SPECIFICATION NOTES

DIVISION 1 — GENERAL REQUIREMENTS

01010 SUMMARY OF WORK

A. Unless otherwise noted, "The Owner" refers to the persons, organization and/or business entering into an agreement with theContractor to execute the Work indicated in the Contract Documents. "The Landlord" refers to the person, organization and/ orbusiness that owns or is responsible for managing the property on which the Work is to be executed. The Contractor'sresponsibilities to each party are described in the specifications and documents below.

B. The "Work" includes Owner improvements to an existing tenant space and includes new partitions, finishes and modifications toHVAC, plumbing, electrical, and fire protection systems.

C. Owner-supplied items include:

1. Furniture2. Appliances3. Equipment4. Data and telephone cabling and equipment5. Security system and equipment6. Computer cabling and equipment

D. Permits and Inspections

1. The Contractor is responsible for obtaining all necessary permits required to perform the Work.

2. The Contractor is responsible for inspections required for the jurisdiction in which the Work is performed. Verify with localregulatory agency exact number, type and schedule of inspections required for the Work prior to commencing with the Work.

3. The Contractor shall provide the Owner with documentation and scheduling necessary for Occupancy Permit.

4. The Building Permit will be obtained by an agent of the Owner.

E. Contract Documents

1. The AIA “General Conditions of the Contract for Construction” AIA Document A201, 1997 edition, published by the AmericanInstitute of Architects, hereinafter referred to as “General Conditions”, is hereby made part of the Contract Documents, the sameas if bound herein.

2. The Contract Documents consist of the following:

a. Owner-Contractor Agreement ("The Contract")b. General Conditionsc. Drawings as dated in agreement ("The Drawings")d. Addendae. Modifications

3. The Contract Documents are instruments of service and shall remain the property of the Architect whether the project for whichthey are prepared is executed or not. The Contract Documents are not to be used by the Owner, Landlord or Tenant for otherprojects or extensions to the project nor are they to be modified in any manner whatsoever except by agreement in writing andwith appropriate compensation to the Architect.

01025 MEASUREMENT AND PAYMENT

A. Prior to commencing with the Work, the Contractor shall submit to the Architect the following information:

1. A Schedule of Values indicating the components of Work listed in sufficient detail to the satisfaction of the Architect and theOwner to serve as a basis for computing values for Applications for Payments during construction.

2. A construction schedule for the Work in bar chart form. This schedule will be used as the basis for evaluating progress of theWork and Applications for Payments.

B. The above schedule will be used as the basis for evaluating progress of the Work and Applications for Payments.

C. Applications for Payment shall use AIA Document G702. Applications are to be notarized and bear the signature of an authorizedofficer.

D. Only approved Change Orders are to be indicated on Applications for Payment.

01030 ALTERNATES AND UNIT PRICES

A. The Contractor shall provide pricing for all alternates indicated in the bid form.

B. The Contractor shall provide Unit Pricing for items identified in the bid form.

C. The Owner reserves the right to reduce or increase the total Scope of Work by accepting any of the Alternates or added/deleted UnitPrice items.

01035 SUBSTITUTIONS

A. The Contractor's bid shall be based on providing all specified items. Substitutions shall be considered only under the followingcircumstances:

1. The specified item is accompanied by the words "equal to". References to makes, brands, models, etc., is to establish type andquality desired.

2. The item is shown to have a prohibitively long lead time.

3. An item of equal appearance and equal or greater quality to the specified item can be provided at substantial savings to theOwner.

B. Substitutions shall be considered by the Architect for acceptance under the following procedure.

1. The Contractor shall make all requests for substitutions within seven (7) days of contract award.

2. The Architect requires seven (7) days for review of the Contractor's request for substitution.

3. The Contractor's request for substitution shall include product information and samples as deemed necessary by the Architect ofboth the specified item and proposed substitution. Characteristics of both products shall be clearly identified for the Architect'sevaluation.

01040 COORDINATION

A. Coordination with Base Building and other Building Tenants:

1. Exercise extreme care and precaution during construction of the Work. Schedule Work to minimize disturbances toadjacent spaces and/or structures and their occupants, property, public thoroughfares, etc.

The Contractor shall take precautions and be responsible for the safety of building occupants from construction procedures. TheContractor shall be responsible for any overtime costs incurred thereby.

2. The Contractor shall be required to meet all Landlord requirements for construction.

3. The Contractor shall coordinate with Landlord all Work required by the Tenant that occurs outside the Tenant space and is on orwithin the base building. The contractor is responsible for the installation and integrity of all penetrations required to the existingroof and for meeting all Landlord requirements.

4. The Contractor shall review the base building Contract Documents and shall comply with base building requirements and designcriteria.

5. Prior to drilling slab penetrations, the Contractor shall do the following:a. Clearly identify location of slab penetrations for Architect's review.b. Coordinate with existing conditions below slab to insure no conflicts with existing ductwork, sprinkler piping, ceiling

conditions, etc.b. X-ray proposed slab penetration locations to identify structural conflicts as required by Landlord.

B. Coordination with Owner- Supplied items:

1. Make necessary provisions for items to be furnished or installed by Owner as indicated on the drawings. Such provisionsinclude, but are not limited to, plumbing & electrical requirements.

2. Provide protection for Owner-supplied items until completion of the project.

3. The Contractor is to include the installation cost of Owner-supplied items unless otherwise noted.

4. Any ambiguity or need for clarification regarding scope of Work related to Owner-supplied items is to be reviewed with theArchitect prior to commencing with the Work.

5. Telephone and data work shall be coordinated by the Contractor with Owner's representative.

6. Security system work shall be coordinated by the Contractor with Owner's representative.

C. Cut and fit components for alteration of existing work and installation of new work. Patch disturbed areas to match adjacentmaterials and finishes.

D. Prior to construction, the Contractor shall verify that no conflicts exist in locations of any mechanical, telephone, electrical, plumbingand sprinkler equipment (to include piping, duct work, structural members and conduit) and that required clearances for installationand maintenance of above equipment are provided. Elements in conflict shall be determined and reviewed with Architect forresolution prior to construction.

