuts.

Click on the small “?” icon to the left of the input bar to find all

information needed to search with speed, using shorthand or

customized shortcuts.

2. Points of InterestUnder recommendations/favorites in the new Client Portal,

clients can view property locations on an interactive map

that also contains points of interest. These include schools,

churches, shopping, and other nearby amenities. Google street

views and bird’s eye views of the property and surrounding

area are also accessible within this map. Agents have the

ability to focus in on a certain perspective and save that view

as the default Google street view that will pop up when a client

clicks on it.

3. My Favorite SearchesSearches can be saved in Matrix™, and then enabled as a Favorite

that will appear on the Matrix™ homepage under My Favorite

Searches. At any time after saving a search, users can run the full

search, run a time stamped search, or revise the criteria.

Reports, Data & Search TipsPerforming a SF/CND Search. Don’t forget, while in a SF/CND search, you first need to select Single Family, Condo/Townhouse, or both of them before you can add additional fields.

Exporting Custom Reports. To export listing data, go to My Matrix and click Settings. Choose Custom Exports and create an export. Don’t forget to click Save and Done, when you are finished. After selecting listings to be exported, the Export tab will become available on the Results page.

Printing & Emailing Listings. Click “Run this as a full search” at the top of the My Listings page. Your listings populate and you will have the option to print, email, etc., at the bottom of the page.

Custom Display. Go to My Matrix™ and choose Custom Displays. Select the desired fields, click Save, and then Done. Each time you search, the saved Display will be available for you to use on the Results screen. Click the down arrow to the right of the Display box to choose the report you want.

4. Client PortalClient Portals are the single access point for clients to receive

new listings, create custom searches, access CMAs, and

communicate with their REALTOR®. The Client Portal has all of

the active ingredients of popular search sites, such as Trulia™

and Zillow™; but in real-time, with superior accuracy, as well

as additional REALTOR® interaction features. Clients can now

communicate their needs and wants to their REALTOR®, without

the hassle of misinformation. When members create a client in

Matrix™, a Client Portal is automatically created—it’s that easy.

Agents can also custom brand their Client Portals with personal

greetings. Clients can also set up their own search within their

Portal and their REALTOR® can view each of these searches.

5. ConciergeNow, agents can filter properties sent to clients in auto emails

through the Concierge feature. This puts matches for clients

into an inbox for agent approval before being sent to a client.

It does not have to be used, but can be a useful tool. Keep in

mind that if you reject a property in concierge mode, it can still

return later if there is a change made to the listing. Agents can

also now generate auto emails and send matches up to twice

a day (in Tempo™, these could only be sent once daily). This

could be particularly helpful, if there is a price change mid-day.

Client Portal Tips Creating a Search for Your Client. To create a search for your client, use the Search function. Do not try to set up a search from the client’s portal.

Switch Views. While in the client portal, to switch views, click on the Display button at the top right. You will see choices of Map Only, Split (map & listings), Customer Short, Customer Long, or Custom Single Line. Click on the one you wish to view.

Switch Searches. While in the client portal, to switch between the different searches set up for the client, click on the button at the top right of the screen that has the name of the search you are currently viewing. A drop-down will appear that shows you the names of all the searches you have set up. Click on the one you wish to view.

AFFORDABLE HOUSING AWARENESS WEEKQ&A with Last Year’s “Broker Challenge” Winner, Cheryl Hamm

PHA: Cheryl, thank you so much for joining me today to

discuss Affordable Housing Awareness Week. To start, I was

wondering if you could speak to PHA’s mission: to ensure that

all area residents have a safe, affordable place to call home.

Cheryl: Absolutely! I think that it is extremely important that

all area residents have a roof over their heads. As real estate

professionals, that is what we are advocating. We constantly

state that housing is important and encourage people to buy,

so why wouldn’t we be advocates for those who are in need?

Let’s get out there and be passionate about helping those in

need as much as we can—we are passionate about selling

homes, so it only makes sense.

PHA: How do you feel that your involvement with AHAW

last year has enriched your relationship with the community,

your employees, and your clients?

