OTIS UK NOW MAINTAINS 340 UNITS AT GATWICK AIR-PORT: Gatwick in West Sussex, U.K., has appointed Otis UK the service provider for 340 elevators, escalators and moving walks in the U.K.'s second-largest airport. The five-year contract "marks a significant expansion of the company's footprint in the U.K. major infrastructure market," Otis UK said. It will have a team of onsite service engineers for the work. The airport trans-ports 46 million passengers annually and serves more than 228 destinations in 74 countries.

MITSUBISHI ELECTRIC SAUDI INAUGURATES NEW OFFICE IN TA'IF: Mitsubishi Electric Saudi Ltd. (MELSA) inaugurated its newest office in Ta'if, Saudi Arabia, in January. The MELSA president, vice president, regional manager and employees were in attendance. Headquartered in Riyadh, MELSA is a joint ven-ture established in 1980 between Mitsubishi Electric Corp. of Ja-pan and Omar Kasim Alesayi & Co., Ltd. of Saudi Arabia. The Ta'if office adds to locations in Jeddah, Dammam, Makkah and Madinah. MELSA reports it has more than 900 employees and has installed more than 20,000 units in roughly 6,000 projects in the kingdom.

KONE OUTFITTING "LIVING SCULPTURE" IN DOWNTOWN VANCOUVER: KONE has been selected to provide the eleva-tor system for a 25-story office tower at 400 West Georgia Street in downtown Vancouver, Canada. Described as a "living sculp-ture", the building was designed by OSO of Tokyo and resem-bles stacked boxes. Aiming for Leadership in Energy and Envi-ronmental Design Platinum certification, it incorporates features such as a triple-paned curtain wall, glass floors, column-free space and extensive landscaping. Installation of the vertical transport system is scheduled to start this summer, and consists of eight high-speed MiniSpace

TM, four MonoSpace® 700 and

one MonoSpace 500 elevators, as well as a destination-control system. The developer is Westbank Project Corp. of Vancouver, and the general contractor is EllisDon Construction.

TOWERS WITH THOUSANDS OF HOMES TO BE NAIROBI'S TALLEST: Erdemann Properties in Kenya, plans to build a de-velopment that will be the tallest in Nairobi. The River Estate on Jodongo Road will consist of eight 34-story towers containing 340 homes each. Erdemann has also pledged to build a bridge across the Nairobi River to ease residents' movement into and out of the 2.3-ha development. The project is scheduled for com-pletion by 2022.

CLAM-SHAPED SUPERTALL AS CENTERPIECE OF DUBAI PROJECT: Burj Jumeriah, a 550-m-tall oval tower that brings to mind the razor-clam-shaped Pertamina Energy Tower in Jakarta (ELENET 588), is planned as the centerpiece of a larger devel-opment called Downtown Jumeirah in Dubai. U.A.E.-based Du-bai Holding unveiled the master plan, which was inaugurated on January 31 by Sheikh Mohammed bin Rashid Al Maktoum, vice president and prime minister of the U.A.E. and ruler of Dubai. Close to Burj Al Arab in Al Sufouh, Burj Jumeirah is planned to have multiple observation decks and digital displays.

CNN ARTICLE GIVES ELEVATOR OVERVIEW

CNN recently published "A Short History of the Elevator." While it may not have any revelations for readers of ELEVA-TOR WORLD, it offers interesting statistics and should be informative for laypeople. Dr. Lee Gray is quoted often as an expert voice. Gray is an EW correspondent and columnist, and cu-rator of The Elevator Museum and professor of Architectural History at the University of North Carolina.

Internal Auditing

What do you to look out for when doing internal audits – taken from the assessors’ point of view?

The requirements in standards such as ISO/IEC 17020:2012 are very clear, the AIA shall conduct internal audits. There are similar requirements in the CASCO suite of documents, however for this article we will concentrate on the requirements for inspection bodies (AIAs).

The Standard for inspection bodies (ISO/IEC17020) requires the following:

Establish a procedure

Verify that it fulfils the requirements of this in-ternational standard (ISO/IEC 17020)

The system shall be effectively implemented and maintained.

ISO/IEC 17020 Clause 8.6 Internal audits (Option A)

Clause 8.6.1 of ISO/IEC 17020 states: The inspection body shall establish procedures for internal audits to verify that it fulfils the require-ments of this International Standard and that the management system is effectively implemented and maintained.