E. Contractor shall order and schedule delivery of materials in ample time to avoid delays in construction. If an item is found to beunavailable or have a long lead time, the Contractor shall notify Architect within seven (7) days of contract award.

01060 REGULATORY REQUIREMENTS

A. The Work shall comply with applicable codes, amendments, rules, regulations, ordinances, laws, orders, approvals, etc., that arerequired by public authorities. In the event of conflict, the most stringent requirements shall govern. Requirements include, but arenot necessarily limited to, the currently applicable editions or publications of the following:

1. International Building Code 20002. DC Construction Code Supplement of 20033. International Mechanical Code 20004. International Plumbing Code 20005. International Fire Code 20006. NFPA National Electrical Code 1996

B. Install building standard fire extinguishers and cabinets where required by applicable codes as directed by the Architect (Provide andinstall any additional code-required fire extinguishers and cabinets where directed by code officials and/or the Architect).

01300 SUBMITTALS

A. Within seven (7) days of the contract award, the Contractor shall submit to the Architect a schedule of all submittals identifyingestimated date of submission. Submittals shall include but are not limited to:

1. Finishes2. Carpet seaming diagram3. Doors, frames, and hardware4. Glass5. Metals6. Millwork7. Equipment8. Appliances9. Mechanical equipment, diffusers, grilles, devices, etc.10. Electrical equipment, light fixtures, controls, devices, etc.11. Plumbing equipment, fixtures, devices, etc.12. Sprinkler plan

B. Preparation of submittals shall be as follows:

1. Submit one (1) reproducible copy and two (2) prints of each shop drawing.

2. For catalog cuts, brochures, and other standard printed or published product data, submit number of copies needed byContractor, plus two (2) copies to be retained by Architect.

3. The Contractor shall submit a minimum of three (3) samples of finishes. The Architect shall retain two (2) samples of finishes forrecord and return a minimum of one sample to Contractor.

C. The Contractor shall provide manufacturer's specifications, installation instructions, shop drawings and samples for review andapproval prior to ordering or proceeding with the Work. No construction shall proceed until submittals are approved.

D. Contractor shall allow five (5) working days for the Architect and Consultants to the Architect to review submittals. All submittals notreviewed directly by the Architect, but rather Consultants to the Architect, shall be submitted simultaneously to both the Architect andthe Consultant and shall be noted as such. The Contractor shall not proceed with work until both Architect and Consultant haveapproved the submittal. No extension of the contract time will be granted because of failure to provide submittals for the Architect'sreview or coordination in a timely fashion.

E. The Architect reserves the right to reject any and all items installed without prior review and approval by the Architect.

F. Refer to specified items for specific submittal requirements.

01400 QUALITY CONTROL

A. Dimensions and Tolerances:

1. Do not scale drawings; dimensions govern. Verify dimensions with field conditions. If discrepancies are discovered betweenfield conditions and drawings or between drawings, contact the Architect for resolution before proceeding.

2. Horizontal dimensions indicated are to/from finished face of construction, except as noted.

3. Vertical dimensions are from top of floor slab, except where noted to be from above finished floor (AFF), as measured from thehigh point of the slab. Contractor to notify the Architect when deviation is greater than allowed in note 4 below.

4. Floor Tolerance: The Contractor is to immediately verify slope and report any deviation over a 1/4 inch slope in 10 feet to theArchitect prior to commencing Work. The Contractor shall be responsible for leveling all areas to achieve a slope deviation ofless than 1/4 inch slope in 10 feet. The Contractor shall ensure an absolute level floor under all swinging and sliding doors.

5. Dimensions are not adjustable without approval of the Architect unless noted (±).

6. Dimensions indicated to be "clear' or "clr" shall be maintained. Any discrepancies or variations in these dimensions shall bereviewed with the Architect before beginning construction.

7. Any dimension noted "Verify" or "VIF" must be reviewed with the Architect before beginning construction.

8. The Contractor shall continuously check Architectural and structural clearances for accessibility of equipment and mechanicaland electrical systems. No allowance of any kind will be made for the Contractor's failure to foresee means of installingequipment into position inside structures.

B. Observation of Work:

1. The Architect, acting as the Owner's designated agent for design of this project, will exercise sole authority for determiningconformance of materials, equipment and systems with the intent of the design. Review and acceptance of items proposed byContractor for incorporation into the Work will be by the Architect. This function of the Architect will apply both to Contract asinitially signed, and to the changes to Contract by modification during progress of Work.

2. If at any time before commencement of Work, or during progress thereof, the Contractor's methods, equipment or appliances areinefficient or inappropriate for securing quality of Work, or rate of progress intended by Contract Documents, the Owner mayorder the Contractor to improve their quality or increase their efficiency. This will not relieve the Contractor of his sureties fromtheir obligations to secure quality of Work and rate of progress specified in contract.

C. Reference to Standards:

1. Materials and workmanship specified by reference to number symbol, to title of a specification such as commercial standards,federal specification, trade association standard, or other similar standard, shall comply with requirements in latest edition orrevision thereof and with any amendment or supplement thereto in effect on date of origin of this project's Contract Documents.Such standard, except as modified herein, shall have full force and effects as though printed in Contract Documents.

2. The Contractor shall waive "Common Practice" and "Common Usage" as construction criteria wherever details and ContractDocuments or governing codes, ordinances, etc., require greater quantity or better quality than common practice or commonusage would require.

D. Existing Conditions:

1. The Contractor shall be responsible for checking Contract Documents, field conditions, and dimensions for accuracy andconfirming that Work is buildable as shown before proceeding with construction. Clarification regarding any conflicts shall bereceived prior to related Work being started.

2. The Contractor shall notify the Owner in writing of any deficiencies in base building construction prior to the commencement ofthis Work. Any unreported deficiencies will become the responsibility of the Contractor to correct.

E. In the event of conflict between the Drawings and the Specifications, the Specifications shall govern. Detail drawings takeprecedence over drawings of larger scope. Should the Contractor at any time discover an error in a drawing or specification, or adiscrepancy or variation between drawings, or a discrepancy or variation between dimensions and measurements at site, or lack ofdimensions or other information, the Contractor shall not proceed with the Work affected until clarification has been made.

