KENSINGTON VICTORIAN HOUSE

The Victorian terraced house was designed around an

exciting lifestyle taking inspiration by rich textures,

natural materials and metallic tones.

Our clients were looking for an opulent feel avoiding

the typical clinical look.

We looked to enhance the space by opening up

the formal areas, reconfiguring all the bedrooms,

bathrooms and enlarging the entertainment spaces with

precise attention to detail and exceptional craftsmanship.

Natural light bathes the space through the large windows

in which subtle features such timber floors and marble

surfaces anchor themselves. The architectural details

and contemporary features make a sophisticated and

timeless look through the five floors, which are linked

by a beautiful restored period staircase.

HOLLAND PARK FAMILY HOUSE

Located a short walk from leafy Holland Park,

Landmass were commissioned to re imagine this

maisonette property on behalf of the client.

Landmass re configured the property entirely including

extending out to an unused courtyard to provide open

and functional family home incorporating high quality

materials and craftsmanship throughout. The ground

floor provides an open loft feel washed with natural

light , whilst lower ground provides clever use of

space which is functional and maximises space and

storage throughout.

ST KATHARINE DOCKS

Located a short distance from St Katherine's dock, Landmass

were commissioned by the client to transform this once

tired warehouse property into a functional and contemporary

home.

Complementing the traditional exposed brick throughout, we

sought practical high quality finishes with bronze accents

making for a simple, yet sophisticated design. Secret doors

off the hallway and velvet blue walls in an enclosed cinema

room provide a fun, playful concept. Adding the textures

of herringbone flooring, hydraulic tiling, polished plaster

brings life to a property reinforcing the essence of original

warehouse. The sleek look fuses the charm and heritage of

this iconic warehouse with contemporary London glamour.

NOTTING HILL

An iconic new build house in the heart of Notting Hill a

stone's throw away from Portobello market.

This double basement house had been designed with volume

and light in mind, making the basement levels feel like

they are not underground was a key, creative ways of

achieving this was explored. Clever use of glass and floor

plate configurations ensured this was realised. The house

has been crafted to maximise space and light at every

opportunity, central to the property we have incorporated a

sculptural helical staircase with a large roof light above,

which allows light to filter down over 5 floors.

A neutral palette with subtle materials, shadow gaps details

and recessed handles in joinery gives an overall modern

luxury feel.

LITTLE VENICE

This restored Grade II listed home has been designed to

give an art collecting family a tranquil space to escape

the bustle of the city. Hidden away in Little Venice,

this home is characterised by vast ceiling heights with

its spacious rooms providing an impressive sense of

grandeur and scale.

Landmass London's timeless classic design sensitively

re-introduces and restores period details set within a

fresh, contemporary palette. Landmass obtained listed

building for maximising space through extending and

careful space planning.

KNIGHTSBRIDGE

Winner of Best Property in London & Best Interior Design in

the United Kingdom.

The impeccable interior design includes an inner atrium with

a nine metre water feature, Zen garden, air-conditioning and

under floor heating, media room, steam room, gym, study

and garage.

BELGRAVIA

In one of Belgravia's finest mews addresses, tucked

between Wilton Crescent and Belgrave Square, 48 Belgrave

Mews North is a Grade II listed property reconfigured to

create a contemporary three bedroom home.

With an exceptional use of space and an exquisite quality

of interior finish, the lower floors have extraordinarily

high ceilings. The introduction of natural light from the

South facing roof terrace to the basement through glass

flooring is a stunning design success.

Alan founded Landmass in 1998 and has since established

a property development and design company that has

become synonymous with exceptional attention to detail,

coherence throughout the project lifecycle and alignment

with clients's requirements. He is committed to delivering

successful developments which are well-considered, desirable

and distinctive. Alan has developed numerous high end,

residential properties, including the award-winning Grosvenor

Crescent Mews in Belgravia, London.

ALAN WAXMAN - FOUNDER & CHIEF EXECUTIVE

Eleri is Head of Design at Landmass and leads projects for

our private and commercial clients. Her extensive knowledge

and experience of delivering successful architectural and

high-end interior design schemes are underlined by a sharp

artistic and creative sensibility. Eleri is particularly inspired

by the contrast between historic buildings and contemporary

design and has specialised in refurbishment projects which

have celebrated the juxtaposition between old and new.

Every commission is met with a pragmatic response. Eleri

studied Interior Architecture at Cardiff university.

Ross is a Managing Partner at Landmass and oversees our

residential portfolio across Central London. He has vast

experience working on large scale, residential development
