Lake Mohawk
Dear Club Member,
As we plan our gardens, polish our boats, store the snow throwers and sharpen our lawn mowers, we once again look forward eagerly to the wonderful activities of summer at Lake Mohawk. Now is the time your Club begins to plan its annual, much anticipated and enjoyed Fourth of July fireworks display. This annual patriotic event, which has been held at Lake Mohawk since its inception, has long enhanced the prestige of Lake Mohawk in the wider community and, indeed, the State.
We are all aware of the national economic downturn that has, in one way or another, affected all of us. Though impacted as well, Lake Mohawk, as a result of good leadership and management, is in sound fiscal state. At the same time, good management practice dictates careful oversight of ancil-lary activities and expenditures. You would expect no less of us.
Accordingly, we are asking you to consider being an active participant in this year's July 4th fireworks display by making a personal donation to this patriotic and entertaining activity.
Our goal this year is $15,000.
Thank you and Happy Spring!
Jay Dunn, Trustee; Chairman, House Committee
Yes…I am proud to donate to the

While spring is still at an arm's length, for those who plan to sell their home this spring season, it's never too early to start preparing. Below are five tips you can tackle now for a smoother sale later on.
While it may seem crazy to begin packing your home before you've sold it, take advantage of colder, damper climates outside by staying inside and organizing. While you may not want to begin boxing items you plan on moving, you can definitely begin tossing old items. Go through your closets, medicine cabinets, storage spaces, basement and attic to make piles to donate and toss, so that by the time your selling season arrives, you will have purged all non-essentials.
A staged home is neat, clutter-free and void of personal mementos. While there's no need to take down the family photos just yet, clearing out clutter can often be an overwhelming process, so allotting yourself a long amount of time is ideal.
Walk through and around your house and try to view it with fresh eyes. Are your front steps rotting? Missing shingles in your roof? An old water stain on the ceiling? Make a list of these pre-sale to-do's and start to tackle them one by one.
Is your heating, ventilation and air conditioning (HVAC) up to snuff? Take time to change necessary filters and ensure all is in good standing order. While you're at it, check your plumbing, smoke alarm and carbon monoxide detector to make sure everything is good to go when it comes time to sell.
Spring is a fantastic time for curb appeal. Take a tour of your front yard and devise a plan of attack. Neatened garden beds, a fresh coat of paint on the front door, and even a small outdoor seating area can all make a huge difference to your would-be buyers. As a Member of the Top 5 in Real Estate Network®, I have a wealth of real estate and homeownership information that may be of help to you. Feel free to contact me any time to learn more about this important information, and be sure to forward this article on to any friends or family that may be interested as well. The Board of Trustees of LMCC recently commissioned the Falcon Group to develop aCapital Reserve Replacement Fund Analysis for our community. This engineering firmoffers comprehensive engineering civil and structural consulting for communities suchas Smoke Rise and the Claridge House, as well as Lord and Taylor in our area. Thepurpose of this recently completed study was to outline the future capital expendituresnecessary for LMCC and help develop a sustainable method of funding those expenses.
For the first time, LMCC will establish a fund, which will stand apart from the dailyoperating budget of the Club. The state of NJ and communities around us stronglyrecommend such funds to preserve our infrastructure. It is both prudent and responsible.
The LMCC Board has created an independent task force, the Reserve Study Task Forceto review the findings and make recommendations on how best to proceed. This groupwill be comprised of volunteer community residents who will be developing ideas forpresentation to both the Board and membership. The first objective will be torecommend how best to establish a fund and determine how to replenish the fund onan annual basis. The group will explore all funding options, but is dedicated to exploreinternal funding to minimize membership participation.
The Reserve Task Force committee is dedicated to process being totally transparent. Wewill have initial recommendations to the Board completed by May 1. We will also holdnumerous town hall meetings and in home gatherings to present the plan and gathermember input. Our intention is to generate understanding of the program and havemembership approval for the annual meeting this November.
We all value our individual properties and are challenged with the preservation andimprovement of the common elements of LMCC. Be it through improved roads,Clubhouse renovations or additional membership activities and services- we all benefitfrom the enhancement of our community infrastructure.
We invite your input. Please email me at [email protected] orcomplete the Survey Monkey questionnaire that will be conducted in April.