F. The Contractor shall coordinate and review the layout and exact location of the items listed below in the field prior to construction.Any conflicts that arise shall be brought to the Architects attention in writing for resolution prior to proceeding with construction:1. Partitions2. Doors3. Core drill locations4. Electrical/telephone outlets5. Thermostats6. Light switches7. Light fixtures8. Changes in ceiling plane, and other ceiling features9. VAV boxes, supplemental AC units and other mechanical, electrical, or plumbing items requiring ceiling access or affecting

ceiling height

G. The Contractor shall follow manufacturer's recommended specification & installation procedures. If these are contrary to theContract Documents, the Contractor shall notify the Architect, in writing, immediately, to resolve discrepancies prior to proceeding.

H. Only new items of recent manufacture, of the highest quality, free from defects, will be permitted on the Work. Rejected items shallbe removed immediately from the Work and replaced with items of the quality specified. Failure to remove rejected materials andequipment shall not relieve the Contractor from the responsibility for quality and character of items used nor from any other obligationimposed by the Contract.

I. The finished Work shall be firm, well anchored, in true alignment, plumb, level, with smooth, clean, uniform appearance withoutwaves, distortions, holes, marks, cracks, stains, or discoloration. Jointings shall be close fitting, neat and well scribed. The finishwork shall have no exposed unsightly anchors or fasteners and shall not present hazardous, unsafe corners. Work shall have theprovision for expansion, contraction, and shrinkage as necessary to prevent cracks, buckling and warping due to temperature andhumidity conditions.

J. Attachments, connections, or fastenings of any nature are to be properly and permanently secured in conformance with best practiceand the Contractor is responsible for improving them accordingly. The drawings show only special conditions to assist theContractor. They do not illustrate every such detail.

K. No Work defective in construction or quality or deficient in any requirements of drawings and specifications will be acceptable inconsequence of the Owner's or Architect's failure to discover or to point out defects or deficiencies during construction; nor will presenceof inspectors on Work relieve the Contractor from responsibility for securing quality and progress of Work as required by the Contract.Defective Work revealed within required time guarantees, as specified in the Contract, shall be replaced by Work conforming with the

intent of the Contract. No payment whether partial or final, shall be construed as an acceptance of defective Work or improper materials

01500 CONSTRUCTION FACILITIES AND TEMPORARY CONTROLS

A. The Contractor is responsible for and shall provide protection for any existing finishes including elevators, lobbies, stairs, and corridors of thebase building.

B. The Contractor shall protect existing base building window coverings.

C. The Contractor shall patch and repair fireproofing damaged or removed during performance of the Work. Fireproof new penetrationsrequired by the Work.

D. Debris shall be removed from the site on a daily basis. Upon completion of the Work, remove debris from the site created by the Workprovided under the Contract and leave areas clean.

E. The Contractor shall be required to maintain a job site telephone and fax machine.

01700 CONTRACT CLOSEOUT

A. When the Contractor considers that the Work is substantially complete, the Contractor shall prepare and submit to the Architect a list of itemsto be completed or corrected. The Architect shall visit the site to determine the status of completion and amend the Contractor's list asrequired. Upon the Contractor’s stated completion of the items listed to be completed or corrected, and prior to final payment, the Architectshall perform a final inspection of all items listed. Failure to complete listed items, as determined by the Architect, shall require additional sitevisits as needed by the Architect to determine final completion. The cost of any additional site visits shall be billed hourly based on theArchitects published hourly rates and shall be deducted from the Contractor's final payment.

B. The following items shall be submitted to the Owner by the Contractor before requesting final payment:

1. Complete release or waiver of liens — documentation shall be notarized and signed.

2. Certificates of inspection approvals for required occupancy permit and similar approvals or certifications by governing authorities,assuring the Owner's full access and use of completed Work.

3. A notebook containing warranties, bonds, guarantees, affidavits and certificates required by the Contract Documents. Include anyoperating and cleaning instructions for appliances, materials, finishes, systems and equipment installed as part of the Work.

C. Final Cleaning: Remove protective coatings, coverings, any tags, labels or other markings from materials fixtures and equipment. Cleanwall, floor and ceiling surfaces including trim, outlet and switch plates, windows, window sills, and window treatments. Clean plumbingfixtures to a sanitary condition.

DIVISION 2 — SITEWORK

02070 SELECTIVE DEMOLITION

A. Extent of demolition is indicated in the Drawings.

B. Protect finishes indicated to remain during demolition.

C. Following demolition, base building partitions should be cleaned and prepared for proposed tenant construction per review of Architect andthe Contractor. Surfaces indicated as existing to remain shall be restored to like-new condition. Surfaces indicated as existing to remain andto receive new finishes shall be properly prepared to receive indicated finishes.

D. Prior to demolition, the Contractor shall schedule a meeting with the Owner and the Architect to review all items to be salvaged. Salvageditems may not necessarily be indicated for reuse. Salvaged items may include:

• Millwork• Doors, frames, and hardware.• Lay-in ceiling panels and ceiling grid.• All glass entrance system components.• HVAC diffusers, grilles, equipment and controls• Electrical equipment, lighting fixtures and controls

E. Extent of items to be reused is indicated in the Contract Documents. Dispose of remaining items determined not to be salvaged in a safe,clean, manner and in accordance with local, state and federal regulations.

F. Make safe abandoned electrical conduits.

G. Terminate abandoned plumbing at entry to tenant space.

DIVISION 3 — CONCRETE

03500 CEMENTITIOUS DECKS AND TOPPINGS

A. Where leveling or patching of existing concrete floor is required either because surface of slab is not within required tolerance or becauseresurfacing is required for installation of specified finish, use a self-leveling cementitious topping as indicated below.

B. Acceptable Products:a. Ardex Inc. - K-15 Self-leveling Underlaymentb. W.R. Bonsal Co. - Self-leveling Underlayment

C. Surface Preparation:

1. Subfloors shall be solid, thoroughly cleaned, free from wax, grease, latex compounds, curing compounds, dust, and other similar foreignmatter.

