Jacksonville’s vacancy remains 7.7%Second Quarter Market Overview

The Jacksonville retail market did not experience much

change in market conditions in the second quarter

of 2014. The vacancy remained 7.7 percent in the

previous quarter. Net absorption was positive 86,058

square feet, and vacant sublease space decreased by

14,120 square feet. Quoted rental rates increased from

first quarter 2014 levels, ending at $12.47 per square

foot per year. A total of 8 retail buildings with 49,218

square feet of retail space were delivered to the market

in the quarter, with 251,498 square feet still under

construction.

Vacancy Rate The vacancy rate is a numerical value calculated as

the percentage of unoccupied space. Jacksonville’s

retail vacancy rate did not change in the second

quarter of 2014 ending the quarter at 7.7 percent.

Over the past four quarters, the market has seen an

overall decrease in the vacancy rate, with the rate

going from 8.1 percent in the third quarter of 2013,

to 7.5 percent at the end of the fourth quarter, 7.7

percent at the end of the first quarter of 2014, to 7.7

percent in the current quarter.

Jacksonville Retail Market Overview

Net Absorption Absorption measures the net change in occupied space.

Retail net absorption was slightly positive in the second

quarter of 2014 with positive 86,058 square feet absorbed

in the quarter. In first quarter of 2014, net absorption was

negative (148,975) square feet, while in fourth quarter of

2013 absorption came in at positive 536,022 square feet.

In third quarter of 2013, positive 58,039 square feet was

absorbed in the market.

Rental Rates Average quoted asking rental rates in the Jacksonville retail

market are up over previous quarter levels and down from their

levels four quarters ago. Quoted rents ended the second quarter

of 2014 at $12.47 per square foot per year. That compares to

$12.45 per square foot in the first quarter and $12.61 per square

foot at the end of the third quarter of 2013. This represents a 0.2

percent increase in rental rates in the current quarter and a 1.12

percent decrease from four quarters ago.

Inventory & ConstructionDuring the second quarter of 2014, eight buildings totaling

49,218 square feet were completed in the Jacksonville

retail market. Over the past four quarters, a total of

203,472 square feet of retail space has been built in

Jacksonville. In addition to the current quarter, nine

buildings with 48,881 square feet were completed in first

quarter of 2014, six buildings totaling 42,330 square feet

completed in fourth quarter of 2013 and 63,043 square

feet in nine buildings completed in third quarter.

Sales ActivityTallying retail building sales of 15,000 square feet or

larger, Jacksonville retail sales figures rose during the first

quarter of 2014 in terms of dollar volume compared to the

fourth quarter of 2013.

In the first quarter, seven retail transactions closed with a

total volume of $35,565,000. The seven buildings totaled

1,772,570 square feet and the average price per square

foot equated to $20.06. That compares to 12 transactions

totaling $29,472,600 in the fourth quarter of 2013. The total

square footage in the fourth quarter was 445,655 square

feet for an average price per square foot of $66.13.

Total retail center sales activity in 2014 was up compared

to 2013. In the first three months of 2014, the market

saw seven retail sales transactions with a total volume of

$35,565,000. The price per square foot averaged $20.06.

In the same first three months of 2013, the market posted

two transactions with a total volume of $6,900,000. The

price per square foot averaged $185.82.

One of the largest transactions to occur within the last four

quarters was the sale of Asbury Commons. This 55,273

square foot retail building sold for $8,300,000.
