Q.1 Will there be an addendum for the septic system? Need to know whether the

relocation will be by the county or by the contractor. A.1 The County is working to have the design, permitting and construction of this

work done independently from the awarded building contract. The building contractor would be responsible for coordinating with the septic contractor for installation of system.

Q.2 Are there any issues with using the existing water tanks? A.2 No Q.3 Where is the potable water coming from? A.3 Existing 4” well Q.4 Where will the material staging area be locate do site? A.4 SE corner, Refer to Red-line Attachment A0.01

Q.5 Who pays for permits? Who pays for the septic tank permit?

A.5 Contractor is responsible for securing the permits associated with the Building Construction

Q.6 When was the existing building built?

A.6 Property Appraiser Data indicates the structure was built in 1940

Q.7 Has there been a hazardous material survey?

A.7 Not at this time but the County has authorized one to be performed and will issue an addendum if the results are available prior to bid.

Q.8 Is there any septic tank work to be done or are we to use existing?

A.8 The County is working to have the design, permitting and construction of this work done independently from the awarded building contract. The building contractor would be responsible for coordinating with the septic contractor for installation of system.

Q.9 “R” panel color for roof and wall panels?

A.9 To be selected from the full range of MFG color options

Q.10 What "R" Value Insulation in roof & walls?

Q.11 The plans do not provide any information concerning a new septic system. What

is your intent for a system and the inlet elevations. A.11 The County is working to have the design, permitting and construction of this

work done independently from the awarded building contract. The building contractor would be responsible for coordinating with the septic contractor for installation of system.

Q.12. Please provide the floor elevation to insure fall for the building sewer drain. A.12 F.F.E 69.0, Refer to Civil Sheet C4 Q.13 The water tank gets its power from the building to be demolished. Will the

county resolve this, if not please provide the amperage, voltage and location to supply power.

A.13 The County is in the process of moving the power supply prior to this work beginning.

Q.14 There is a indication the red iron is to be painted. Please provide clarification

and specification to provide this? A.14 Please refer to Specification Section 99123, page 5, 3.2 Preparation, 99123, page

9, 3.6 Interior Painting, D., 5 Water Based Light Industrial Coatings Q.15 The volatility of the market has the Metal building manufacture in a position

they cannot insure the building cost for more than five days. Will the county provide a measure to renegotiate the building cost after the time period.

A.15 Bid Bond requires that the Contractor hold their pricing for 14 days. We assume

the MFG’s will hold pricing for the 14 days the bidders who submit. Refer to Question 16 below.

Q.16 Metal building manufactures require a 10 to 20 % deposit to put the building in production. The balance due when delivered. The county will provide these funds when requested or will the county purchase directly, also saving the taxes?

A.16 The County acknowledges current volatility of construction materials.

Contractor will submit with their bid the minimum cost required, by the Pre-engineered Metal Building (PEMB) Manufacturer, the price for putting the building in production and the required percentage, on PMB Letterhead. The County will make all efforts to provide the selected bidder that ‘Up Front Cost’ to secure the building production and secure the building pricing submitted. Efforts will be made to provide this payment within 14 to 21 days for selection.

Q.17 Has there been a asbestos and or lead presence survey for demolition? A.17 Not at this time but the County has authorized one to be performed and will

issue an addendum if the results are available prior to bid. Q.18. There is no available cell phone service for this area. Can the county provide a

phone land line for the contractor use? A.18 There is a land line on-site that the contractors may use during construction for

emergencies and general use.

Q.19 Please provide calcification to the following: Framing

Sheet A4.02 indicates 5/8' drywall to the back of exterior framed wall Sheet S2.1 note A/S2.1 indicates 1/2" plywood sheathing at exterior framed wall. Sheet S2.3 note J/S-2.3 indicates 1/2" plywood sheathing @ exterior framed wall.

Q.20 Please provide calcification to the following:

Foundation/ slab Sheet S1.3 refers to detail D/S2. Detail D/S2.1 is for a interior wall foundation please provide the detail desired.

Q21. Looking through the documents we do not find a reference to Builders Risk,

Insurance. Will the county provide this coverage. A.21 Contractor is expected to Provide: Builder Risk Bid Bond Performance Bond Q.22 There are several discrepancies as to warranties. We will as stated provide for all

products and performance, industry standard, a one year warranty, unless otherwise advised.

A.22 Contractor is responsible for providing the standard 12-month Warrantee on their work and any standard MFG Warrantees on products and materials. Contractor Warrantees and MFG Warrantees should be provided at the completion of the project prior to final payment. Documents should be bound in a 3-ring binder for submission to the County.

Q.23 Electrical questions asked of the Electrical Engineer. A.23 Refer to Attachment

Item I: Reference sheet E0.0 I; In response to inquiry and equipment data submitted by bidder, the following equipment is approved for use on this project: • Generac #SD040 Generator, configured with options and accessories per !ans (enclosure,

base tank, battery charger, block heater, etc.) • Generac #TX301 Series Transfer Switch (configured per plans)

Item 2: Reference sheet El.01; Contractor is to provide generator remote annunciator, t I

be installed adjacent to fire alarm remote annunciator at room "Entry 01." Provide all cabling, raceways, etc. for a complete and operational system.