2. Cracks and penetrations shall be patched to prevent seepage or leaking of topping.

3. Toppings shall not be applied over gypsum, asphalt, hot patches, waterbase adhesives, and most kinds of lightweight concrete.

4. Surfaces scheduled to receive underlayment topping shall be primed using a suitable primer, as recommended by underlaymentmanufacturer.

DIVISION 5 — METALS

05500 METAL FABRICATIONS

A. Submittals: Minimum of three (3) 3 1/2" x 12" samples of metals indicated in the finish schedule.

B. All cold rolled steel shall match Architects sample and be prepared in the following manner (this metal is highly reactive andmust be carefully cleaned and sealed. All work is to be performed while wearing rubber gloves or white cotton gloves to keepoils from hands away from metal):

1. Prepare surface with a light brushing to remove loose surface scale (leave most of scale on metal).

2. Clean carefully with an automotive metal conditioner (a degreasing agent). A clean rag must be used and changedfrequently to avoid accumulation of oil and grease on rag.

3. The metal is to be pickled.

4. Seal the metal with one mm thick of an matte finish automotive clear coat acrylic lacquer enamel.

5. All materials used must be approved by Architect prior to construction.

DIVISION 6 - WOODS AND PLASTICS

06200 FINISH CARPENTRY

A. Submittals:

1. Submit shop drawings and hardware catalog cuts of all millwork hardware for review by the Architect in accordance with therequirements of the Contract Documents. Shop drawings shall show the design and dimensions, and clearly indicate in large scale theconstruction of the various components, reinforcements, and all other pertinent data and information as required for construction. Anyvariation from the drawings must be clearly noted as a variation from the requirements. Fabrication of millwork shall not proceed untilshop drawings have been reviewed by the Architect.

2. The contractor shall submit a minimum of three (3) 12" x 12" samples of all millwork finishes (including stone and metal) for approval.The Architect shall retain two (2) samples of finishes for record and return a minimum of one sample to Contractor. In circumstances asappropriate, size of samples may be reduced if requested in writing by Contractor and approved by Architect prior to submission.Finishing of millwork shall not proceed until samples have been reviewed.

3. The Contractor shall provide the Architect with anticipated delivery date for all millwork. The Contractor shall continue to monitor inwriting the anticipated delivery dates until all finish materials have been received.

B. Verification of Existing Conditions:

1. Before proceeding with the millwork, the Contractor is to obtain field measurements, verify dimensions, and provide shop drawings anddetails to ensure an accurate fit. Any variance found in the field must be brought to the attention of the Architect prior to fabrication. It isthe responsibility of the Contractor to coordinate with the millwork subcontractor any revisions or clarifications issued by the Architect.

2. The Contractor shall provide field layout of all work and report any discrepancies to the Architect.

C. Execution of the Work:

1. The method of manufacturing, fabricating and installing millwork and equipment and its structural components defined in the ContractDocuments is representative and indicates design intent only. If the materials, details or dimensional properties are at variance with theContractor's or manufacturer's recommendations, alternate details will be considered for review when shop drawings are submitted inaccordance with the Contract Documents. It shall be the responsibility of the Contractor to guarantee that the millwork and equipmentwill have proper support, stability, and fault-free performance. All work shall conform to Architectural Woodwork Institute (AWI)standards for premium construction.

2. It is the intent of the Architect that the hardware represent the highest quality and lasting durability for its specific function. If, in theopinion of the Contractor, the hardware indicated on the drawings does not represent the above-stated intent, the Contractor shall notifythe Architect in writing with stated reasons and proposed substitutions.

3. Millwork indicated to have transparent finishes shall be constructed according to AWI standards for premium grade construction.

E. INSTALLATION

1. All-Glass Entrance System:a. Install all-glass entrance system in compliance with manufacturer's instructions.b. Use a method of attachment to structure to permit sufficient adjustment to accommodate construction

tolerances and irregularities.c. Fit, a lign, and adjust door assemblies plumb and level, to provide a smooth operation.

4. Millwork covered in wood veneer or plastic laminate shall be fabricated and assembled by skilled workmen to the complete satisfactionof the Architect. Reinforcing as required to ensure a rigid and secure assembly shall be provided, even if not detailed on the drawings.Exposed surfaces shall be free from dents, tool marks, warpage, buckle, glue and open joints. All joint corners and miter connectionsshall be made tightly so that threads are entirely concealed. All exposed laminate joints shall be shown on shop drawings and reviewedby the Architect.

5. For millwork indicating plastic laminate exterior finished surfaces, provide white (or black) melamine as the interior cabinet and drawersurface finish (unless otherwise noted in the Drawings and details).

6. Install millwork to be plumb, level, true and straight with no distortions. Shim as required using concealed shims.

7. Scribe and cut Work to fit adjoining Work and refinish cut surfaces or repair damaged finish at cuts. Provide clear sealant at all joints.

8. Anchor millwork to built-in blocking or directly attach to substrate. Secure to grounds, strapping and blocking with counter-sunk,concealed fasteners and blind nailing as required for a complete installation.

9. The Contractor shall be responsible for making certain that millwork items are not delivered until areas are sufficiently dry so that themillwork will not be damaged by excessive changes in moisture content. All delivered units shall match the final approved shopdrawings and samples. Units which are marred, chipped or otherwise damaged shall be repaired or replaced as determined by theArchitect. Units shall be protected during shipment and installation. After installation of units in their proper location, all protection shallbe removed and all surfaces thoroughly cleaned to the complete satisfaction of the Architect. Surfaces shall then be recovered andprotected.

10. Repair or replace damaged or defective millwork wherever deemed necessary. If millwork cannot be adequately repaired, it shall bereplaced to the satisfaction of the Architect.

11. All standing and running trim pieces shall be plain sawn hardwood Grade I lumber to meet AWI requirements for Premium Grade.