Cheryl: We had a really good time last year. We worked at

the Richmond Metropolitan Habitat for Humanity ReStore and

we took a crew of about 10-12 and we all worked in different

capacities. We worked with the folks who work there on a

daily basis and those who were volunteering, and we just

had a great time going in there as a company.

volunteer event. We had the opportunity

to catch up with Ms. Hamm at her office

to talk about her experience with AHAW,

after winning RAR’s “Broker Challenge.”

It was not so much that we were recognized outside of

that activity; we were doing it because we wanted to be

there. We wanted to help and I think that a true volunteer

is someone who is not looking for the publicity. They’re

doing it because internally, they care. I think we have a

good group of people in our office who care. We care

about our community, we care about our industry, we care

that people have something better. The Habitat ReStore,

through money that it receives reselling household items,

helps our community, so that makes us feel good.

PHA: While participating in the project, did you feel that you

and others were able to share your expertise?

Cheryl: There were definitely opportunities for our office

to share our collective expertise. For example, Bill White

and Mike Dowdell, went out to the showroom and—as

Mike is a former furniture retailer—they had the best time

staging the entire room. In another area of the store,

Jennie Barrett Shaw and another agent created a little

vignette where there were a lot of holiday products and

they made it very festive looking. I actually went in there

and ended up buying items because of the work they did.

We just had a great time and we got to know our agents

better; which was just as important to us as working and

helping those in our community.

PHA: Any words of advice to others who are thinking of

volunteering this year?

Cheryl: Make sure you pick something that you feel

comfortable doing and that you will enjoy. Do something

that will get you out of your chair, away from that desk, out of

the office, away from just selling, selling, selling, and buying,

buying, buying to work as a group and see how beneficial

it is. We got a lot out of it as a company and those who

participated had a great time. We encourage all REALTORS®

in the Richmond area to get out there and do what we did—

we dare you! Get out there and see if you can do it too!

Individuals are able to designate a new or existing account as their first time homebuyers plan and up to $50,000 of “after tax dollars” may be deposited or transferred from another account. The account grows just like any other account. The growth on the funds are not taxed as income by the State Tax Department, however, federal taxes are still due. The growth on the funds is capped at $150,000.

Who Qualifies as a First Time Homebuyer?A first time homebuyer means an individual or individuals who reside in Virginia at the time of settlement on the purchase of a single-family residence in the Commonwealth and who (i) have never owned or purchased, either individually or jointly, a single-family residence in Virginia or outside of the Commonwealth; (ii) are designated as the beneficiary of an account designated by the account holder as a first-time home buyer savings account; and (iii) may apply moneys or funds held in such account for eligible costs. A qualified beneficiary may use the funds from such account for eligible costs regardless of whether such qualified beneficiary purchases the single-family residence as sole owner or jointly with another individual.

In the 2014 General Assembly session, the Virginia Association of REALTORS® (at the urging of the Richmond Association of REALTORS®) won adoption of a First-Time Homebuyers Savings Plan.Beginning July 1, 2014, Virginians can open a savings plan for the purchase of a single family residence by first time homebuyers and use the money for down payment and closing costs under a tax preferred status.

How Does the Plan Work?A first-time home buyer savings plan means an account with a financial institution for which the account holder claims first-time home buyer savings account status on his or her Virginia income tax return for taxable year 2014 or any taxable year thereafter. Financial institutions means any bank, trust company, savings institution, industrial loan association, consumer finance company, credit union, or any benefit association, insurance company, safe deposit company, money market mutual fund, or similar entity authorized to do business in Virginia.

How Can the Funds Be Used?The funds can be used for down payment and closing costs listed on the settlement statement.

How Do I Claim First Time Homebuyers Status?The taxpayer is required to submit a form (developed by the Tax Department) each year the account is active, along with the 1099, to identify the account designated for a first time homebuyers savings plan and to designate the beneficiary of the account.

Financial institutions are not required to do anything to administer these accounts. This is a tax-payer (account holder) driven process. The only action the financial institution is required to do is to send the 1099 at the end of the year, which is what financial institutions do for any account.

Is There a Penalty For Using the Funds for Non-First Time Homebuyer expenses?Yes, there is a 5% penalty (+ tax recapture) of the tax exempted growth, if funds are used for costs other than qualified expenses. Qualified expenses include down payment costs or a disbursement listed on a settlement statement.
