City of Hope is focused on rapidly transforming scientific discoveries into better care and prevention strategies for cancer, diabetes and other diseases. Our mission is to quickly bring cures to patients.

• We have performed more than 14,000 bone marrow and stem cell transplants.

• We have over 300 patents and almost 30 drugs in the pipeline at any given time.

• We have not one but three manufacturing facilities on campus that manufacture both biologic and chemical compounds that meet strict standards.

Gifts of Life Insurance Many of us have life insurance policies that have long since served their purpose. Perhaps you purchased a policy to account for your children’s tuition needs, but now the kids are on their own and doing well. Or, you have a policy your parents purchased for you years ago. These policies can make a wonderful gift to City of Hope.

• Request a benefi ciary designation form from your life insurance company, and make City of Hope a full, partial or contingent benefi ciary.

• Sign over a fully paid policy. You will be allowed a tax deduction for your generosity.

Gifts of Certificates of Deposit, Bank and Brokerage Accounts

If low returns on other investments have you looking for a good way to supplement your income, each of the giving options described here offers you the following benefits:

• Attractive Payment Rates. Rates are extremely favorable compared to other fixed income investments.

• Tax Savings. You may enjoy an immediate charitable income tax deduction. If you use appreciated assets to fund your gift, you will also save on capital gains taxes.

• Income for You or Others. The gifts described here can be set up to make payments to either one or two beneficiaries and can be a creative way to improve the long-term financial prospects of a loved one.

• Support for City of Hope. These gifts can help City of Hope serve patients for generations to come.

Charitable Gift AnnuitiesOne of the most popular ways of giving and receiving is the charitable gift annuity. If you’re looking for reliable annual payments not subject to fluctuations in the market, as well as tax savings, a City of Hope gift annuity may be right for you. You make a donation (our minimum is $25,000) and,

in exchange, you’ll receive fixed annual income for as long as you live — at an attractive rate plus a charitable income tax deduction. If you fund your gift annuity with appreciated securities, you can avoid capital gains taxes. Rates go as high as 9.5% (and even higher for certain deferred gift annuities), depending on your age.

Charitable Remainder TrustA charitable remainder trust with City of Hope can provide you and/or other beneficiaries with income for life or for a fixed number of years. For your donation, which can be appreciated securities or real

estate, you receive an immediate income tax deduction for a portion of your contribution to the trust and savings on capital gains taxes, too. You will also have the satisfaction of making a significant gift that benefits you now and City of Hope later.

Charitable Lead TrustA charitable lead trust is a way of making a gift to City of Hope that enables you to reduce gift and estate taxes while controlling the timing of passing assets to your children and grandchildren. You contribute securities or other appreciating assets to a charitable lead trust. The trust makes annual payments to City of Hope for a period of time. When the trust terminates, the remaining principal is distributed to your heirs.

Donating Real Estate: Turn Your Deed into a Good Deed

Imagine not having to worry about selling a property. City of Hope experts will assist with the sale of the property

to maximize sales proceeds and benefits to you. Donating real estate has become a popular way for City of Hope donors to accomplish a number of important objectives. You can:

• Sell your property and avoid capital gains tax.

• Receive lifetime income for yourself or other beneficiaries.

• Create a new source of income from non-income producing property.

• Step down from the role of landlord.

• Reduce or eliminate estate taxes.• Diversify your investments.

Here are three common approaches:

Receive Income for the Rest of Your Life. Convert your real estate investment into a predictable income flow and avoid capital gains while realizing other tax benefits by creating a charitable remainder trust with the sale proceeds.

Donate the Property Outright. This frees you from the costs and responsibilities of ownership. If you have owned the property more than a year, you will enjoy a charitable income tax deduction equal to the property’s full fair market value. You will eliminate any capital gains tax, and the gift reduces your future taxable estate.

Name City of Hope a Transfer on Death Beneficiary.Many states, including California, recognize a simple and inexpensive way to transfer real property to a beneficiary — a revocable transfer on death deed. The deed allows you to leave your real property to a designated person or to a charity, such as City of Hope, without the need for a will or trust. Your beneficiaries have no rights to your property while you are alive.

Include Us in Your Will or Trust. You can include a gift of real estate in your will or living trust, and your estate will be eligible for a charitable estate tax deduction upon your death.

A Popular Way to Give LaterLeaving a gift in your will or trust is a time-honored way of ensuring that your support of City of Hope continues for generations to come.

To leave the majority of funds to your loved ones, name City of Hope the benefi ciary of a specifi c amount or percentage of your estate.

To leave City of Hope what’s left after loved ones are provided for, use a residuary bequest. City of Hope will be second in line after all costs and bequests to others have been satisfi ed.

To leave your estate to family and friends, unless you outlive one of your benefi ciaries, use a contingent bequest. This means that City of Hope will receive the funds originally intended for the now-deceased benefi ciary.

We welcome unrestricted gifts as well as those designated for a specifi c program. Leaving your

gift unrestricted enables City of Hope to address the biggest challenges and opportunities faced at the time your gift is received.