DIVISION 8 — DOORS AND WINDOWS

08100 STEEL DOORS AND FRAMES

A. Submittals

1. Shop Drawings:a. Submit shop drawings that show elevations of each door design, door construction details, and methods of assembling sections,

hardware locations, and installation methods, dimensions, and shapes of materials, anchorage and fastening methods, door frametypes and details, wall opening construction details, and finish requirements.

b. Indicate location of each unit in Project.c. Shop drawings submittal shall be coordinated with shop drawings submission of related portions of Work, such as:

B. Quality Assurance

1. Qualifications:a. Single Source Responsibility:

i.) To greatest extent possible, frames, anchors, etc. shall be products of a single manufacturer or items standard withmanufacturer of hollow metal products.

ii.) Provide secondary materials which are produced or are specifically recommended by hollow metal products manufacturer toensure compatibility.

2. Certifications:a. Fire doors shall bear labels approved by Underwriters Laboratories, Inc or Warnock Hersey International. Provide fire rated doors

with a label permanently attached to either hinge stile or to top rail, showing testing agency approval for classification scheduled.

C. Hollow Metal Doors

D. Fabrication

1. General Requirements:a. Wood doors shall be machined by manufacturer for cutouts, hinges, locks, and hardware needing routing and mortising. Rabbeting

needed to properly hang doors shall be performed by manufacturer prior to finishing.b. Doors may, at Contractor's option, be completely pre-fitted for all hardware by door manufacturer.

2. Flush Slab Doors:a. Vertical and horizontal edges of solid core doors shall be bonded to core and then abrasively planed before veneering to ensure

minimal telegraphing of core part through veneers.b. Provide doors with 1 3/4" (45 mm) minimum thickness, 2--ply stile and rail edges outer ply of same wood species as face veneer;

inner ply mill option.c. Glue lines between face and frame, and between plies of face shall be Type II rigid set adhesive.

E. Finishes

1. Painted Doors:a. Doors shall be factory primed for paint six sides. Sanding of prime coat shall be done in field just prior to application of field applied

paint.

F. Fabrication Tolerances

1. Size:a. Thickness: +/- 1/16" (1.5 mm)

ii.) Length: +/- 1/16" (1.5 mm)iii.) Standard Widths: +/- 1/16 (1.5 mm)iv.) Pre-fit widths: +/- 1/32" (0.8 mm)

b. Factory Hardware Preparation: Comply with tolerances indicated on hardware templates.c. Warp shall be measured as a distortion in door itself, and shall not refer to door in relation to frame or jamb in which it is hung.

Warp shall not exceed 1/4" (6 mm) in plane of door itself.

G. Installation

1. General Requirements:a. Hand doors to operate freely, but not loosely, and free from rattling when in latched position. Door shall be free from hinge bound

conditions, sticking or binding with hardware properly adjusted and in functioning order.b. Align doors to frame for proper fit and uniform clearance. Fit doors tightly against stops. Doors which are warped, twisted, or

which are not in true plane shall be removed and replaced at no additional cost to Owner.c. Trim door width by cutting equally on both jamb edges. Seal cut surfaces after fitting and matching.d. Trim door height by cutting equally from top and bottom edges to a maximum of 3/4". Seal cut surfaces after field cutting with oil

base paint, lacquer, or varnish.e. Surface mounted hardware items on solid core doors shall be applied with sheet metal screws in pilot drilled holes.f. Provide threaded-to-head wood screws for fastening hardware.g. Pilot holes shall be drilled for screws attaching hinges, lock hardware and other devices to wood doors. Pilot holes shall not exceed

90% of root diameter of screw.

2. Hanging Tolerances:a. Space between head and jamb and door shall be no more than 1/8" (3 mm).b. Doors shall not extend beyond 1/16" (1.5 mm) from face of jamb, nor more than 1/8" (3 mm) behind jamb face.c Diagonal Distortion (Warp): 1/4" (6 mm) maximum

i.) Tolerance shall be measured with a straight edge or taught string, corner to corner, over an imaginary 36" x 84" (900 mm x2100 mm) surface area.

H. Adjusting

1. Adjust and check each door to ensure proper operation and function.

2. Replace or rehang doors which are hinge bound and do not swing or operate freely. Replace or rehang doors which are warped,twisted, or which are not in true planes.

3. Replace prefinished doors damaged during installation.

SECTION 08450 - ALL-GLASS ENTRANCES

A. SUBMITTALS

1. Product Data:a. Submit manufacturer's literature describing products to be provided.

2. Shop Drawings:a. Submit shop drawings for systems. Show anchorage, field connections, and glazing for component parts and prepare coordination

details for entire system including framing and bracing to structure.b. Shop drawings shall show scale elevations and sections. Full size sections shall be shown only when needed for clarity.

3. Samples:a. Submit 2 samples of finished metal materials:

4. Install locksets, surface mounted closers, and trim after finishing of doors and frames is complete.

5. Verify keying requirements with Owner. Furnish 2 keys per lock with a maximum of 8 keys per keyed alike set.

6. Before final completion, adjust hardware so that doors operate in perfect order. Test and adjust hardware for quiet, smooth operation, freeof sticking, binding, or rattling. Adjust closers for proper, smooth operation.

7. At final completion, properly tag and identify keys and deliver to Owner.

DIVISION 9 — FINISHES

09000 GENERAL FINISH NOTES

A. Submittals:

1. The Contractor shall submit a minimum of three (3) 12" x 12" square samples of each scheduled finish for review by the Architect. TheArchitect shall retain two (2) samples of finishes for record and return a minimum of one sample to Contractor.

2. The Contractor shall advise the Architect of locations of changes in dye lots, batches or similar color shifts.

B. Quality Assurance:

1. Before proceeding with procurement of finishes, the Contractor shall field verify dimensions to assure that sufficient quantities ofmaterials are ordered to complete the work.

2. The Contractor shall refer to the Drawings for specific locations of finishes. Should the Contractor find any discrepancies, omissions,ambiguities or conflicts on the plans, the Contractor shall bring the item(s) to the attention of the Architect for direction, before orderingmaterials or proceeding with any work in question.

3. Finishes to be installed in strict accordance with the manufacturer's specifications and instructions and in a manner consistent with thehighest quality standards of workmanship.

4. Where there is a question as to the acceptable level of quality for the installation of any materials, the Architect shall act as mediator.