During SANAS approval committee review of as-sessment packs, the evidence made available to assessors by AIAs often lack information on three (03) important aspects:

1. Implementation, 2. Effectiveness 3. No opportunities for improvement identified.

Without a definitive statement from the assess-ment team (including supporting evidence), the approval committee lacks information on the depth and effectiveness of the assessment on clause 8.6 (ISO/IEC17020).Please see (below) some typical responses assessors get from AIAs:

LEONARDO TOWERS OFFICIALLY TALLEST BUILDING in AFRICA

The January edition of Educom placed the Leonardo in the 3rd position as tallest building in South Africa. There were communications which Educom could not substantiate at the time, that the Leonardo was now acclaimed the tallest building in the RSA … in fact in Africa.

Official news articles by Media-24 and Caxton have now put this claim beyond dispute with the formal advice that the originally designed 40-storey building commenced in 2015, has now been approved to rise to 55-storey at 233m tall. This height usurps the tittle of ‘Tallest building in Africa”, previously held by the Carlton Centre, built in 1973.

The Legacy Group and Nedbank originally mandated Co-Arc at the con-ception stage of the project. Catharine Atkins was accordingly nominat-ed to run with The Leonardo project.

Other recent projects led by Catharine are ’The Raphael Apartments’ on Nelson Mandela Square; the ‘Wits Cham-ber of Mines 4th Quadrant’ addition; ’The Wheatbraker Hotel’ in Lagos (Nigeria) as well as the new offices for ’The World Bank Group’ in Accra (Ghana).

The revised data of this R3bn skyscraper now includes lux-ury residential apartments, penthouses and retail office space. A 70m² apartment will set you back a minimum R3,5m, whilst the penthouses will sell for approximately R60m. Legacy will manage the building and operate the lux-ury rental-pool apartments. The lift and escalators contract has been awarded to Schindler Lifts (se January issue of Educom).

Interestingly, the Hillbrow Micro-wave Tower at 269m height, was built in 1971 but did not enter the equation for recognition as the tallest commercial or residential building in Africa. The original lift installation, inclusive of the latest upgrade modification was contracted to Schindler Lifts.

NEER LOSES ARM

An engineer dragged himself to safety after losing an arm when a lift he was working on suddenly started moving, it has been claimed. The contractor, who has not been named, was working on a lift inside a Job Centre in Bris-tol city centre when the horrific accident occurred.

LIASA & EDUCOM regularly remind our RLI’s to make any lift they are about to work on SAFE … exactly so that it does not start moving unintentionally.

5-YEAR OLD GIRL DIES

in LIFT ACCIDENT

On 13 August 2018, Alexys got

into the lift to get her brother’s

phone from upstairs. She put her

head through a hole in the vision

panel. As the lift moved upward,

the five-year-old’s head got stuck

between the lift and the ground

floor ceiling. Alexys Brown died

as a result of her injuries.

The Housing Company, West

Street, Poole pleaded guilty to

breaching Section 3(1) of The

Health and Safety Act 1974 and

has been fined £1m and ordered

to pay costs of £40,000.

RLI’s consistently complain of

the number of lift vision panels

that are either broken or miss-

ing. This accident again focusses

on this shortcoming … Ed

MINIMUM ENGINEERING SURVEYOR SALARY

A minimum salary of £40,000

(R720 000) will be paid to quali-

fied Engineer Surveyors (RLI’s)

when they complete the end of

their first 2 years with the Busi-

ness as of 1st April 2019. This

will be dependent upon satisfac-

tory performance and no discipli-

nary issues against them.

TECHNICAL BULLETINS by WILLEM DU TOIT …

It was with sincere regret that we received Willem’s withdraw-al from the Lift Industry this week : as much his participation on the various works committees as his monthly technical bulletins in the Educom. Willem has upheld his regular monthly contributions for several years now, with these benchmark technical bulletins becoming reference files for most practicing RLI’s - His presence will therefore be most sorely felt.

Mr Du Toit was recognised by LIASA for his unwavering con-tributions to the Lift Industry by being awarded ‘Doyen of the Year’ in 2008 and again 2015. We wish Willem well with his proposed retirement from active service.