5. Upon receipt from the manufacturer, inspect materials for defects, flaws, shipping damage, correct color and pattern. Prior to beginningwork, damaged or wrong materials shall be returned to the manufacturer for immediate replacement to prevent delays in the completionof the work.

6. Compliance with the manufacturer's requirements for handling, storage, installation and protection is the exclusive responsibility of theContractor.

7. Finishes shall extend over, under and/or behind any item of built-in millwork, equipment, mirrors, etc., as indicated on the drawings.

09250 GYPSUM BOARD

A. General

1. The Contractor shall notify Architect of date for partition layout. Layout shall be reviewed by Architect prior to construction.

2. All gypsum board installation shall be done by a qualified installer with experience in commercial applications similar in scope to thisproject.

3. Gypsum board installation shall conform to ASTM C840, the recommendations of the Gypsum Association, the specificrecommendations of the manufacturer, and the requirements of the UL Fire Resistance Directory (at fire rated partitions)

4. At areas where existing partitions are indicated to remain, repair and prepare existing gypsum board surface to accept new finish.Quality of repaired and prepared surface of existing partition shall be equal to that of newly constructed partitions.

B. Metal Framing

1. Installation of metal framing for interior gypsum board shall conform to ASTM C754.

2. Metal stud gauge for partitions shall be 25 gauge minimum unless noted otherwise. Metal studs at fire rated partitions shall be 20 gaugeminimum.

3. Metal stud framing shall conform to ASTM C754 as follows:

1. Sound rated partitions shall conform to ASTM E497, Standard Practice for Installing Sound-Isolating Lightweight Partitions.

2. All Mechanical, Electrical, and Plumbing penetrations in sound rated partitions shall be sealed at their perimeter with approvedacoustical sealer.

E. Gypsum Board Finish Notes

1. Gypsum board shall be installed and finished to within 1/4" of floor slab.

2. All Gypsum board panel joints, joints to existing construction, edge trim, corner beads, and pre-formed reveals shall be tapped, beddedin joint compound, and sanded smooth with no visible joints. Provide proper backing for all reveals as recommended by manufacturer.

3. Outside corners of gypsum board shall have metal corner beads (screwed type), unless noted otherwise.

4. Metal edge trim shall match USG #200B series and shall be in sizes corresponding to gypsum board thickness.

5. Alignment of door heads and other critical horizontal elements shall be maintained at a constant level relative to the ceiling plane, andshall not follow variations in floor plane.

6. Partition types above door are to be same as the adjacent partitions unless noted otherwise.

7. Align face of partitions with face of adjacent column unless noted otherwise.

8. Provide additional studs as required to achieve outlet groupings. Coordinate with engineering drawings.

F. Blocking

1. Wood blocking shall be fire retardant treated (FRT). Install wood blocking as required in partitions at wall hung shelving, cabinets,artwork, toilet partitions and accessories, etc. Verify blocking requirements with millwork subcontractor and review with the Architect foracceptance prior to installation.

09300 TILE

A. Submittals

1. Tile samples indicating all sizes, shapes, and colors.

2. Grout color

B. Installation method

1. Floor surfaces: Tile Council of America installation # F113-96, dry-set mortar or latex-Portland cement mortar.

2. Vertical surfaces: Tile Council of America installation # W242-96, thin set organic adhesive.

C. Prepare the existing base building slab prior to installation of tile. All surfaces shall be sealed, sized or properly prepared per manufacturer'sspecifications and recommendations. The Contractor shall flash patch all uneven floor slab surfaces in order to provide a flat, smooth andcontinuous floor surface.

D. Install white marble threshold at doors that define transitions between ceramic tile and other floor finishes. Threshold shall be shaped tomeet ADA requirements.

09510 ACOUSTICAL CEILINGS

A. Submittals

Coordinate and fit ceiling components to grilles, lighting fixtures, and other related items. In determining location and spacing of

hangers and primary runners, take into consideration weight of grilles, light fixtures, etc., that are to be installed in conjunction withacoustical ceilings.

d. Provide stabilizer bars, clips, splices, and edge moldings needed for a complete installation.e. Hang grid system independent of walls, columns, ducts, pipes and conduit. Where carrying members are spliced, avoid visible

displacement of face plane of adjacent members.f. Where ducts or other equipment prevent regular spacing of hangers, reinforce nearest affected hangers and related carrying

channels to span extra distance.g. Do not support components on main runners or cross runners if weight causes total dead load to exceed maximum deflection

limitations. Support fixture loads by supplementary hangers located within 6" (150 mm) of each corner; or support componentsindependently.

h. Do not eccentrically load system, or produce rotation of runners.

2. Moldings and Trima. Install wall moldings at intersection of suspended ceiling and vertical surfaces, using longest practical lengths. Provide moldings at

junctions with other interruptions and as needed to cover edges of acoustical ceiling panels.b. Attach moldings and trims with screws spaced not more than 16" (400 mm) on center and within 3" (75 mm) of ends of each piece

being installed.c. Moldings and trim shall be level with suspension system and within tolerances specified for suspension system.d. Miter corners and align butt joints where wall moldings intersect to form tight, hairline joints.e. Face riveting of moldings and trim shall not be acceptable.

3. Tolerancesa. Deflection of grid components shall not exceed 1/360 of span.b. Variation from Flat and Level Surface: 1/8" (3 mm) in 10 feet (3000 mm) maximum.c. Variation from Plumb of Grid Members: 2 degrees maximum; caused by eccentric loads.

E. Adjusting and Cleaning

1. Follow grid system manufacturer's recommendations for methods and materials to clean and touch-up exposed components.

2. Replace components which are discolored or damaged in any way, in a manner which results in grid system showing no evidence ofreplacement work.

09650 RESILIENT FLOORING

A. Submittals:

1. Vinyl composition tile sample.

2. Black resilient transition/reducer strip (provided at changes in flooring).

3. Vinyl cove and straight base.

B. Prepare the existing, base building slab prior to installation of the scheduled flooring. All surfaces shall be sealed, sized or properly preparedper manufacturer's specifications and recommendations. The Contractor shall flash patch all uneven floor slab surfaces in order to provide aflat, smooth and continuous floor surface.

C. VCT shall be laid in straight grid (not basket weave) direction. Refer to drawings for color patterns and direction.

D. 2 1/2" cove base shall be used at all VCT locations. 2 1/2" straight base shall be used at carpet locations unless noted otherwise. TheContractor shall use inside and outside corners and end stops for all areas specified. Use roll goods only. No seam shall occur within 6" ofan outside corner.

E. Install black resilient transition/reducer strip between VCT and other floor finishes.

09680 CARPET

A. Submittals

1. Shop Drawings:a. Clearly indicate locations of seams, methods of joining seams, direction of carpet, type of adhesive to be used, method of

integrating resilient trim with carpet, and installation procedures.

2. Samples:a Submit a minimum of three samples of each carpet to be used, sufficiently sized to clearly indicate construction, but not less than

12" x 12".b. Submit samples, 12" long, of moldings and trims.

B. Project Conditions

1. Field measurements:a. Verify dimensions in field that may affect installation. Installer shall be responsible for accuracy of measurements of total yardage,

individual floor yardage requirements, dye lot yardage placement, extra yardage for pattern matching, and roll length requirements.

2. Surface Preparation:a. Clean floors of dust, dirt, solvents, oil, grease, paint, plaster, and other substances which could be detrimental to proper

performance of adhesive and carpet. Allow floors to thoroughly dry.b. Remove sub-floor ridges and bumps. Fill low spots, cracks, joints, holes, and other defects, using subfloor filler compatible with

carpet and adhesives.c. Use an approved cementitious filler to patch cracks, small holes, and for leveling. Do not use gypsum-based leveling and patching

materials.

C. Installation

1. General Requirements:a. Check matching of carpet before installing and ensure there is no visible variation between dye lots.b. Do not place heavy objects such as furniture on carpeted surfaces for a minimum of 24 hours or until adhesive has set.c. Entire carpet installation is to be laid tight and flat to subfloor, well fastened at edges, and present a uniform pleasing appearance.

Ensure a monolithic color, pattern and texture match within area.

2. Layout:a. Lay carpet on floors with pile in same direction of anticipated traffic. Do not change run of pile in one room.b. Fit carpet neatly and snugly around projections through floor and to walls and other vertical surfaces with no gaps.

3. Transitional Moldings and Trim:

a. Install resilient trim where carpet terminates at other floor coverings, or at carpet termination that does not abut a vertical surface.Use full length pieces only. Butt tight to vertical surfaces. Where splicing cannot be avoided, butt ends tight and flush.

D. Protection

1. If needed to protect finished installation from dirt or paint, or if additional work is to be done after installation, cover carpet with a non-staining building material paper. Plastic sheeting shall not be used over carpet installation.

2. Protect installation from rolling traffic by using sheets of hardboard or plywood in affected areas.

3. Traffic over adhesive applications shall be restricted for a minimum of 24 to 48 hours to allow proper adhesive cure.

4. Temperature of carpeted areas shall not fall below 50 degrees F, regardless of age of installation.

09715 STRETCHED FABRIC PANEL SYSTEM

SUBMITTALS

A. Product Data:

1. Submit manufacturer's literature describing products to be provided.

B. Shop Drawings:

1. Submit scaled shop drawings showing arrangement of panel joints, thickness, locations of seams, methods of joining seams, direction offabric, and other similar detailed information necessary to fully describe installation.

C. Samples:

1. Submit a minimum of 3 samples as follows:a. Each type mounting channelsb. Each type fabric facingc. Each type core material

2. Sample Size: 12" x 12” or 12" in length as appropriate to material

D. Quality Assurance Submittals:

1. Test Reports:a. Submit test reports for stretched fabric panel system prepared by an independent testing laboratory indicating full compliance with

both acoustical and fire resistance performance requirements.i) Fire ratings shall be for a complete assembly, including perimeter and intermediate longitudinal or butt joint framing extrusions,

core material, and fabric covering.b. Submit test reports for fabric covering prepared by an independent testing laboratory indicating compliance with specified fire

resistance performance requirements.

PROJECT CONDITIONS

A. Environmental Requirements:

1. Maintain ambient temperature and humidity within spaces to receive stretched fabric panel system at levels indicated for finalacceptance. Levels shall be maintained continuously from at least 48 hours prior installation until space is turned over to Owner.

MATERIALS

A. Stretched Fabric Panel System:

1. Stretched fabric panel system shall consist of continuous perimeter and mid-wall rigid polymer extrusions applied directly to substrate.Hinged type extrusions shall not be acceptable. Prefabricated panels do not satisfy intent of this specification.a. Panel Size: As indicated on Drawingsb. Edge Configuration: Squarec. Mid-Wall Configuration: Butt joint

2. Acceptable Product: Novawall

B. Core Materials:

1. Acoustical Core: Semi-rigid fiberglass boarda. Density: 6 pcf.b. Thickness: 1" [2"] [1/2"] nominalc. Noise Reduction Coefficient; determined by ASTM C423: 0.65 [0.95] [0.55] minimum

2. Tackable Core: Mineral fiberboarda. Density: 24 pcf.; ±2 pcf.b. Thickness: 1/2"

3. Fire Resistance: ASTM E84, NFPA 255, or UL 723a. Complete panel assembly, including framework, mid-wall support, mounting devices, core, and fabric shall have a Class A rating.

i) Flame Spread: 25 or lessii) Smoke Developed: Not to exceed 450

C. Fabric Facing:

1. Flammability: Class A; ASTM E84, NFPA 255, or UL 723

2. Selections: Refer to Schedule of Finishes

INSTALLATION

A. Stretched Fabric Panel System:

1. Install system in strict compliance with shop drawings and manufacturer's instructions.

2. Visible surfaces shall be fully covered and free from wrinkles, sags, blisters, and foreign matter.

3. Core materials shall be installed in a continuous manner, flush and level with framework. Core materials shall not telescope throughface of fabric.

4. Panel joints shall be tight, straight, true, plumb, and in proper relation to building lines without ripples, waviness, and "hourglass" effects.

5. Facing fabric shall be stretched over system, leaving fabric floating above core surface. Fabric facing application shall not utilizeadhesives, nails, tacks, screws, or tapes.