In many cases, non-compliant audit reports can be traced to the internal auditor who is not competent in conducting internal audits. These “internal auditors” are allocated the task by management without any support in terms of training, mentoring, monitoring and verifying that the individuals are deemed competent as internal auditors. The type of audit reports encountered in this situation lacks depth and substance, with the reports resembling a mere checklist indicating that the AIA has a document or procedure without any further comments. Normally in these cases no evidence of technical audits is available.

But excellence does exist. In cases were the audit reports are satisfactory and a thorough internal audit was conducted, it can be traced to two (02) main components, the motivation for accreditation and management commit-ment.

SANAS assessment teams have a duty to highlight deficiencies to the AIAs both in terms of system and technical requirements as the internal audit cuts through both. The AIA shall evaluate and improve the effective-ness of risk management, control, govern-ance processes and competence aspects, to mention but a view.

Way forward?

SANAS has asked its assessors to focus on the depth and substance (thoroughness) of internal audit reports in 2019, highlight the importance of a good internal audit to the AIA management and not shy away from SANAS’ responsibility to record the appropriate non-conformance(s).

We hope that viewing internal audits from this angle will assist AIAs in conducting internal audits that comply with ISO/IEC 17020 re-quirements.

The Daily Mirror report-ed recently. The move came on the heels of a 24-year-old man dying in an elevator accident in Colombo in late De-cember 2018 (ELENET 767). Then later, mem-bers of Parliament be-coming stuck in an ele-vator.

Karunanayake stated that there are approxi-mately 25,800 eleva-tors operating in Sri Lanka ... but NONE have been registered! “Should other incidents occur, someone should be held responsible” he said ... calling for annu-al registration and cer-tificates to be displayed for all these units.

Editor’s Note:

With South Africa oper-ating closely to the same number of lift units, we simply could not believe the above report in this modern age with EN standards.

The builder and his two partners have been arrested on charges, including culpable homicide, The Times of India reports. Will keep you posted.

ECSA hosted a workshop today regarding:

• CPD

Clifford Kleinhans and I attended. Fortunately we had been proactive during our last LIASA meeting on 6th February, as some items on our agenda were congruent with the discussions at the ECSA Workshop today ...

The salient points that were highlighted today are: All Voluntary Associations must re-apply for recognition (on the new application form) by 31 March 2019 - If ECSA has sent us this request previously, Bonnie to action urgently, as we need to obtain the form for completion and submission.

The VA has to prove that it is committed to promoting registration with ECSA. This will require us to amend our articles of asso- ciation to incorporate a mission statement. Fortunately this was a minuted item on our meeting agenda. I will sort this out.

To be recognised as a Category ‘A’ Voluntary Association, we (LIASA) must have at least 100 members. Of the membership, a majority (50% +1) must be registered with ECSA and be in good standing with respect to fees and C.P.D. This will be no problem as we have a membership list, most of whom are reg- istered with ECSA. I will again request an accurate list of RLI's from ECSA and submit to the EXCO. Again, this was a min- uted item on our agenda and should not be a problem.

LIASA also has the opportunity to apply to perform "Accreditation of CPD Activities" as well be an "Accredited Provider or CPD Activi-ties". We have to apply to ECSA for this and there is no fee applicable. Mickey Martin, there are immense opportunities and relation-

ship synergies here. Seeing that you have an "Accredited Facility", I anticipate that we can develop short modules relevant to Lift Inspec-tors as well as "aspirant" lift inspectors. I ex-pect that you will engage with all (especially Clifford and I) to initiate the planning asap.

We also need to consider having the LIASA meetings at your premises as the training ses-sion after the meeting can be conducted in an appropriate environment with a "hands on ap-proach"?

With respect to the last LIASA meeting at Jeppe Quondam, we have not (as yet) received any feedback. If any Excom has received any feed-back (positive or negative) please let me know.

With specific regard to the LIASA agenda and minutes, I have given this some thought regard-ing time-frames. If one considers the time bet-ween meetings, there are items that develop be-tween meetings such as …

1. The ECSA workshop as discussed above.

2. The robust and extremely constructive dis- cussions that we are having regarding door tests. 3. Progress on LIASA operational and admin-

what was discussed at the meeting ... what is outstanding, and developments on

each/any item ... be recorded and issued before the next meet-

ing, as a complete document that we can pub-lish on our website. This will be a living docu-ment that will form the basis for the next agenda. I will compile a trial this weekend and distribute such that the EXCO can add/edit if we have omitted anything.

DETAILS ON THYSSENKRUPP COMPANY SPLIT

Thyssenkrupp has progres-sed on its path to planned separation, announcing leadership structures of the two future compa-nies,Thyssenkrupp Indus-trials and Thyssen-krupp Materials. In an effort to "become leaner, faster and better," the companies will have simplified leadership structures.

At each, the number of board directorates will be reduced to three, and cen-tral functions will be com-bined. From 17 corporate and service functions to-day, there will be 14 at Thyssenkrupp Industrials and 10 at Thyssenkrupp Materials. Additionally, the current matrix structure will be dissolved in favor of no regional structure besides the business areas at head-quarters level.

The tasks in the regions will be performed by the operating units or central functions, and the shared service units will be allo-cated according to busi-ness requirements. The final vote on the separation plans is to take place at the Thyssenkrupp Annual General Meeting in Janu-ary 2020. Both companies are to commence opera-tions at the start of the next fiscal year …

an imbalance motor-rumble is

discernable from the drive.

OTIS ASIA PACIFIC E&I CENTER INAUGURATED IN HONG KONG

Otis Chief Transformation Officer Julie Brandt, Industrial Centre of The Hong Kong Polytechnic, University Director Dr. Michael Leung and Otis Hong Kong, Macau and Taiwan Managing Direc-tor Joseph Armas were joined by more than 100 employees on February 15 to inaugurate Otis' Asia Pacific Experience and Innovation (E&I) Center in Hong Kong.

Divided into six zones, the center showcases Otis' signature products and services, such as Signature Service and Otis ONE, through apps and live demonstrations. Building owners have a dedicated zone that highlights how they can im-prove their buildings' value and improve tenant comfort and safety. The company observed:

RUSSIAN ELEVATOR EXPO June 26-28

Russian Elevator Week will be taking place at Pa-vilion 75 at The Exhibition of Achievements of Na-tional Economy. Now scheduled for June 26-28, it had previously been scheduled for earlier.

The large-scale expo aims to unite all participants of the industry, from manufacturers and suppliers to dealers, installers, servicers and architects.

Participants from more than 15 countries are scheduled to attend. There will be national collec-tive expos from South Korea and China. Confer-ences, roundtables and seminars will cover safe-ty, equipment updates, accessibility, certification in the Russian market, state programs and dis-patching.

Finally, there will be a competition and demon-stration of "the best achievements and develop-ments in the lift industry," according to organizers JSC and Nation Lift Union. For more information please contact the organizers on their website.

FIREFIGHTERS IN USA … PRACTICE ELEVATOR RESCUE

Members of the Fire Department in Minnesota city, recently underwent hands-on elevator-rescue training at the local Holiday Inn ... KIMT News 3 reports.

The MFD is performing such training to gain a better understanding of building layout before re-sponding to a possibly dangerous elevator en-trapment. The department regularly received such elevator-entrapment calls in 2017/8. A fire-fighter told the source that elevators are brought down slowly during an entrapment, after which firefighters gain access to the cab and release the occupants.

The source noted that elevator systems' fall-prevention features mean that elevator falls are indeed "very rare".

USA REPORT LOOKS AT

ELEVATOR-RELATED

CONSTRUCTION DEATHS

In light of a recent elevator-related construction

fatality at Salt Lake City (USA) International Air-

port (ELENET 722 and 771), Construction Dive

shared statistics about such fatalities from a Cen-

ter for Construction Research and Training report.

Noting the number of elevator-related deaths

among workers is relatively small when compared

to total construction industry fatalities. The num-

ber of such deaths doubled from 14 to 28 be-

tween 2003 and 2016. The peak was 37 in 2015,

with the most common cause being falls from

heights. Elevator workers also die from being

struck or electrocuted, with elevator installers

having the highest fatality rate among these pro-

fessions.

GIRL FALLS DOWN ELEVATOR SHAFT

A nine-year-old girl survived falling 30 ft (9m), down an

elevator shaft in a six-story apartment building in New

York on February 15, News Channel 2 report (no fur-

ther details other than a broken leg).