6. Install fabric with warp and weft threads plumb, level, and true. Patterns, textures, and grain of fabric shall be aligned and matched atseams. Throughout entire seam, join wall panels without distortion to geometry of fabric or pattern.

7. Seaming of fabric shall not be allowed.

8. System shall allow for removal and replacement of fabric facing from individual panels. Removal of fabric shall provide access tosurface behind fabric, without dismantling, removal, or replacement of mounting extrusions.

9. Provide FRT wood blocking behind fabric and flush with core material as required for attachments or artwork and as indicated ondrawings.

09900 PAINTING

A. Submittals

1. Provide a minimum of three 12” x 12” samples for each color and each finish indicated in the finish schedule.

B. Products

1. See finish schedule for manufacturers, colors and finishes.

C. Execution

1. General:a. Prior to paint application, the Contractor shall schedule a review of final paint color locations with the Architect in the field.b. See finish plan and interior elevations for specific locations of paint colors and finishes.c. Where paints of two different types or colors abut, the seam shall be on an inside corner only.d. Final coat of paint shall be roll applied at all GWB surfaces.

2. Preparation:a. Remove blistered, peeling and scaling paint or chalk deposits to sound substrates.b. Completely remove sealants or caulking.c. Dull glossy surfaces.d. At metal surfaces, remove rust, oil, grease and other contaminants harmful to painting. Sand clean and spot prime.e. At GWB surfaces; repair surface defects with joint compound, fill flush and sand smooth. Clean surfaces of dust, grease and dirt.f. At wood surfaces; sand smooth and remove dust. Countersink nails and fill nail holes, cracks and open joints with putty or wood

filler.

3. Application (unless noted otherwise):a. At GWB surfaces: One (1) primer coat: Vinyl acrylic primer sealer. Two (2) finish coats: Vinyl acrylic latex; eggshell finish @ walls, flat @ ceilings.

b. At interior wood surfaces to be painted: One (1) primer coat: Alkyd enamel underbody. Two (2) finish coats: Vinyl acrylic latex semi-gloss enamel.

c. At interior metal surfaces to be painted: One (1) primer coat: Rust-inhibiting alkyd primer. Two (2) finish coats: Alkyd gloss enamel.

4. Clean-up:a. The Contractor shall provide one final touch-up of paint surfaces after the Owner has moved into the space.

FABRICATION

A. General Requirements:

1. Shading system components shall be manufactured and assembled to allow for custom installation techniques to suit Project conditions.

2. Finished assemblies shall be, square, true to size and free from distortion, twist, or other defects that could effect their strength,operation or appearance.

3. Fabric shall be colorfast , and retain its shape, and shall not be affected by moisture or heat. Cut fabric to eliminate glare andreverberation from shining surfaces maintaining exterior view. Top of fabric shall be retained in recessed spline of shade roller; bottomof fabric shall be retained in extruded hem bar.

4. Fasteners shall be non-corrosive type, suitable for intended application.

B. Aluminum Fascia:

1. Fascias shall be custom designed closures to fit onto premoulded end mounting brackets without exposed fasteners.

D. Shade Fabric:

1. Top of fabric shall be retained in recessed spline of shade roller; bottom of fabric shall be retained in extruded hem bar, without exposedfasteners.

E. Hem Bar:

1. Bar shall be shaped steel profile, engineered to weight requirements, insert in welded hem bar pocket and closed ends, to maintainbottom of shade fabric straight and flat.

INSTALLATION

A. General requirements:

1. Make accurate measurements of site conditions before fabrication. Check layout of glazing framing sections, spans, and loadingcapabilities.

2. Shades shall be install by manufacturers' skilled installers in strict compliance with manufacturers' recommendations.

3. Shades shall be installed plumb, square, and rigidly coupled, adequately anchored. Maintain uniform clearances, accurate alignmentlevels and parallel installation with window plane.

4. Install tube with shade fabric already attached. Shade fabric shall be pre-measured and manufactured off-site.

5. Adjust shades and operating components as needed to ensure smooth and trouble free operation without binding. Fabric shall hang flatwithout buckling or distortion. Replace units or components which cannot be adjusted to hang properly or operate smoothly.

DIVISION 16 — ELECTRICAL(Note: Refer to engineering drawings for complete electrical specifications.)

16050 BASIC MATERIALS

A. Electrical receptacles shall be Decora by Leviton (800-323-8920). Color shall be black except for receptacles ondedicated circuits which shall be gray and isolated ground receptacles which shall be orange. Receptaclefaceplates shall be stainless steel with a satin or brushed finish.

B. Switches shall be Decora by Leviton (800-323-8920). Color shall be black. Switch faceplates shall be stainlesssteel with a satin or brushed finish.

J. Provide additional studs as required to achieve outlet groupings. Coordinate with engineering drawings.

K. Contractor to examine extent of existing partitions and report any discrepancies to Architect prior to thestart of construction.

L. Contractor to review condition of existing floor slab and determine best method for patching, repairing,filling, and sealing of slab in order to receive new floor finishes.

M. Dashed lines indicate lines of ceiling overhead.

N. Locate typical door opening 4" away from adjacent wall corner. Keep minimum 18" clearance from latch towall on pull side of all doors per ADA guidelines.

All lighting dimensions are from the center of the fixtures to finish face of partitions and from center of thefixtures to center of the fixtures.

Ceiling details are provided to illustrate design intent. General contractor to advise any alternativeconstruction details which may expedite construction schedule, pending Architect's approval.

The GC shall be responsible for electrical work to be done in strict accordance with applicable codes,regulations and requirements for the governing body having jurisdiction.

Refer to electrical dwgs for the following information: specification, power requirements, circuitry, switching,emergency lighting, location & type of exit sign, strobe & pulls.

Refer to mechanical drawings for air diffusers, returns, and tranfer ducts.

Any discrepancies with light fixtures, switches, thermostats, diffusers as to location between Architecturaland Engineering drawings or between the drawings and existing field conditions shall be clarified with theArchitect before proceeding with installation.

All multiple switch locations are to be ganged and installed with a single face plate. Cover plates shall notbe cut and butted together.
